Here is what’s happening in our area: San Miguel Recommendation: If you’re buying a home, it is important that you work closely with a highly-motivated agent who understands what’s going on with the real estate market and local economy. He/She will be able to advise you on how to get the most for your money and what homes you may want to avoid, as there are homes on the market that are not priced at their fair market value. If you’re selling your home, it’s also important that you work closely with a highly-motivated agent who understands

sellers: Make Your House Sparkle For Buyers - 12/24/08 04:47 PM
Make Your House Sparkle For Buyers A house that "sparkles" on the surface will sell faster than its shabby neighbor, even though both are structurally well maintained. From experience, REALTORS® also know that a "well-polished" house appeals to more buyers and will sell faster and for a higher price. Additionally, buyers feel more comfortable purchasing a well-cared for home because if what they can see is well maintained, they assume that what they can't see has probably also been well maintained. In readying your house for sale, consider: how much should you spend to prepare your house for sale? exterior and

sellers: Commission fees - 11/13/08 08:43 AM
I just read an article that was done by Consumers Report: It states that's of the 11,000+ people who sold or tried to sell their home over 70% were successful in negotiating the agents fees. Some fees were as low as 3 or 4 %. Most of the sellers were just as happy as if they had paid a higher rate of commission. I pose two questions wrong with this article, one, How quickly did this home sell and Two, As agents how do you feel about cutting you commission's?

centralCAliving.com By Dian HymerIn a perfect world, houses wouldn't deteriorate over time. In reality, the wear begins as soon as a house is built. Older houses tend to have more maintenance issues. But even new homes can develop problems within a few years if they were poorly constructed. Most homes are inspected for damage caused by wood pests -- such as dry rot, termites, fungus, decay and wood-boring beetles -- before they are sold. sellers: 6 MLS Photo Tips to Attract Buyers - 11/01/08 01:12 PM
This is worth repeating. It is something all agents should know. centralCAliving.com Via James Wexler, Scottsdale AZ Luxury Homes (Coldwell Banker): The new AZ Regional Multiple Listing Service has launched the FlexMLS system which vastly improves the ability to view listing photos and virtual tours. Good Phoenix area Real Estate agents will do well by their clients if they take advantage of this system to layout pictures/virtual tours to get them inside your home. Ultimately, (i think) the goal of MLS Listings is to advertise (quickly) a snapshot of your home so buyers want to go see more for themselves and

10 Steps to House Hunting with a Well-Trained Eye It sounds like a great listing - in your price range - in a good neighborhood - with features you're looking for. First impressions mean a lot - but you find the bushes are overgrown, the front hallway is covered with tacky foil wallpaper, the kitchen cabinets are painted dark brown, the living room rug smells musty, and the hardwood floors have black water marks on them. Should you head back out the door? Maybe. But to fully determine whether you should cross this house off of your list you'll need to
