Considering the devastating price declines, there is still potential for Las Vegas real estate buyers and investors to get in at very low pricing levels as well as to buy a brand new home or condo in Las Vegas at bargain prices on a per sq. ft. basis.

High rise condos such as the MARTIN are seeing a very strong sales velocity with 17 units sold and in escrow in the month of October 2012. These condos within walking distance of MGM CityCenter are selling below reroduction cost and offer buyers a chance to get a slice of the Las Vegas Luxury Real Estate Pie at affordable levels. We have no crystal ball, but all sales data points to rising prices and and a rosier future.

While prices are increasing, verifying that a market bottom is in, sales volume is down. We attribute this to the very low inventory levels, fewer foreclosures, and buyer frustration due to the multiple offer scenarios that are commonplace.

As far as the high rise condominium market sector is concerned, there were 62 sales reported in the Las Vegas MLS, with the majority of them being in three buildings: Trump Las Vegas, Mgm Signature, ( both of which are condo hotels and must be cash only purchases) and The Martin, Las Vegas' best selling residential high rise tower.

The statistics from the MLS do not include the brand new home sales in Las Vegas and Henderson sales data. What we are experiencing in this market sector is a lack of standing inventory and sales that have picked up significantly, as real estate buyers and investors are seeing the gap between price per square foot on foreclosures and short sales versus brand new homes close.

Las Vegas has developed around the tourism industry and the bulk of real estate that has a Las Vegas Boulevard address consists of hotels as that is what zoning dictates. The two exceptions to this strict zoning rule are SKY LAS VEGAS condos located at 2700 Las Vegas Boulevard South and CityCenter by MGM.

CityCenter consists of Aria (hotel), Vdara ( hotel condos thatnever sold well are being rented as hotel rooms and no longer offered for Sale), The Harmon (the subject of some alleged construction defects and soon to be demolished), Veer Towers, 2 elegant slanting residential condo towers and The Mandarin Oriental Hotel with the very exclusive Residence Condos on top.

What this means is that for those seeking a residential condo on the Strip, with the prestige that a Las Vegas Boulevard address carries, choices are limited to VEER, THE MANDARIN, and SKY on the north end.

MGM is looking to sell the remaining inventory in Mandarin and VEER. Rumor has it that the unsold studios and 1 bedroom at VEER EAST AND VEER WEST are in the process of being bulked up and sold in such a transaction. As MGM Preferred Agents, we have no specific knowledge of who the buyer may be, but we were told that these units have been pulled out of inventory and our phones have been ringing with calls from CITYCENTER VEER TOWERS renters telling us they need to relocate because they have been given notice to move due to a sale of their unit. So many calls from so many renters, all looking to vacate, all who have received notice from MGM that their units have sold, leads us to that conclusion. To date, there has been no offical announcement of a bulk sale at VEER.

If the sale does come to fruition, we are down to a few remaining 2 bedroom condos at VEER, SKY LAS VEGAS, and The Mandarin Condos as far as available residential condos on the Strip are concerned.

There is no venue as unique at the condos atop the Mandarin Oriental Las Vegas because these condos are purely residential and yet owners can have all the conveniences of one of Las Vegas prime resort hotels and spas at their fingertips, not to mention all the shopping available at The Crystals Shopping Center in City Center.

MGM is wheeling and dealing and these ultra luxury condos have been reduced 30% and then another 15% in price from the origianl sales price and MGM is offering further incentives that can be structured in a variety of ways that equate to an additional 15% reduction. Recent sales show that these luxury condos have sold this Summer (2012) for under $1000 psf. which is down from an average of $1500+ psf. There may be additional wiggle room especially in the grey shell penthouses.

In years to come, as we hopefully come into better economic times, these very rare and unique luxury condos located right on the Vegas Strip, in the heart of the best and most valuable real estate that Las Vegas has to offer, THE STRIP, may be an extremely valuable asset for any portfolio. What can be better than a tangible asset, with good upside appreciation potential, on a World Famous Street, that you can use and enjoy a lifestyle that is second to none in an urban environment?

The Exciting World of Las Vegas Strip Real Estate in the High Rise Condo sector is vibrant and all market trends are signaling the bottom is in. Whether we are heading up the right side of a parabolic curve, or a middle leg of a W curve remains to be seen in this election year.

THE MARTIN Condos in Las Vegas are housed in a 45 story blue glass high rise tower located just across the I-15 freeway and adjacent to The Harmon Overpass. Having completed a $3 million dollar renovation, sales velocity has been signficant and could be a harbinger of good thing to come for Las Vegas Strip Area real estate. The Martin has sold about 30 luxury condos in 45 days, with 10 closings in July. The Stark Team represented buyers in the purchase of upwards of $1 million dollars of Martin Condos Sales in July on high floors. High Floor Luxury Condos with right on Strip Views are a rare commodity and the price per square foot that these condominiums are now selling for is below reproduction cost.

What is fueling the sales velocity at THE MARTIN? Firstly, The remodel has finished and the photos below will show you some of the results. Secondly, The Martin has one of the lowest HOA dues structure of any high rise condo building in Las Vegas at about 50 cents psf/month. Nextly, resale inventory in other high rise condos along the Strip Corridor in quite thin, and the sister towers next door, Panorama Towers 1 and 2 were the subject of a construction defect lawsuit that has been settled and the condos there will be renovated by the HOA to address any issues uncovered in the lawsuit. Buyers of Panorama Towers will need to do a good job of Due Diligence and go into a purchase there with eyes wide open. It is easier to Buy A Brand New never Lived in Condo, avoid the hassle, & pay lower HOA dues!

Happy New Year! Wow, business was really busy towards the end of the year and 2012 has started off with a bang! Selling Las Vegas Strip Condos really is something! I get to see beautiful units daily and some of the deals in the Las Vegas High Rise market are INCREDIBLE!! Depsite what the media says about Las Vegas Real Estate, they don't have their ear to the ground like we do. The market is brisk and inventory levels are quite low. A lot of the Las Vegas High Rise Foreclosures and Las Vegas High Rise Short Sales have been absorbed, and if one or two come on the market here and there, expect there to be multiple offers. However, we are seeing more traditional sales which are still price competitive and are often times easier to deal with. We just listed a GORGEOUS unit in Panorama Towers on the 8th floor for $349,000. It is a corner unit - 1582 sq.ft 2 BR/2BA with floor to ceiling glass, dual balconies and sweeping wraparound views. These units use to be priced at $800,000 and up! What a DEAL! Did you know Panorama Towers is a 5 minute walk across the Harmon overpass to CityCenter, AND that they have car service for the residents in addition to all the other wonderful amenities?!
