I can't be the only one addicted to HGTV. I worked in the interior decorating business prior to working in real estate so I was aware of the amazing things to see the big picture. Paint is inexpensive and hardware is a great way to update cabinets. If your really brave you can even knock down a wall or two; provided its not load bearing wall.

I saw the summer quickly roll by with busy work days and some fun in between. I had the opportunity to visit beautiful Lake Tahoe and Virginia City as well as some lazy days on our local lakes. Its hard to believe we just had our October wine Harvest here in beautiful San Luis Obispo County. With Fall in the air and Thanksgiving around the corner the trees are turning gorgeous colors and our hill sides are becoming green once again.

Now would be a good time to think about listing your home.

We are clearly in a transitional market. In the beginning of 2012 we had 4.2 months of inventory which is down from the high of 24 months in 2008. The coast, San Luis & South County show less inventory as well, but not to the extent we do in North County.

This is good news for home owners thinking about selling. If your thinking of buying its not too late. Interest rates are still low and with rentals scarce and the price of rentals going up many are looking to make their first home purchase.

It's Great When Real Estate Leads Find You

Great advise for keeping your name out in the Real Estate Community. I love to volunteer so its a win - win for me. It also fun to have the office sponsor local events. You can volunteer time if money is an issue.

There are a lot of ways to find real estate leads, but it's always nice when the real estate leads find you. Realtors are lured into spending a lot of money trying to "get found." There are company and personal websites, click-through sites, homes-magazines, yellow pages advertising, overpriced online marketing companies that promise they can make you a Realtor goddess or at least deliver the moon and . . . ca-ching, ca-ching, ca-ching!

Ironically, a lot of these efforts are spent on the elusive online tech savvy buyer.  Approximately 89% of home buyers start their real estate search on the Internet. That doesn't mean they will pick a Realtor from that Internet search. They may, but they may not. That brings me to my point. There are a lot of people around you that have real estate needs.

How do you find people who need your real estate services?  We already know about knocking on doors, calling expired listings and visiting FSBOs, but there are other inexpensive or free ways to get known, such as:

Volunteer at your kid's school - schools always need volunteers - and there are a lot of people represented by those kids.

Sign on to do a Habitat for Humanity project. Again, there are a lot of people involved in Habitat who have real estate needs.

Talk to a local radio station about becoming a local expert on real estate. Radio stations always need a "go to" person to call up when a related topic comes up. You will be the voice of the local real estate market.

You can do the same thing with a local TV station. You become the face and the voice of the local real estate market.

Don't leave out the local paper.  They need experts too, and they love free services. Don't we all?

Offer real estate related classes to your community. People want to know about short sales, or the impact of a deed in lieu or a foreclosure. They want to know how to buy as a first time buyer. Partner with a local lender and offer a mortgage class sponsored by both companies.

Blog, blog, blog - people will find you. If you've got something to say, blog it!

Offer to help the local "Welcome Center" by developing a local information packet which is sponsored by you in "BIG" letters.

Pay for a sign that hangs in center field at the local baseball field.  Put your name, company name, phone number and website address on it. Then sponsor a game night and supply inexpensive gifts for participants. You can probably get hot dogs donated by a local grocery store.

Think outside of the box.

You want to be creative (not pushy, overbearing or obnoxious). Your goal is to stand out from the crowd. Think each idea through.  Open your eyes my friends and see the opportunities that are all around you.

I don't usually recommend companies on-line, But I recently Ordered 100 "Free" postcards to send to my clients on VistaPrint. All I had to pay for was shipping. You can opt to pay for additional goodies. I.E envelopes, upload a logo, things like that. It was easy to do and many designs to choose from. They have too many items to list and they offer "free deals" all the time!

Whats the etiquette for deleting your blogs? Are old blogs about listings to be deleted? Or should they be left for potential clients and referrals to see your work at hand? I would love feedback on how other agents are handling their own blogs.

People are saying: its best to keep them all. It might be good to add a Sold note to the comments of the sold listings with a comment of others available in the area. There you have it! What do you think?

I went to a home show over the weekend and came across one of several solar companies. One company I stopped at is now using their panels and creating a canopy to created shade, or a covered parking structured , shade by the pool or any other resourceful thingyou may dream up. I loved that they were using their product to not only be green but also serve an useful household function.
