When a previously owned property was sold for less than what was owed (short sale), borrowers are considered eligible for a FHA insured mortgage if, as of the loan application date, all mortgage and installment debt payments were made within the month due for the twelve months preceding the short sale. I have been doing short sales for the past 4 years and I have seen the timeframes reduce and the amount of approvals increase with Bank of America.
I can remember just a year ago, I was hearing agents say "I won't take a short sale listing if the loan is with BofA". I decided not to listen to them and kept doing them and now they are running like wildfire. I got one approval from BofA in 15 days, wow, I was impressed.

Unless extended, the Mortgage Forgiveness Debt Ace is set to expire the end of 2012. There is no guarantee that the act will be extended into 2013. Bottom Line, if you are thinking of doing a short sale, now is the time to act.

Got this Report today,  I was SHOCKED that California was #1.....OK...not really!!!  I found this report very interesting in breaking down the type of fraud that's been happening in getting mortgage loans.   At this point, there's no good in placing blame...it's time to clean up this mess and move forward and as long as we learn something from all this, we are moving in the right direction!

Short Sales, they are changing…….again!

I have been listing and negotiating short sales for past 4 years, and one thing for sure...banks and investors keep changing their minds and each file is like doing your 1st one…each one different and no one works the same, even if it’s the same lender and same investor.

I called on a lender today to get an update on several of my files and spoke to an asset manager whom I have worked with on past files and we ended up having a very nice conversation.
