mls: Good News For Fresno Homeowners - 01/17/13 03:20 AM

The latest stats from the California Association of Realtors show prices of Fresno homes in December rose 6.3% in month-over-month sales  (meaning December sales prices were 6.3% higher on average than November sales prices) and a whopping 15.3% year-over-year.

mls: Fresno CA Real Estate Market Statistics - 06/25/12 01:21 PM
Years ago I would comment on how lop-sided the market was to the sell side.  For example in THIS POST from Aug. of 2007 the stats showed that sellers were over buyers by over 3 to 1.  Things have really changed.  Last week on one of our Fresno MLS 24 hour market watches we had one day that was REALLY balanced.
Take a LOOK:

Notice the New Listings = 47 and the Pendings (properties that went into contract) = 47 and the Solds (properties that closed escrow) = 46.
That’s a pretty well balanced market.

mls: Fresno Ca --- 24 Hour Market Update - 04/30/09 07:25 AM
Stats show home sales picking up.  In the last 24 hours we have 56 New Listings and 19 Back on the Market.
Thats 75 properties on the SELL SIDE
During that same 24 hour period we are showing 24 Contingents and 71 Pendings.
Thats 95 properties on the BUY SIDE.
That's a great balance of inventory because its CERTAIN that many of those Pending / Contingent sales will not close for one reason or another.
Speaking of CLOSINGS -- we had 39 CLOSED transactions.
So buyers are out there.  Weather is nice.  School is just about out.  PEAK BUYING SEASON.

When your purchasing a home there is a good chance that either your agent or the agent may hire a contractor to do work on the home prior to closing.   Contractors in California (and probably most other states) don't need to be well capitalized  in order to start up a business to begin with.  They are only required to have to have $2500.00 in liquid assets, so its no surprise that so many of them go under, especially in this market.

Was busy doing showings this afternoon in an area where sales have been brisk.  The volume of REOs in this particular neighborhood has been so high that I noticed prices drop 10% in a matter of about 2 or 3 months.  I noticed a lot of homes with non-mls lock boxes --- meaning that the homes are being foreclosed on and will be coming to market soon.

 about it, its ODD: so many of my clients are not computer literate.  Some don’t even HAVE computers!  Some don’t even speak English!!!
 
I think I need to concentrate my blogging on Fresno Home Sales because I continue to get calls from people who see my photos and want to know - FOR EXAMPLE - where the monastery in this photo is located.

Cha Ching!!!  Finally manage to have a closing on a “short sale”.  In case you dont know what a “short sale” is, its when the lender is willing to accept an amount less than the full price owed on the mortgage.   A couple of years ago in Fresno the close rate on short sales was VERY low.  Overtime this has changed and now the lenders seemed to be more agreeable to accepting a short sale.  It makes goood sense to me.  Foreclosures are very costly and from my experience the offers that are made when a property is in … (5 comments)

...Stock is now trading at $9.15 after dipping under $9.00.  Thus Wells Fargo joins GE as a penny stock.
I might add that I used to bank with Wells Fargo but when I tried to get a loan for a used car ( a piddly $4000.00) they turned me down.  I went to B of A and they gave me money for 3 cars.  I switched to B of A.

Here's a great recipe for vegetarians. Lazarus is NOT a vegetarian! However, Lazarus IS an Orthodox Christian, and it is the practice of the Orthodox Church to fast from from eating meat on most Wednesdays and Fridays (and all during Lent and many other feast days).
I was introduced to this dish at *St. George's Greek Orthodox Church (in Fresno --- one Wednesday evening after a pre-sanctified Liturgy).
Its very simple but does take a fair amount of time to prepare.

As I have I have reported in previous blogs the Fresno California Real Estate Market has hit a bottom and at has, at least for the time being, turned UP.
The banks have been more aggressive in their pricing of foreclosed homes and sometimes have the homes priced so reasonably that MULTIPLE OFFERS are made.
Investors who were sellers at the top of the market are now back scooping up homes at bargain prices.
The chart below shows the year over year improvement in sales from Sept of 2007 through Sept of 2008.

Accordingto this Reuters News Article the recession begain in December of 2007. This would make my declaration of the Official Beginning of the Recession about a month off.

These brief snapshots really help you get a feel for what is going on in the market. what you are seeing are the numbers for the last 24 hours on the Fresno MLS.
As you can see from the numbers in the graph below the ratio of price increases to price reductions tells the story as to where prices are going. We had 124 price reductions compared to 10 price increases. This is an imbalanced market and tells us that prices are continuing to be adjusted DOWNWARD.
