More homebuyer resources for first-time homebuyers in state of Tennessee. Are you looking to buy home? Is this your first home? A first-time home buyer as defined by the IRS is someone who has not owned their primary residence for the three years prior to closing. Here in middle Tennessee, THDA has programs to help first-time home-buyers with their down payment and closing costs. They have three options to choose from.

The Great Rate Program, a below market interest rate.

The Great Advantage Program, 2% of the total loan amount for the buyer's down payment and closing costs.

The Great Advantage Program, 4% of the buyer's down payment and closing costs.

These three programs allow THDA to fulfill their mission: Leading Tennessee home by creating safe, sound, affordable housing opportunities.
