A short post, but an important one.

 

I wanted to thank the NHAR president Jim Lyons for sending out an email to NH agents about the New Hampshrie REALTORS® Disaster Assistance Foundation.

 

With the recent storms that hit our great granite state, there may be some real need for this foundation.  It is set up to offer financial assistance and it focuses on emergency housing and other immediate needs.  So if you know of someone here in NH that was hit hard by flooding or storm damage and is in dire need of a home, or assistantce, just let a NH realtor know!  Hopefully we can help!

American Independence Museum, Exeter New Hampshire Attraction

real estate Step back in time and come visit the Exeter, NH American Independence Museum. Housed in antique New England buildings, this museum offers the stories of the brave people who founded this great land. You can take tours of the Ladd-Gilman House which is a National Landmark Property. Guided tours run Wed-Sat from 10am to 4pm with the last tour starting at 3. And... Although it is still under construction there is also The Folsom Tavern, which will open in 2007. This great old tavern was once the heart of the Exeter NH political scene during Revolutionary days. The Tavern was recently relocated and now sits right down on Water Street in downtown Exeter.

According to the website for the Museum:
"Exhibits in the Ladd-Gilman House highlight the Society of the Cincinnati, the nation's oldest veterans' society, and its first president, George Washington. Among the museum''s permanent collection of documents chronicling the nation's founding are an original Dunlap Broadside of the Declaration of Independence and early drafts of the U.S. Constitution. View these fascinating documents during the museum''s annual American Independence Festival. Permanent collections include American furnishings, ceramics, silver, textiles and military ephemera."


It is well worth a visit to our great museum and to downtown Exeter!

Recently, while performing a comparative market analysis here in the New Hampshire seacoast to let some potential sellers know the best price range for their house, the question came up of what they might do to raise the value of their home before placing it on the market. In particular, this couple had already performed a beautiful kitchen remodel, but were wondering about other options.

It turns out that they had done themselves a favor with the kitchen remodel--here in the east, sellers are likely to recoup quite a bit of the costs associated with a kitchen remodel, and it gave their 1930s cape a great combination of character and modern convenience. However, during this market, it may pay to stop there. With both home-sale and remodeling activity at record levels in the last five to six years, some cooling is inevitable. Indications are that the current downturn represents a return to “normal” levels. 

Traditionally, kitchens and baths are the way to go for the interior -- but it is no surprise that as prices for most remodeling projects continue to climb, the recoup value of improvements at resale is declining along with a slowing market, according to the latest report from Realtor Magazine. At the end of 2006 they released their annual Cost vs. Value Report in conjunction with Remodeling Magazine. This report offers a city by city comparison to let you know which home remodeling projects provide the best return for your investment in your particular real estate market.
