Gas supplies are improving in the Piedmont Triad area - 09/30/08 11:22 AM
We read an article today about the gas supply....gas shipments this past weekend has eased the immediate crunch, and the outlook for the next few weeks looks better. A lot of supply came into the Carolinas from the pipeline over the weekend. Several Gulf Coast refineries have come back online in recent days, two are still shut down and those online are not running at full capacity. For now, although more deliveries are being made, they aren't necessarily full loads, and some stations might continue to see shortages. A return to normal likely will take another week to 10 days. Sellers - Interpreting feedback from buyers and showing agents - 09/27/08 04:49 PM
In most cases......... When an agent says: the buyer thought your home was too small. The agent means: the buyer found larger homes for same or better price. When an agent says: the buyer liked your home but bought another one. The agent means: the buyer found another home that they felt was a better value. When an agent says: the buyer liked your home but bought a new home. The agent means: the buyer could buy a new home for about the same price you are asking for yours. When an agent says: the buyer did not like the carpet … (0 comments)

For Sellers - understanding the real estate market - 09/27/08 08:04 AM
According the NAR (National Association of Realtors), in a normal market, you should get 1-2 showings a week. If your home is priced correctly, you should get 1 offer for every 6-7 showings. 1. If your home is not being shown, it means that buyers think your price is too high and they are choosing to look at other homes. 2. If your home is being shown, but you are not getting offers, it means the buyers are finding nicer homes for the money. Your asking price is too high. 3. If your home is in the running, but the buyers … (0 comments)

Just curious if you have radon gas problems in your area, within the NC Piedmont Triad area, we see minimal radon gas cases. Mostly in basement homes and overall less than 5%. We did see recently 2 lower level condo units on slab come up with readings above 4.0 which was a first for us. The highest radon gas reading we encountered was 17, but a radon mitigation system fixed the problem. What is radon gas? - Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to … (1 comments)

Sellers - if your real estate agent is hosting an open house for you - follow these tips - 09/21/08 08:42 AM
Having an open house means inviting your home and family to strangers. Don't assume that every person who visits your home is a potential homebuyer. Take security seriously. Here are some common security measures that can keep you and your family safe while enhancing your home's marketability: 1. Remove personal items such as family photographs, your children's artwork, calendars that include daily routines and other items that may reveal the names of your family members or everyday life. Home owners usually clutter the outside of refrigerators with their personal items, removing or packing away these items will not only enhance your … (1 comments)

Update on beltway around Winston Salem - delays? - 09/21/08 08:13 AM
Just read this article from the newspaper........NC State transportation officials have delayed acquiring right of way for the eastern section of the Northern Beltway because two activist groups have filed a lawsuit over the project. The lawsuit alleges that state and federal highway officials violated state and federal laws in conducting their environmental-impact studies. It asks a federal judge to issue an injunction to stop the project until state and federal officials comply with the laws. Nine years ago, a similar lawsuit helped delay construction on the highway's western section. An attorney for the N.C. Alliance for Transportation Reform Inc. and … (0 comments)

Just read an article today.....Effective Nov 1, 2008, the NC car inspection sticker is no longer needed. The NC Division of Motor Vehicles will phase them out by switching to electronic monitoring and linking annual inspections to each car's yearly registration renewal. No car's registration will be renewed without proof of a recent inspection in DMV's computer files, said Marge Howell of the state Division of Motor Vehicles. "After Nov. 1, your next inspection will begin to align with your registration renewal," Howell said. The inspection fee also will increase: Starting next month, it will rise from $9.10 to $13.60. When selling in a slow market..........You have two choices. 1. Lower your price
Price your home below that of your competition for the same amenities, size, etc. or 2. Make your home more desirable
To do this, you need to have a home with the right atmosphere and looks. There is nothing more important when it comes to selling your home, than to have one which has a strong emotional appeal to buyers. Properly staging your home will create this emotional appeal. Research shows that well staged homes sell approximately 32% faster than non-staged homes. Click here to -> Join ActiveRain … (1 comments)

1. Look at your homes exterior, think if your a buyer ...... keep the grass cut, rake the grass clippings, trim the shrubs, make sure the porch is clutter free and inviting, edge the sideway and driveway. During the fall season, rake the leaves, get rid of obstacles to the front door. Remember - FIRST impression! 2. Shift in advertising homes in the newspaper - 09/12/08 06:59 AM
I just read an article in a NC Realtor magazine. It claims that the Los Angeles Times newspaper has ended publication of its weekly real estate section. The newspaper managers have begun to carry out the largest staff and production cuts in the paper's history because of the continuing slide in advertising revenue. So many buyers are now searching on the internet for homes, the paper is almost becoming obsolete for real estate. The article states the only reason some agents advertise the homes in the newspaper is they wanted their sellers to feel good when they open the morning newspaper. … (2 comments)

Takeover of Fannie Mae, Freddie Mac to Bring Short Term Benefits to Home Buyers. The federal government’s takeover of secondary mortgage giants Fannie Mae and Freddie Mac should, at a minimum, benefit home buyers in the short term, according to the National Association of REALTORS®. For example, a sample of mortgage lenders recently said that rates dropped 3/8 of a point within 24 hours of the announcement, and an additional drop is expected before week’s end.
