short sale: Commission fees - 11/13/08 08:43 AM
I just read an article that was done by Consumers Report: It states that's of the 11,000+ people who sold or tried to sell their home over 70% were successful in negotiating the agents fees. Some fees were as low as 3 or 4 %. Most of the sellers were just as happy as if they had paid a higher rate of commission. I pose two questions wrong with this article, one, How quickly did this home sell and Two, As agents how do you feel about cutting you commission's?

Why Keller Williams Realty in Paso Robles? I was looking for some guidance, maybe a few classes to pull me through when I came back into the work force, but what I didn't realize is Keller Williams is much, much More. short sale: Do the Banks follow Any Rules when doing Short Sales - 08/16/08 11:33 PM
I had blogged a few days ago about a short sale that was going to the bank. Well unfortunately it did. It was not for a lack of trying, the listing agent and the escrow agent both did their part. It seems like the more I educate myself the faster the banks change their rules and for no apparent reason. When there was no more room for negotiating (there was a first and a second) the other agent and myself took a cut in commission, there's more, we also agreed to contribute $1500 each to the second on top of the

short sale: The 11th Hour - 08/13/08 02:20 AM
Nothing like waiting until the last minute to close the deal. I have the Buyer in a short sale and after giving money and commission to the second we now have to wait for the first to sign off and extend the sale date. It is such a mind boggling process. We have been waiting months and now in the (almost) 11th hour, we wait. The house will go back to the bank on the 14th if the first doesn't get around to doing it sooner. This whole process just amazes me. I've decided its out of my hands.

Although I've dealt with short sales. Who hasn't in this marker? I've never done one where the first and second are both held by the same bank. I was wondering do they tend to run the same way and will the first still only offer the second a small amount of money?
