A person who hides? why take a chance/advice from a person choosing to keep their identity anonymous? Why take a chance/advise from top contributors that are anonymous on a real estate website?
Taking advice from someone who won't provide their real name or intentions of why the information is given must be considered"? information". I can imagine why this type of behavior would be tolerated; most real estate websites don't or won't allow it.

Create a winning team, surround yourself with good players. It's probably a good idea to have really good players on your team when/as needed. The better players on your team makes you better…

Are you in a bidding war?  How can “you “make your offer look better than the three others that made offers on the existing home?
If you are in a bidding war, there must be a good reason, whether it's a bank owned property or just your dream home and you have a lot of competition.

Is it legal for a buyer to begin dirt work on a property they are still in negotiations in?
No offer has been agreed on, the seller is selling the property AS IS because the home is so old, it is a tear down.  The buyer is demanding a new septic, even though they plan to build a much larger than the existing home in a few years.  They had a back hoe on the property this week but no deal has been agreed upon.  This seems soooo wrong.

Making a new friend… Recognize there is “no” such thing as having too many friends. There are a couple criteria a friend mustn’t possess. A person who feels they're truly better, smarter, or above the law, and negative people in general I nicely distance myself.
There are so many different people… Having friends that are different should not scare you. The concept is easy; having friends that are different, gives perspectives that allows creative learning, and allows the world to be seen differently. If all you have are “friends that think like you”, I believe it's a much smaller world.

Our Super committee must be laughing… Our super committee could care less about our economy; the biggest reason why, no skin in the game. This super committee is so out of touch with the people it represent.  This super committee is truly not affected; their poor decision-making will not affect them. You expect one important factor, the real estate website to be responsible. Responsibility is a must, once a publishing real estate website is informed of “inappropriate material, disparaging material, and false material”. I'm playing tennis with my son who is 12 years old. He happens to really love playing, he enjoys rewards of his efforts through competition. I believe the reason my son is doing so well, he really loves what he's doing. Responsibility.
It’s understandable that we have a responsibility to report information if aware of alleged bad criminal intentional behavior. Thank goodness we have laws, which ensure a citizen must be responsible & do the right things in reporting it. Otherwise they may face consequences similar to the criminal behavior, as they would be part responsible.

What a crazy world, earthquakes in Oklahoma? I would bet a lot of money; not too many seasoned earthquake citizens in Oklahoma.
I feel sorry for people living in third world countries that deal with earthquakes. Places where building requirements do not meet standards that protect citizens. My belief is, there needs to be accountability for people who make bad decisions, not looking out for the well-being of their citizens, country or place.

I am very lucky to be able to represent myself when I purchase investment property.
The very first thing I like asked?  Why this seller is selling, sometimes that question doesn't matter just like numbers never lie. Numbers can be altered, that's why it's very important to be aware of any bad faith by the sellers as their numbers are for play.

I just got back from Huntington Beach, my dog and I had so much fun. Huntington Beach is friendly to dogs. I love watching all the dogs running around enjoying the freedom. I know my dog seems to really enjoy being off the leash and running around with other dogs. I hope Huntington Beach will never have problems with violations civil or criminal, dogs deserve the beach. I feel it's always important to get more than one opinion. There are many good ways to find out through the Internet as well as your local realtor.

I am interviewing with the company that handed me a confidentiality agreement. I guess it's time for me to sit down and take a look at how much responsibility and liability problems it may or may not cause.
My general understanding of the solid professionally written confidentiality agreement is basically to address trade secrets and probably selling/using against of such trade secrets. I didn't realize how many companies require this.
I am very interested in understanding how easy or not it would be to work for a company that has such policies.

It looks like some co-workers are excited to get back to knocking home runs out of the park. Great food at most parks, there's always great food stuff that tastes like spam that needs to be put in the trash consistently. Cheese puffs are very messy when eating it should be more like cheese poofs on us:)

It makes me a little sad when I meet a homeowner who feels they don't have options. Homeowners have many options, sometimes homeowners just need to take a different approach.
The general goal when I meet a homeowner that's not happy,"due to circumstances", the very first thing I do is reassure them, I am a professional. I know it's your house and will listen professionally and objectively. I always want to help homeowners no matter what their situation is, and I know that must be a huge statement! I believe in my abilities and believe that I can help all homeowners.

Be professional when writing an offer.
Sometimes a property that goes on the market is very desirable.
To ensure your offer is accepted, take a few extra steps for your client and allow for the best opportunity.
Write a cover letter to the other agent expressing all the good attributes of your buyers. I also add all of their pertinent financial information plus some minor background information as to why my clients love the house.

I feel things will get better!
Things are looking reasonable as economy never wants unreasonable terms; have I recommended we can all relax as everyone understands what the problem is much better. The agents/consumers will understand many events which tried to take the market down are hard to price..

Mold is actually in the air we breath, most people aren't aware!!!
Yes mold is also a major problem in many homes, WRK buildings, apartmentbuildings, even city/gov buildings, that's why there are many attorney for that problem..
I have a friend harmend by mold in a living in a place were they thought they were safe/smart for mold...

My friend Mr Wic. Did not like my CMA, I will not be hurt, I always want to learn. I know if I can accomplish that, my business gets better with time. 
One time my CMA was rejected; I came back later and presented one more suitable for their needs. Not only did I get the listing but they became one of my best clients....

What happens when you meet a couple that seems to never agree. I do my best to try to stay neutral and always keep a professional mind. It seems to be driving me crazy arguing that never seems to stop. What really drives me crazy is when one of the client’s talks about me right in front of the other one, like I'm not even there. Condominium associations are very important to condo owners!
Many people don't know how important a condominium Association can be to a condominium owner, you need to know everything about the HOA’s, the Association Board, and the structure of the Association. Believe it or not this could be the difference between your condo being worthless or holding its value. I was brought up believing that there is no true measurement when it comes to having a true friend.
I feel very lucky and everyday go out of my way to make friends; it has never been my style to hurt or put down anyone.

Here is information to think about before purchasing your condominium. 
Before you let your client purchase that condominium,  protect clients from bad condo Association groups. Important to trust/understand the structure of the HOA structure. If you get involved/know it's a truly a bad board, that means poor structure, and whatever the dues were going to be, better run away!! Bad boards get overwhelming not worth dealing with. I know in these times and with the right help it will be worth the wait..

I walked into a home where the owners decided to drywall right over the asbestos. The owners felt they had a right to do it that way? Most people use the pro’s through the AQMD. The biggest reason wasn't the money owners admit, it was more about the people in their home and removing the asbestos professionally. The prospective sellers asked if it's necessary to disclose the remodeling.
