Talk About Taking the Bull by the Horns! Trump Responds to the few Foreclosures in TRUMP TOWER LAS VEGAS by Drastically Lowering Prices on Remaining Inventory! - 01/12/10 10:43 PM
No one could questions that Donald Trump has his ears to the ground in all markets in which he is involved.  To date, there have been 3 foreclosure condos listed in our Greater LAS VEGAS MLS in Trump Tower. All of them have been new to market within the last month or so.  How did The Donald respond to them?  By Drastically reducing prices on all remaining inventory.  How Much?  As much as 50%!

What a way to start 2010!  The first one bedroom Las Vegas hotel-condo foreclosure listing ever in Trump Towers Las Vegas has come to market yesterday.  Located on the 21st floor and facing due south - with views up the Las Vegas Strip - this luxury high rise condo hotel is priced at $ 349,900.  CASH ONLY Please.
The seller paid $1,100,000. Talk about declining values.  The big question will be to see if Trump will price any of the remaining inventory at this level.  I expect this 900+ sq. ft. unit could receive multiple offers this week.

Foreclosures Weigh on Home Appraisals - Especially in Las Vegas Strip High Rise Condos - 01/03/10 04:14 PM
Appraisals can be skewed downwards by foreclosure listings, and that does not bode well for a really accurate view of the market.  For example, Turnberry Place, one of the most exclusive high rise enclaves in Las Vegas, has been very hard hit in drastically declining values.  Many units have had their views blocked by the construction of the new Fontainbleau Hotel.  This has been a case of functional obsolescence - any sellers who have been unable to sell their million dollar plus units for 50 cents on the dollar - have walked away from their loans - and these units have appeared on … (0 comments)
