Although we had a very cold winter with plenty of snow, relative to th winter we had in 2010, Falmouth, MA had pretty solid sales figures for the 1st Quarter of 2011. Here are the results compared to 2010 1st. Quarter. Falmouth only showed a slight decrease in all the different catagories listed below which I think is pretty good despite the weather. There were days I didn't want to leave my house this winter with all the ice and snow, never mind sell a house!!! These results are for single family homes and do not include condominium sales.

Squatters Found Inside Bank Owned Property on Cape Cod

I represent the buyer as a buyer's agent, and we had gone over to check on a bank owned property that we will be closing on in two weeks only to discover what looked like two people camping out in one of the bedrooms. They had broken through a low window in the back of the house and were going in and out the back door for about a week. It really caught me off guard as I was just in the house a week ago with the appraiser and there were no signs of anyone living there. Evidently, the neighbors had called the police a few nights before after seeing people with hooded sweat shirts run through the back yard. The police responded to the call but all the doors were secure and they didn't notice any problems.

The heat had been turned on for the home inspection so they were quite comfortable for the week they were there. They had decided to use the plumbing but the water was turned off. This was a story for the real estate book I have yet to write.

We called the police upon discovering the intrusion and they went through the house and took fingerprints. No one was there when we arrived but their camping attire was left behind. I called the listing agent who was not from the area and he was going to notify the bank. The police officer was glad we checked on the house as frequently as we did, as he reported there were houses that people will break in and live in for months and do significant damage to the house during the winter months.

I live in an area that is very resort oriented. There are many summer homes and more frequently alot of bank owned properties. It is very sad that people are breaking into these homes in order to find a place to sleep. I think the banks need to take a more proactive approach in dealing with their assets. I think they should have the asset manager or the listing agent notify the police that a house is empty and leave the police with a contact name and phone number and possibly a key to the house to use during emergencies. There are many bank owned properties that are being managed by agents that are not from the area. It is impossible with the number of homes they manage to be available for just this situation. I have heard of copper being stripped from houses and the destruction they can do while living in these abandoned homes. Even if the neighbors report suspicous activity they have no one other than the police to notify. Alot of homes and neighborhoods could be safer if banks were more proactive in securing their assets.

Sandwich, Massachusetts incorporated in 1639, is the oldest town on Cape Cod. The town is a mostly residential community with a winter population considerably smaller than the population during the warm summer. Yarmouth, Massachusetts is located in the middle of the Cape Cod peninsula, extending from Cape Cod Bay on the north to the shores of Nantucket Sound on the south. Originally settled by the Pilgrims in 1639, Yarmouth was incorporated later that same year. Early industry was dominated by agriculture and maritime activities, with extensive trade at both the northern and southern ports. The arrival of a railroad in the 1800s precipitated Yarmouth's emergence as a popular tourist destination, and the town remains an active resort community with several downtown shops today.

The most striking physical features of Yarmouth are the result of glaciations; the low round hills on the north side of town were created by the leading edge of the glacier as it pushed the land before it. The flat sandy terrain of the southern part of town is the apron of material that was washed out from the glacial ice.

Yarmouth is a member of the Dennis-Yarmouth Regional School District and has five excellent public schools. Recent years have seen the emergence of a significant artistic community in Yarmouth, with a growing number of professional and community music, art, dance and theater groups in town. Yarmouth enjoys a variety of recreational programs, and facilities include fifteen public saltwater beaches, five freshwater beaches and two municipal golf courses.
