Bristow Virginia - Homes for Sale - Short Sales - Making Homes Affordable $1500 Closing Cost Incentive for Sellers. According to Reality Times the Treasury, under the Making Home Affordable's "Home Affordable Modification Program" (HAMP) is expected to announce a $1,500 closing cost incentive for those who agree to short sales or deed-in-lieu deals (deed is transferred to the lender, avoiding the more costly foreclosure proceeding).

The Treasury will also pay the lender $1,000 for accepting a short sale or deed-in-lieu deal. Currently there is a provision to pay second lien holders up to $1,000 to relinquish their claim on properties.

A Short Sale occurs when the bank(s)/lienholder(s) allow the sale of the home for less than the existing mortgage balance. We can't control when financial problems arise but we can be informed and make wise decisions. Gainesville Virginia - Homes for Sale - Foreclosure and Short Sales - A Tale of Two Sellers

This past spring I went on two separate listing appointments. Both clients were behind on their mortgage payments and I explained to them how a short sale works and advised they speak with a lawyer before they proceeded so they were fully advised on their situation. Client 1 opted to go ahead and list the home for sale and price it right. Client 2 talked to a lawyer who advised to have the home go to foreclosure. Client 2 felt that they would just wait for the bank to foreclose and that would be the end of it. I advised Client 2 that based on their situation that I felt that Short Sale was the best way to go as you are showing the bank that you are trying to work something out. Client 2 did not want list at the market price and "give it away" so opted not to list the home at the time.

Client 1 had the home go under contract and went to closing in 4 months and will be able to buy again in 2 years. Client 2 called me back 6 months after the initial listing appointment asking me to list the home as the bank was still calling and had advised that the client to try to list the home before it went into foreclosure. The home was scheduled to be foreclosed on within the week. I told her I would do the best I could do and she should consult with her lawyer again so that she felt comforatable proceeding. Client 2 called me back and told me that the lawyer (same lawyer) said yes you should try to short sale. Unfortunately given the short amount of time even with a contract we couldn't stop the foreclosure process. Client 2 said they wish they had listened to me and put the house on the market in the Spring as a Short Sale that way worse case scenerio they would only be liable for the net balance rather than the whole loan that the bank was going after now. Add to that the letters and many phone calls that Client 2 has been getting from the bank since the Spring and continues to this day a Short Sale would have been a better option and far less stressful.

Overall, in July 2009, Virginia ranked 14^th in foreclosure rate amongst the 50 states with one foreclosure filing for every 511 households, according to RealtyTrac.

In Virginia, on average, median sales prices were down 8.6% in the 2^nd Quarter of 2009 over the same time period in 2008, according to the Virginia Association of Realtors.

As a Realtor I frequently get asked this question given the current economy. So I thought I would post the current guidelines. Now more than ever, it is important to know this.  When can a buyer with Bankruptcy Foreclosure or a Short Sale history buy again?

CHAPTER 7 BANKRUPTCY:    Fannie Mae 4 Year period from discharge or dismissal date

                                        FHA/VA - 2 Years

CHAPTER 13 BANKRUPTCY:  Fannie Mae 2 Years from discharge date or 4 years from dismissal date

                                         FHA - 1 Year With Perfect Payment History

More than one Bankruptcy - FANNIE MAE 5 YEAR from recent dismissal or discharge date

Foreclosure - FANNIE MAE 5 years from completion date - May have LTV restrictions between 5 to 7 years

                    FHA - 3 YEARS,  VA - 2 YEARS

Short Sales (pre-foreclosure) - 2 years from completion date

Deferred student loans - must count debt regardless how long deferred

Property recently listed for sale - Property must be off of the market prior to application date. If listed within the past six months, max. 70% LTV for cash out refinance. As a Realtor I frequently get asked this question given the current economy. So I thought I would post the current guidelines. Now more than ever, it is important to know this. When can a buyer with Bankruptcy Foreclosure or a Short Sale history buy again?

CHAPTER 7 BANKRUPTCY:    Fannie Mae 4 Year period from discharge or dismissal date

                                        FHA/VA - 2 Years

CHAPTER 13 BANKRUPTCY:  Fannie Mae 2 Years from discharge date or 4 years from dismissal date

                                         FHA - 1 Year With Perfect Payment History

More than one Bankruptcy - FANNIE MAE 5 YEAR from recent dismissal or discharge date

Foreclosure - FANNIE MAE 5 years from completion date - May have LTV restrictions between 5 to 7 years

                    FHA - 3 YEARS,  VA - 2 YEARS

Short Sales (pre-foreclosure) - 2 years from completion date

Deferred student loans - must count debt regardless how long deferred

Property recently listed for sale - Property must be off of the market prior to application date. If listed within the past six months, max. 70% LTV for cash out refinance. The rise in foreclosures and short sales has even touched the homes for sale in the Bristow VA market. Since July 2008, foreclosure filings are up nearly 12 percent across Virginia. Overall, in July 2009, Virginia ranked 14^th in foreclosure rate amongst the 50 states with one foreclosure filing for every 511 households, according to RealtyTrac.

In Virginia, on average, median sales prices were down 8.6% in the 2^nd Quarter of 2009 over the same time period in 2008, according to the Virginia Association of Realtors.

Currently there are 136 Single Family Homes listed for sale in the Bristow, VA MLS for September.

My clients and colleagues will tell you I don't like to talk about myself, but this experience had me smiling and after retelling it to one of my colleagues I was encourage to share it. Last weekend while finishing up with clients at a home inspection my cell phone rang with a number "unknown". As I have a few out of the country clients and that is how their numbers tend show up on Caller ID, I asked my clients if I could just take the call to see who it was. They smiled and said of course. The caller was indeed from out of the country (UK) and had plans to move back to the Virginia area where they grew up in the next six months.  They had called after seeing some of my properties for sale in their family's neighborhood while visiting here. They told me the would like to "Reserve Me" (American in the UK with a British Accent and slang to boot), I repeated this back and said, "You want to Reserve Me?". They said yes their family had worked with me and knew that I try to work with one client at a time, but they were not tech savvy and were having trouble getting a search set up on my web site to fit their needs. I proceeded to find out what their "Wish List"was for their new home, as well as some basic information on the needs of the whole family and told them I would get the search set up within the next day and let me know if they were getting what they wanted or if I needed to refine the search for them, that way they would be educated on the homes and market conditions when they were ready to buy.

After getting off the phone my clients said, we have to ask "What were you Reserved for?". I told them the gist of the conversation and they laughed and said "We wish we had Reserved you for our first home buying visit! If we had we would have had a much better feeling about moving here in the first place!

You see they had come to the  Haymarket area 6 weeks back due to a Company Relocation. They had a Realtor that had promised to help them but as they put it, didn't want to or know how to do her job. The Realtor showed us 3 homes that were convenient for her to view (in and out) 2 of which were Townhomes and we were looking for a Single Family Home preferably in an Active Adult community as we are approaching Retirement age! In addition she knew nothing about the properties or our areas of interest. We had asked to see homes in certain neighborhoods and didn't get to see any in those areas. We saw more homes and neighborhoods (albeit from the outside) on our own. That is how we called you, from the sign on one of your properties. We reluctantly called you on our 3 1/2 Hour drive home but were impressed by the questions you asked. To be honest we were completely turned off the Northern Virginia area as a result of the visit, but you as promised sent us a MLS HOME SEARCH based on OUR "Wish List" and needs with most of the homes hitting the bulls eye. We were very doubtful however based on our first home buying visit with the other Realtor that we would even come back to the area but my job required it. So with great trepidation, little hope of finding a home in the Haymarket area and the many obstacles you would have to overcome, (due to our last home buying visit and the other Realtor's treatment of us) you not only met but exceeded our expectations. We had more than enough homes to view that met our criteria, needs and time restraints. We even had to go back to a few homes the next day to decide which one we liked best.   You helped us find our home of choice, one that fits all the important things we need and quite a few of our wants as well. You have been more than what we expected out of a Realtor, you have listened to US, been our eyes, ears and legs to assist us when we couldn't. You have beenn there when we call or returned it in a timely fashion, our Realtor who is selling our current home doesn't even do that! When we needed to set up specific services based on our needs you found the right people for the job, even got us quotes and assisted with setting up the necessary appointments etc. We are even excited about moving to the area now as you have educated us not only about the homes and neighborhoods but the communities, activities offered, areas of interest and more! If we had Reserved YOU, the first visit would have been a much more pleasurable experience! We will make sure that when we have family, friends or colleagues looking in the Haymarket Area that they Reserve you!

I was flattered to say the least. I told them I was just doing my job. I feel it is important for a Realtor to realize that their clients time is valuable and that the time they spend with you is not to meet your needs but theirs.   It's hard enough to find the home you want and fits your needs, but to have to drive 3 1/2 hours to have your time wasted and not even get to see anything remotely close to what you wanted with all the inventory of homes available is frustrating to say the least.

Hoping that when YOU are looking for your home in the Haymarket Area that you'll want to Reserve me too!
