While have not seen anything official yet, just wanted to give a heads up about tighter restrictions on FHA loans.  The good news is that at this time, it appears the 3.5% downpayment will remain in tact, which is wonderful for our market.  The Federal Housing Administration (FHA), which is supporting the housing market by insuring thousands of new mortgages every day, is expected to announce that it is tightening standards.Borrowers who get a FHA insured loan will soon have to pay a higher initial insurance premium. Sellers......this is the time to put your home on the market...... why you ask? 
It is driven by the tax credit........... the tax credit is for first time home buyers and also repeat home buyers that have lived in a previous primary residence for 5 years in the past 8 years.
Buyers have till 4/30/2010 to find a home and to go under contract ...... then purchase by 7/1/2010.  So it would be in the home sellers best interest to have their home on the market now for those buyers to choose from.

What happens after the home buyer tax credit expires on 4/30/2010 ? - 01/12/10 09:49 AM
Lots of speculation and predictions are stirring regarding what will happen to the housing market after the 1st time and repeat home buyer tax credit expires on 4/30/2010.
When the original 1st time home buyer tax credit was set to expire 11/30/2009, closed sales definitely were above average for the month of Nov 2009.
We do predict home sales will be good through July 1, 2010, but after that, not really sure.  Unemployment is predicted not to improve and another batch of foreclosures are suppose to hit the housing market.

Quick Tip - One solution to get rid of popcorn ceiling stains - 01/09/10 07:35 AM
We all know of those unpleasant popcorn ceiling stains caused by old leaks.  We personally had popcorn ceiling stains and decided to try a product called Kilz Upshot.  It comes in a spray can, we bought it at Lowes Home Improvement.
Shake the can, hold about 12 inches away, apply a couple thin coats, wait for it to dry, repeat the thin coats again.  The color is aged and it blends in very well, I cannot tell where the stains were.  It does leave a powdery residue powder on the surfaces below, so put down plastic or newspaper for cleanup.
