Home Stats for Big Canoe, GA, Sept 8, 2011

The Summer of 2011 is FINALLY over, I say this because I am not a fan of high temperatures and no football!

Let's see how Big Canoe in the North Georgia Mountains is doing TODAY, September 8, 2011.

283 Homes are for sale today on FMLS

15 of those are either Foreclosures or short sales. A very modest 5%!

159 Homes sold in the last 12 months

27 sold in Foreclosure or short sale,

2 are pending that are in Foreclosure or Short Sale.

Of these distressed properties, the average list price was $384K; average sold price was $307K which is 83% of Original List price

Of the TOTAL 159 sold Homes, the average Original List Price was $453K; Average Sold Price was $361K or 83% very close to the Foreclosure numbers.

Foreclosures are going down in Big Canoe, but almost 50% and we have about a one year inventory today of homes. Those numbers are VERY healthy in today's challenging markets!

So Big Canoe can be thought as a bright spot for even more reasons than just gorgeous scenery, wonderful activities and friendly people!

It used to be said is that all you need is a fat wallet and a thick skin to run for any office. I agree with that assertion, but have to add that you need so much more today! The average POA campaign costs close to $2000 today, that money mainly comes from the candidates. Sometimes a candidate receives help from a few backers that are willing to donate time and/or money but usually the brunt of the expense is on the candidate and his/her family. Thick skin is a must because once you publically announce, you have opened yourself and everyone you associate with to criticism and rumor. It all goes with the territory and most people realize this before they go into it. I was warned!

Besides these attribute a candidate must also be organized! There are many event, meetings, conferences, newsletters and yes, blogs that need to be attended. Big Canoe expects their newly elected officials to be up to speed on the issues facing the community on day one, so each of us is expected to roll up our sleeves and get to know all that is Big Canoe. This part of the campaign I have really enjoyed! A lot of work and thought goes into every decision that I have listened to and I, frankly, am very impressed with the caliber of intelligence that is on the present Board and Big Canoe staff. We also need to be well versed about all the documents that run our community.... not an easy task! Have you ever read a legal brief before, strong coffee is advised! Our documents are thoughtfully, precisely, concisely written in all honesty and my hat goes off to all those thankless VOLUNTEERS that have spent countless hours honing our Governances, By-Laws and Covenances.

A Candidate must have a sense of humor or all is lost! Your time is not your own even at 6:30 am at the Fitness Center! People say, ask, do the darndest things all in the name of free speech or just having an opportunity to have someone that MIGHT care, listen to them! A candidate can't take herself too seriously!

A candidate must be honest and real. This seems a no brainer, but it is hard to not offend people with almost anything that is said in today's world. EVERYBODY's got an opinion and everybody thinks that they are exactly right in that opinion.

Candidates must try to represent the people that are in the community, not strictly their own views. I don't have a whole lot of hard and fast opinions so I want to listen to what Big Canoe residents think about the great community that we all call home. I think that we live in a pretty wonderful place and I WOULD like to keep it that way.

BUT
If you have a thought, opinion, concern, suggestion or (shudder) criticism ...I want to know!
I can be reached even at 6:30 in the Fitness Center or.....
by email LinndaCarrig4POA@GMail.com
by phone 678-665-9276 (C)
                706-579-5099 (H)
or knock on my door
                2127 Beech Fern Knoll

I think that I have all that it takes to be a Candidate 4 POA and even more so to be a Director of POA. Oh the wallet isn't as fat as I would like, but when is it??

Off and Running for Big Canoe , Director of POA

The first question on everyone mind when you announce that you are running for an office is...
WHY???
Because everyone knows that it is extremely hard work and take an exorbitant amount of time...something we seem to have less of as we age.
Actually I was called by a Big Canoe Nominating Committee member and asked to run. Why they called I do not know. My first response was NO!!! I am not a captain of industry like so many of the past candidates were. I have no real experience in leading a community. The committee member said that they felt differently and would I consider the opportunity? After carefull consideration, I decided that in fact I did have something to offer Big Canoe.
First: A woman's perspective. Being a woman is just a fluke of nature, but having been in this female skin for so many years, it has taught me to look at life differently than how I see the men I know look at life. I often find myself seeing the humanity in a problem that is not especially "bottom line" important, but none the less very important. I am not going to expound a great deal about the importance of my gender, but everyone know very important women who have had huge impacts on their lives and that should be enough said on the subject.
Second: I am a business person. I have started a small business during very tough times and that business is still thriving, or at least has not gone under! Starting All Mountain Realty in an area that is already saturated with nationally known companies has been a rewarding challenge. I have learned, grown and had a terrific time while helping people fill their dream of either coming to or leaving this beautiful place in the North Georgia mountains.
Third: I am a part of an interesting, challenging family. I have moved over 10 times in my life and have enjoyed every place that I have lived. My parents had to overcome huge obstacles to acheive their prosperity and provide such a rich life to my siblings and me. I remember walking in on my dad, his head in his hands at 3 am, not being able to sleep wondering how he was going to pay for three girls in college. This was during the time that girls did not readily go to college, but of course HIS girls were going to go! Well, he found the way, albeit on a shoestring, but we all graduated from Ohio State University and went on to carreers not possible even a decade before. Financial planning, strict budgeting and big dollops of hope and love was what I was brought up on, and it didn't matter what part of the country we were living in...the family message was always the same. We made what we had go a little bit further and enjoyed life a little bit more doing so.

So I think that I am very capable of adding to Big Canoe's rich heritage of physical beauty, financial strenght and welcoming, active people.

Bear on the Square in Dahlonega

It's finally here! Bears on the Square 2011! Dahlonega has that old time town square so prevalent in Georgia towns and it has not be obliterated by fast food or big box entities! The town is still charming, quaint and has wonderful, unique shopping and restaurants. Bears on the Square offers shopping from Kiosks and carnival type foods. Dahlonega's fabulous restaurants will be open for those of us preferring better cuisine, including the newly moved Back Porch Oyster Bar...which is no longer on the back porch but in a brand new building! I love the fresh fish available every day via Fed EX or the like!

What makes Bears on the Square stand out from all other faires is the music! The quality and quantity is amazing ang worth the sojourne up to the Georgia mountains! Below is the schedule for Saturday, April 16th venue. Please come and enjoy!

Talking Rock Creek, the Forgotten Gate Georgia Mountain Community

Gated communities have their pros and cons but up here in the North Georgia Mountains I think that gating is essential for security and properties to hold their values. Security should be on every property owners mind and when you get out in the secluded forests police coverage is often minimal at best. That gate will never stop someone from entering the sub division but it does make it a little less inviting and that is the name of the game when it comes to security! Why go to any trouble when there are countless properties out there just ripe for the picking!

Holding property values is just as important...you don't want the bad guys to destroy your property and you certainly don't want the folks with bad taste to do likewise! People like to get out of Dodge and relax out in the country and I am afraid some feel that this also means shooting guns indiscriminately off their porches, letting the huntin' shack truly become a shack and never taking the household garbage to the dump!

Talking Rock Creek Resort is a compromise to the gated/HOA or wide open spaces dilemmas that Buyers are often faced with. It does have a gate (actually THREE of them), HOA fees (very affordable $500 per YEAR) and restrictions....but those restrictions are rather loose. There are many different types of homes in this 4000+ acre resort community, many different types of lots available; mountain views, river edges, quiet wooded playgrounds. The people living there are also from every walk of life sharing one common attribute, friendliness!

Come visit this gem of the North Georgia Mountains and see if you can remember a better place!

Big Canoe Animal Rescue is looking for a few good homes!

Hard to imagine why Sprite was tossed out in the cold

This article was written by Carol Munroe the President of Big Canoe Animal Rescue. Please contact this No Kill facility if you have any questions, want to donate money or time, or have an interest in any of it's fabulous dogs!

Sprite prefers the easy life, either curling up in your lap or in her snuggle bed. (Photos by Valerie Doll)

By Carol Monroe

Sprite's just waiting for a nice short walk.

Sprite is a very loving and sweet elderly Beagle. This precious thing was most likely tossed out in the cold because she is OLD. Hard to imagine.

Whoever owned her, didn't care too much about the food she ate, or the consequences of no Veterinarian care. As a result of that, Sprite has lipid deposits in both eyes. Now, this is not a major health issue and though her eye sight is somewhat compromised, she can see fine enough and gets around with no problems.

The big health problem for her is that she is Heartworm positive. She has just started her treatments. Yes it is dangerous, but I have owned 3 Heart worm positive dogs. Jamerson & most recently Bailea, both were older dogs and they lived many years and brought me great joy.

All Sprite needs is a loving foster home.
That's it! BCAR will pay for the food, Veterinarian bills, and even pet sit when you go out of town.

Heartworm positive dogs need a restricted exercise. In other words, short walks, no rough housing etc. This would be easy for Sprite. She just enjoys her snuggle bed or curling in your lap. How hard is that?

Stop by BCAR's Open House on January 29 and 30, from 1 to 4 p.m.

If you're worried about your dog or your cat, don't be. If they are dog friendly, Sprite will love them. We just ask that your dog be fairly low key so it won't want to engage in play time.

She is a fine easy walker and she appears to be house trained. And she's not a barker.Sprite just needs love and a warm home.

Won't YOU please foster her? Please don't wait for "some one to do it." There is no one else.

Come see her at Open House this Saturday and Sunday, January 29 and 30, from 1 to 4 p.m.

Pllease call the kennel at 706-268-1346 if you have any questions. Looking for a loving foster home for a sweet, elderly Beagle

Moving From Looking to Thanks!

Activity is picking up and I am noticing a new phenomenon . I have been sending properties out to a number of "Just Looking" folks over the years and today had a rude awakening. I actually got a "Thank You" from one of my JL's for the help that I had been; they just closed on a home and no longer need my service. To bad I wasn't involved with the closing! I can no longer passively send out listings, leave voice mail messages and wait for prospects to contact me! I have to constantly ask for the business. In every communication I must give a call to action...action towards ME not any old agent! I am not going to blithely send homes that the prospect has a smattering of interest in without an opportunity to meet and actually establish a face to face relationship. It's my New Year's Resolution, and this one I plan on sticking with!! Happy 2011!!!

Public Safety in Big Canoe

One of the most important attribute of living in a gated community, here in the North Georgia Mountains, is the extra level of safety and value the gate gives your property. The gate affords more value because usual with the gate comes stricter CCR's or Homeowner's Association Rules. They govern, for the most part, the style, quality and cohesiveness of the homes in the community. As for the safety, usually what goes on behind the gates is monitored by the community's own enforcement groups. County and State police certainly can and do protect the residence but the day to day sorting out of relationships fall upon the HOA. If you are lucky enough to live in Big Canoe, you already understand the magnitude of the commitment of our Public Safety Officers. They come in ALL weather to put out fires, break up domestics, soothe party animals, rescue boaters, fish drivers out of the trees, apply CPR, help with air lifts for the really hurting and generally make life here in the mountains livable! We have had 3 days THIS month of impassable streets, freezing temperatures and house bound folks and Big Canoe's Public Safety has seen us through it all. The streets are getting scrapped, gravel is being applied and soon all the white stuff will be gone. Some Big Canoer's will still be limping from ice mishaps, banged up cars and way too much TV but most are safe and still loving the place we call home. Thanks Big Canoe Public Safety, we really do appreciate you!

North Georgia Mountains, To View or Not to View

When showing property up here in the North Georgia Mountains, the first thing that MUST be established is whether or not a view is important. Some properties are nestled in a glen with creeks and plenty of privacy, some are alongside a golf course or lake, but some are perched on the mountain and offer stellar views of distant mountains or small towns. Some properties in Jasper even have views of Atlanta, some 50 miles away! Any unique attribute that a location has to offer usually costs you, views, like beach front are limited, therefore, more exspensive. The mountains offer lots of alternatives: Seasonal views (after the leaves have dropped), partial views, wooded views, north views, south views, views to a private backyard! Decide what you want and be prepared to see lots of variations to your dream! But they are all good!

Dahlonega's Christmas Tree

Well Jeff Underwood did it...he got the National Christmas Tree to Dahlonega, saw his family and helped throw a good party to start off the Christmas season here in the North Georgia Mountains. Even the weather cooperated! Slightly cool but a bright night, so scarfs were in order and hot chocolate a must! Jeff drove the tree from Wyoming to Washington DC with a slight detour to the North Georgia Mountain town of Dahlonega, which happens to be home for him. We thank Jeff and his family for his community spirit, extra time on the open road and arranging this wonderful event. Come and visit our beautiful mountain village and enjoy good eats, great shopping and very warm, gracious people!

Fall Foliage in the North Georgia Mountains

I used to live"up north" and locals actually found "leaf peepers" annoying, but that is so not the case in Georgia! We are all savvy enough these days to know to work around the crush of extra traffic and we all appreciate what our visitors add to the economy. Besides. I, personally, love the views from our many vista points and want to share the experiences with as many as I can! We are lucky to have many types of hardwoods up in this neck of the woods, making our color palette different from that of areas only 30-50 away! The reds, orange, yellow and crimson accented by the evergreens are truly breathtaking!

Come visit, stay long and enjoy what North Georgia has to offer!

Getting Ready for the National Christmas Tree

The National Christmas tree has been cut and is on its way to Washington, BUT! it will be stopping over in Dahlonega, Ga on Wednesday, Thursday and Friday (November 24,25 and 26) for mountain festivities! Dahlonega is throwing out the red carpet for this auspicious event, which includes live music, craft booth, period costumed town folk and I am sure that there will be some hot apple cider somewhere in the neighborhood. The Court House Square in Dahlonega is very "Currier and Ives" every Christmas but the shop owners are really going all out for this once in a lifetime event! Take a break from all the Thanksgiving feasting and wander around this quaint North Georgia Mountain Town and say Hello to our National Christmas Tree that gave its all to deck our halls!

Jeff Underwood, a Dahlonega native, was choosen to transport the tree by the National Parks Service in November, 2009. The trip takes nearly a month, from Wyoming to Washington, DC, a 3,500-mile route that will detour into Dahlonega. The 67-foot tall Engleman spruce started out in Teton County, Wyoming and the theme of Wyoming's tree once it gets to Washington and is decorated will be "Wyoming- Forever West"

This very special cargo requires a trailer that is 116 feet long, equipt with a custom cradle that will support the tree's branches preventing damage and maintaining its perfect shape. Beyond the 32-foot wide stretch of branches at the base of the tree will be a 65-gallon plastic bladder filled daily with water to keep the tree in prime condition for its arrival in D.C.

Make some time and come and enjoy this wonderful opportunity to share Christmas with all Americans!!

4th of July Big Canoe Style

Most communities have some sort of 4th of July bash, but Big Canoe, Georgia did it in style! Not only did we have fireworks over Lake Sconti, where thousands watched from the playing fields, tennis courts as well as the lake, but the Army Ground Forces Band, the Jazz Guardians, out of Fort McPherson (Atlanta, Ga) preformed a free concert at the Big Canoe Chapel's Terraces, an outdoors amphitheater in the round! Approximately 850 folks joined in to celebrate our country's birth and listened to superb jazz and swing music under the stars! We were able to collect over $4000 to donate to the USO; helping those that give so much to all of us. Big Canoe Chapel also sponsored the free concert at the Chapel entitled Musica Variata presented Sunday evening. We were treated to piano, organ, harpsichord, violin and fabulous vocals honoring our heritage. Martha Washington even graced us with some tales of Colonial America! What fun, what pride, what talent!! We hosted one of the largest crowds here in Big Canoe over that busy weekend and I sure hope that everyone had a much fun as I did!

Just Looking in Ball Ground, Georgia

Spring has finally arrived in the North Geogia Mountains which hopefully will bring out the house peepers! We have missed them! Remember when we used to speak with distain about "just lookers" NOW we welcome them with very open arms! I learned, actually a long time ago, that "just lookers" can turn into real buyers, or have friends that will become real buyers. I really hope that the warm, bright weather will encourage many to come up to the North Georgia Mountains and that they will discover what a delightful place this is! Th daffodils are everywhere, even tucked away in the woods...makes me wonder who put them there, since they are not populated by birds or the wind,; it takes someone on their knees with a trovel!

While you are out samplying the bucolic beauties of this region, please stop by and visit 2049 Laurel Cove in the charming sub-division of Laurel Lakes. The neighborhood is on the west side of Hwy 5 (not 515!) right before the Pickens County line, but still in Ball Ground, Georgia in Cherokee County. This house sits at the very end of a quiet cul-de-sac and has absolutely beautiful landscaping! The 3BR/2Ba home is all on one floor, but does have a full, unfurnished (untaxed!) basement for storage and extra elbow room. The kitchen is bright and white and is the open floor plan that so many people find desireable. Please stop by, but make an appointment before hand! The seller is very easy to work with and does not need a whole lot of time before visiting! Call me and I can arrange it for you! 678-665-9276, www.SimplyScenicHomes.com

Snow in North Georgia Mountains

I came to North Georgia via a few stops, mostly in places that were always warm and sunny, so I really get excited about a snow event. Most storms around here are ...shall we say "wimpy", an inch or two and very messy. Or ICE, the bain of winter! But this last snow storm was cool, pun intended! It was gorgeous! 5 plus inches in about 24 hours, roads inpassable, fireplace stoked up, homemade soup on the range; trapped with no place to go and a docket filled with shows that I have been waiting to see. Did you know that the Olympics were in Canada a couple of days ago? The beauty of our weather here in the North Georgia Mountains is that there are seasons but they are not severe and if something extreme happens it does not stick around for very long. It really is te best of all possible worlds! Seasons but no long term effects. Snow yesterday and today I am down in Atlanta without a problem. Come up and visit us and see all the natural beauty! Linda Carrig 678-665-9276 ww.SimplyScenicHomes.com

705 Brown Deer Dr, Talking Rock, Ga 30175

I have just had the unique opportunity to list a true craftsman's home in Talking Rock, Georgia. On the surface this house seems rather typical, 3 Bedrooms, 3.5 Baths with an activity room above the garage. But believe me when I say that this place is not your typical spec home! The Owner has personally constructed or over seen the entire building of the home, paying max attention to every detail. The Flooring in the Great Room is random oak plank milled from the trees on the property. The edges are individually beveled and laid. The granite in the Kitchen was brought in from California because that was the only place that carried this exotic design from Brazil. Moroccan tile from Marrakesh is used in the Powder room as well as antique tiles from Nievre, France, the ancient home of Napoleon III circa 1860! In the laundry room the Owner installed Oklahoma Cedar from the Brush Hill Sawmill and it's GORGEOUS!! On I could go, and am going to in a pamphlet that I will have for distribution at the property. The home is situated on 3+ acres 4 miles north of Jasper, Georgia, putting it about 60 miles north of Atlanta, for all you non-locals! It is only 15 minutes at the most from Georgia HWY 515 which turns into Interstate 575. It is secluded, yet is in a developing neighborhood of upscale homes. We have this true gem priced to sell at $570,000, which makes this the DEAL OF THE CENTURY! Call for a viewing or more pictures!
Weather or Whether Not

By now the whole world, I think, knows that it snowed in North Georgia. Flights are cancelled, traffic is a mess in Atlanta and schools are closed. I don't know what would happen here if we ever got more than 2 inches of the white stuff! But it does make for GORGEOUS pictures! I have written before about Big Canoe's Animal Rescue facility, affectionately called B-CAR. Even in snowy weather our wards need to be cared for. I have walked dogs in sleet, pouring rain and freezing cold, all because if I don't, no one else will during my allotted time slot. My walking pal asked if there were rules for dog walking, like there are for tennis...under 32 degrees, matches are postponed. I had to say that I did not think so. Our friendly fidos really depend on us to manage their lives, so off we walk. I have to admit that I get a great deal of satisfaction and pure joy from taking care of these dogs that have been thrown away by others. Please think about volunteering your time at your local animal rescue , it really is the gift that keeps on giving!

B-CAR is the snow:

Big Canoe Animal Rescue

One of the many and varied associations that one can become involved in at Big Canoe, Georgia is the No Kill Big Canoe Animal Rescue located within the communtity. The animal rescue, affectionately called B-car, houses 8 abandoned dogs each provided with a separate kennel that connect into a common area for socalization and the ever necessary potty functions. The dogs are walked 3 times a day and fed twice a day by an army of volunteers.

The dogs are neutered and cared for medically by Dr Haberman of Cumming, Ga, so are healthy and safe, maybe for the first time in their lives.

On weekends many of the animals are taken to various pet stores with the hopes of finding them "Forever Homes". Open Houses are held at the facility whenever it is thought that traffic would produce some interested parties for the dogs. Cats are not housed at the facility, they are fostered by that same army of volunteers.

I bring this up because I found one of the dogs now calling BCAR home. I was driving down a country road when I saw a man kicking a dog away from his truck and then speeding off while the dog hopelessly ran after him. I knew that the dog was being abandoned and felt so responsible for the critter because I witnessed the travesty.

I went home, got gloves, a travel kennel, food and my son and returned to rescue the dog, not expecting her to still be on the road side, or at least still alive. She was, still going out to greet every passing car, I am sure expecting this big mistake to be corrected! We were able to catch her, sometimes quite a job and kept her for a few days waiting for a spot to open at BCAR. She was neutered, doctored and moved into her new digs in 4 days. The next weekend she went on tour at Petsmart and a family started the adoption process. The family was fully vetted by BCAR and passed , but ended up returning Matilda because she did not adjust to their hectic home life, being somewhat of a timid soul.

So Miss Matilda is back waiting for a true "Forever Home" along with 7 other wonderful dogs.

Times are slow ,I realize, around the water cooler, but irregardless, now truly is the time to select that perfect business retreat that you can use for work seminars and possibly rent when not in use to off set the expenses. Big Canoe is the perfect location for just that! Not only do we have multiple properties to choose from , the community is loaded with amenities to entertain and challenge any corporate gatherings. The home located at 8220 Wilderness Pkwy is in the heart of Big Canoe and fills the bill for corporate functions or resort living. The home has 4 bedrooms, each with private bath and deck. The huge open kitchen has been updated with granite counter tops and new appliances. A massive deck with hot tub wraps around the entire rear of the home and overlooks the 6th hole on the Cherokee Golf Course. The property comes with 3 full acres but is surrounded by 8 addditional acres of green space and the golf course. It is only 3 minutes from the newly built Club House and Pro Shop / Golf Courses and 4 minutes from the Fitness Center, indoor/outdoor Pools and 10 Tennis Court, two of which are indoors for year round playing. The home has two conference rooms on the Terrace level with full Bath and private deck. There is a functional wet bar in the areas also and lots and lots of windows...no dull, dark meetings need to take place here! The home is offered for $599,900 but rumor has it that the owner will negotiate a lower price if pressed!

Think about it! All that Big Canoe has to offer and a tax break! Things really are looking up for Corporate America!
