The Summer of 2011 is FINALLY over, I say this because I am not a fan of high temperatures and no football!
Let's see how Big Canoe in the North Georgia Mountains is doing TODAY, September 8, 2011.
283 Homes are for sale today on FMLS 15 of those are either Foreclosures or short sales. A very modest 5%! 159 Homes sold in the last 12 months 27 sold in Foreclosure or short sale,
2 are pending that are in Foreclosure or Short Sale.
Of these distressed properties, the average list price was $384K; average sold price was $307K which is 83% … (0 comments)

My Open House in Big Canoe is getting closer! I experienced a set back when the local newspaper did not post my ad in the MONTHLY newspaper! I have had to go to Plan "B" because of that! I have posted an ad in the weekly paper which is not as market specific as the one that was missed, but it is what it is! Of course they put the ad on the bottom of the least likely place anyone would look!
Things that I have learned 101!!
1. Always ask to proof my ads or at least ask for receipt … (0 comments)

I just returned to the North Georgia Mountains from south of Atlanta and what a relief! First of all it is 10 degrees cooler here, some due to the ambient temperature (higher elevation, lower temp) and some from the incredible fauna coverage! Thick masses of trees displaying every imaginable shade of green never looked so good! And the traffic!!! Our only problem is getting behind someone poking along when I am in a rush! I'm not too sure if that really is a problem, though! I did have to stop for these guys the other day, the blur in the rear … (0 comments)

I was looking at log cabins yesterday, previewing for a customer, and it started to snow. Not a big deal for a lot of the country but here in the mountains of north Georgia a real event...The grocery stores have been jammed in anticipation of this for a couple days; meetings canceled long before the first flake; flights delayed, the list goes on, but it sure was beautiful! Again it reminds me of why I moved here and what a brilliant move it was! Standing in my front yard I could hear the flakes fall through the trees, I have never … (0 comments)
