In the past a borrower would have their credit scores checked once during the application process to see if they qualified for a loan. The credit report was generally good for 60 days. Now the law has changed and the lender will pull the borrower's credit report right before closing. So tell your customers not to put any unneccessary expenses on their credit cards until after the closing. The new appliances and furniture will have to wait. I don't know how we do it, we tell buyer's not to bring the furniture into the deal and all of a sudden it happens. It usually comes about where the Seller can't close until the house is empty and the buyer needs to move in yesterday or it is the Seller's primary residence but the buyer wants to use it as a vacation home and can't be bothered to furnish it otherwise. Either way the end result is the same. Ultimately the agent gets involved in the furniture plans and you begin working for a moving company or storage facility. There
