I can imagine why this type of behavior would be tolerated; most real estate websites don't or won't allow it. Create a winning team, surround yourself with good players. It's probably a good idea to have really good players on your team when/as needed. The better players on your team makes you better… Have top lenders, start interviewing lenders, having one or two lenders “who’s on your team” available for clients, so your clients receive the best possible lending available. This builds a better your relationship with your client as they feel the lender is part of your team. Building relationships, it's also important to build a good relationship with escrow & title, even though (3 comments)
Are you in a bidding war? How can “you “make your offer look better than the three others that made offers on the existing home? If you are in a bidding war, there must be a good reason, whether it's a bank owned property or just your dream home and you have a lot of competition. Structuring a winning offer is important, put in your strongest offer with as much money possible down, and oblige the sellers with the quickest closing possible. I would also recommend doing your own inspection the first possible day, shorten the time frame contingency, sometimes (3 comments)
Agenda, Today you can be successful in real estate… There should be nothing stopping you, success and failure truly lies in your own hands. There are so many different areas of real estate that are thriving today, "if yours isn't", find an area that is. Are you caught up in the competition… Don't let the competition bring down, there's no reason for it. There's nothing wrong with keeping a watchful eye on the competition, just keep focused on you, keep setting goals to meet, and stay educated about your profession. Losing touch with the people…People of the United States are showing real signs of hopelessness. I wonder if our Congressman and Senators realize how “bad” they look, and if they even care. Money and greed will never be a good mix. Our Congressman and Senators are getting rich, and laughing all the way. To the naked eye… It looks like our Congressmen and Senators are enjoying the ride, “no corporate liability”, let's make tons of money, and drive our economy into the tank, way to go guys… I (2 comments)
Potential buyers should know! - 11/21/11 02:01 PM
Is it legal for a buyer to begin dirt work on a property they are still in negotiations in? No offer has been agreed on, the seller is selling the property AS IS because the home is so old, it is a tear down. The buyer is demanding a new septic, even though they plan to build a much larger than the existing home in a few years. They had a back hoe on the property this week but no deal has been agreed upon. This seems soooo wrong. ____________________________________________________________________________ Whenever I read a real estate questions like the one above, (0 comments)
Making a new friend… Recognize there is “no” such thing as having too many friends. There are a couple criteria a friend mustn’t possess. A person who feels they're truly better, smarter, or above the law, and negative people in general I nicely distance myself. There are so many different people… Having friends that are different should not scare you. The concept is easy; having friends that are different, gives perspectives that allows creative learning, and allows the world to be seen differently. If all you have are “friends that think like you”, I believe it's a much smaller world. (3 comments)

It should not be shocking… Super Committee has “NO “skin in the game.
Our Super committee must be laughing… Our super committee could care less about our economy; the biggest reason why, no skin in the game. This super committee is so out of touch with the people it represent. This super committee is truly not affected; their poor decision-making will not affect them. Our super committee has no skin in the game, so they don't care. “NO CORPORATE LIABILAITY”… A recent 60 min. segment explained how Congressmen and Senators have “no corporate liability”. Taking responsibility, character and ethics count.
What are you looking for when it comes to real estate information? You expect one important factor, the real estate website to be responsible. Responsibility is a must, once a publishing real estate website is informed of “inappropriate material, disparaging material, and false material”. Responsibility should fall directly on the real estate websites license to publish other material, there needs to be protection from a real estate website allowing hate groups to exist. A real estate website offering robust real estate information is like a big city. Obviously there needs to be rules which (0 comments)
I understand the logic, but I hope people can understand, “this is not a game”, it’s Americans lives! Just think about all the people who lost their life savings because of a company like Enron? Just think about how many people have been hurt by the game. It's important to make a potential homeowner have vested interest in keeping the home, and not losing it to the bank. Vested interest, isn't vested interest is being able to live in the home? I don't blame anyone afraid of making the move right now, just as I (0 comments)
Nice way to use tax dollars! It's about time we start understanding what's going, “Freddie and Fannie”. One of the things that is puzzling, million dollar bonuses being paid! It's one thing when a business has done well, it's another thing when a business loses billions of dollars and hurts the American people. I'm really glad Congress is deciding to end bonuses, look at the record Freddie and Fannie has? Defining moments Every day we awake, it’s a new day. By nature, humans are creatures of habit, generally programmed early, humans act on those instincts. Humans have the uncanny ability to adapt; I believe this is because the way our brain works. The human brain is amazing, I feels important to exercise your brain just like you exercise your muscles. People say this new silent movie is amazing; it's a black and white silent film from French director. The “the artist” seems to be a big hit, and I understand why. I have always said, your facial expressions, body language, and hand movements can say 1 million words. This movie relates to real estate. How important is information to you?
Information is power. A 60 min. segment last night was explaining how our Senators and Congressmen are using information to become extremely wealthy by “inside trading” legally, purportedly. Senators and Congressmen seems to have a “loophole” legally based on the laws Senators and Congressmen create and pass. Would you take real estate advice from a person who hides behind a curtain? In science it's proven for every action there is a reaction. In life it seems the irony of that theory can be true. Motives really are essential in understanding why information is being given. Information is king, information is so powerful it has truly won wars. I believe in 1942 the United States enlisted Navajo Indians. Our government understood, the Japanese understood our codes, and were understanding our transmissions; Navajo Indians had a language so complex the code was unreadable. Adults visualize color, translating in the brain’s language centers, refracted by the concepts we have for them. I believe it makes a difference walking through playing tennis, or wanting to be better because there's a passion to play tennis. Responsibility. It’s understandable that we have a responsibility to report information if aware of alleged bad criminal intentional behavior. Thank goodness we have laws, which ensure a citizen must be responsible & do the right things in reporting it. Otherwise they may face consequences similar to the criminal behavior, as they would be part responsible. Covering up known facts about intentional criminal behavior is something that even untouchable people face, look at Joe Pa at Penn State. A common expression used"in a blink of an eye" or "life changing moments" Mindful of both expressions, absolutely true, people who are able to slow down and not rush through life, are able to have more quality time for themselves. It may sound selfish, even time that is for yourself; you sometimes share. A good analogy, quality versus quantity. Longevity versus a quick moment! There are many good ways to find out through the Internet as well as your local realtor. No matter what your home is worth it's always fun to find out. I am interviewing with the company that handed me a confidentiality agreement. I guess it's time for me to sit down and take a look at how much responsibility and liability problems it may or may not cause. My general understanding of the solid professionally written confidentiality agreement is basically to address trade secrets and probably selling/using against of such trade secrets. I didn't realize how many companies require this. I am very interested in understanding how easy or not it would be to work for a company that has such policies. (2 comments)

It makes me a little sad when I meet a homeowner who feels they don't have options. Homeowners have many options, sometimes homeowners just need to take a different approach. The general goal when I meet a homeowner that's not happy,"due to circumstances", the very first thing I do is reassure them, I am a professional. I know it's your house and will listen professionally and objectively. I always want to help homeowners no matter what their situation is, and I know that must be a huge statement! Be professional when writing an offer. Sometimes a property that goes on the market is very desirable. To ensure your offer is accepted, take a few extra steps for your client and allow for the best opportunity. Write a cover letter to the other agent expressing all the good attributes of your buyers. I also add all of their pertinent financial information plus some minor background information as to why my clients love the house. I see brokerages and agents take way too long with their clients preparing the offer. I guess it's all about timing and how your offers presented. (2 comments)
