LEMONS and SUGAR , A Lexington SC Tale - 08/28/08 10:33 AM
LEMONS and SUGAR This should probably be taped to your bathroom mirror where one could read it every day. You may not realize it, but it's 100% true. 1. There are at least two people in this world that you would die for. 2. At least 15 people in this world                                                           love you in some way. 3. The only reason anyone would ever hate you is because they want to be just like you. 4. A smile from you can bring happiness to anyone, even if they don't like you. 5. Every night, SOMEONE thinks about you before they go to … (8 comments)

I regularly get lists of Lexington SC homes for sale from investors that want to sell quickly. Most of them at 60% or 70% of the true appraised value.
Most but not all of these home will need some work so they are perfect for the do it your selfers. Most will qualify for a 203K loan to borrow the money to help fix it up.
But they … (3 comments)

South Carolina DEER SEASON opens August 15 - 08/12/08 01:17 PM
Wow can you imagine hunting in 94 degrees. South Carolina has the longest deer season in the nation in the 28 lower counties. Season is open from August 15 to January 1 every year. Lexington County is one of the open counties for August 15. Its a time honored tradition for the southern gentleman to take this day to have fellowship with his fellow hunters. Some counties take the whole day off and school attendance is low as the hunting fellowship bounds.

The Sweet Smell of a Sale - 08/12/08 07:04 AM
Scents and aromas can have a dramatic impact on people's emotions, otherwise, there wouldn't be a multi-billion-dollar fragrance industry!
Don't ignore the power of fragrance when showing your home. Smoke, pet odors, and cooking smells can each dramatically impact how potential buyers feel about your house.
If your potential buyers never form an emotional connection to your home, chances are that they will remain just that - potential buyers.

Don't allow smoking in your house for weeks leading up to showing it, find a pet-sitter for a few days, and clean, clean, clean!
Once you've removed any aromas that might … (1 comments)

Is a picture really worth a thousand words???? - 08/08/08 07:33 AM

No, you're eyes are not playing tricks on you, that is a pad lock on the sign.
An agent in my office has a listing directly across the street from this home. Can you imagine what her clients must be thinking when they see this? I certainly would be thinking twice about moving into an area where the homeowner felt the need to pad lock a $30 For Rent sign to the tree. What were they thinking????

Do we really shop home builders the same way we do cars or even cell phones? - 08/05/08 08:29 AM
Do we really shop home builders the same way we do cars or even cell phones?
While showing homes this weekend in Lexington SC I happened to be in a new home community that I had not visited before as it is not located in an area that I generally do most of my business. With a price range of $135,000 to $160,000 I was blown away by what this builder offered as STANDARD on his homes.
 FULLY sodded yard
Sprinkler system for ENTIRE yard AND on a timer
FINISHED garage, not just sheetrock, but fully painted and with MOLDING

Lexington County paving the Way...Dirt Road Solution? - 08/04/08 05:04 PM
Lexington County hopes to save money and pave more miles with an new alternative paving method.

If the plan translates into savings the county could double or triple the amount of dirt roads it paved last year. We currently pay to maintain about 700 miles of dirt road.
The new method would cause narrower and rougher streets than traditional paving but would be better than that Old dirt road!
The new road method is done by scattering three thin alternating layers of liquid asphalt and small rock. Using larger stones on the bottom and smaller up top.
