Median Sales Price: $382,500
Average Days on Market: 148
 
First Quarter Results for 2011:
Number of houses sold: 29
Average Sales Price: $386,169
Median Sales Price: $310,000
Average Days on Market:116

In the past a borrower would have their credit scores checked once during the application process to see if they qualified for a loan. The credit report was generally good for 60 days. Now the law has changed and the lender will pull the borrower's credit report right before closing. I homeowner had tried without success to do the "For Sale By Owner" with limited results.   In fact, they even had a buyer's agent call and ask if they would cooperate in allowing him to show their house to one of his clients.  They agreed, and allowed him to make an appointment and show the house.  Nothing came of it, no contracts were signed and they never heard or saw that broker again.    After a few months with no activity, the homeowner took the sign in front of the house that said " For Sale By Owner" down.

I don't know how we do it, we tell buyer's not to bring the furniture into the deal and all of a sudden it happens.   It usually comes about where the Seller can't close until the house is empty and the buyer needs to move in yesterday or it is the Seller's primary residence but the buyer wants to use it as a vacation home and can't be bothered to furnish it otherwise.
