advice: BEWARE: There are dangerous twins on the loose - Fear and Greed - 02/10/09 03:09 AM
My colleague and friend John Cannata of Reliant Mortgage in Frisco, TX shared some real gems below.
Enjoy and take heed :)
Leander McClain, Burlington Township Realtor & Real Estate Consultant, EXIT Buyers Plus Realty, 15 E. Broad Street, Burlington, NJ 08016 609-505-6578(cell) Leander
BEWARE: There could be dangerous twins in your area. They are called Fear and Greed!
Although these twins do not always hang out together, you will often hear about how they destroy one thing or another. It's not their fault. They were left on their own as children and had to learn about the tough world. Unfortunately, they … (1 comments)

advice: Every Day, You Must Work On YOUR Survival - 02/04/09 09:19 AM
Everyday You Must Work On YOUR Survival

Every morning in Africa,
A gazelle wakes up.
It knows it must run faster than
the fastest lion
or it will be killed.

Every morning in Africa
A lion wakes up.
It knows it must out run
the slowest gazelle
or it will starve to death.

When the sun comes up,
YOU BETTER START RUNNING!

Last year, I wrote a post titled Nothing From Nothing Leaves Nothing.  The life lesson from that post is that you take out, what you put in.

advice: Reccomended Reading: The FRED Factor - 10/22/08 02:59 AM
THE FRED FACTOR
This is a wonderful book which really helped my outlook on life.  It is a short read and should only take you an hour or so to read.  At the end of that hour, if you are like me, you have the tools to feel better about your job....no matter what that job is.
Here is a quote from the book:
"When your life is at low tide, when your professional commitment is wavering and you just want to get the job done and go home at the end of the day, what can you do?
Here's what … (4 comments)

advice: I LOVE REAL ESTATE - 10/20/08 05:15 AM
Let me say this right up front,

I LOVE The Real Estate Industry.

I also suspect that there are tens of thousands of others out there that feel the same as I do.  While so many are focusing on the state of the economy and the crumbling real estate market, I choose to focus on why I got into real estate in the first place.

I LOVE The Real Estate Industry.

You see, no one ever promised that being in this industry was going to be easy. No one ever promised that I would be able to … (12 comments)

advice: Money Saving Tip For Families With Children & Others - 10/12/08 06:53 AM

Money Saving Tip
As the economy grows tighter, smart consumers will learn to change their old habits.  One of my favorite adages is "if you paid full price, you paid too much".    Just because you have less money, does not mean that you have to drastically change your lifestyle.
Many Burlington County New Jersey families with young children face a unique challenge.  Children quickly grow out of their clothes.  As the family budget gets tighter, buying a new wardrobe is becomes a luxury that some families can no longer afford.
Fear not!
There are a number of consignment and thrift … (0 comments)

advice: I Had A BAD DAY!!!!.....Or Was It?? - 10/11/08 12:54 AM
I HAD A BAD DAY :(well not really)
Readers of my blog know that I am generally a happy guy.  My family and friends know  that even more.  I am quick with a laugh or a smile.  I always try to look at the bright side of life and I enjoy helping others.  Even when things are not going well, I am generally happy.
Well, yesterday was an exception.  Thursday on the way to work, the camshaft broke in my car (ie - you need a new engine kiddo).  I have another personal situation that I can't seem to get resolved, … (11 comments)

advice: Credit Building Tips: Now More Than Ever, You NEED Good Credit - 10/07/08 12:32 AM
To all of my real estate blog readers, especially those in Burlington Township, New Jersey.  This is excellent information shared by my buddy John in Texas. If you have young ones, teach them now about money and credit while they are young. With the current banking crisis, credit can be one of your most valuable assets
Have a great day

advice: Do You Know Someone Who Is ALWAYS Angry!!! :( - 10/06/08 12:17 AM
Do You Know Someone Who Is Always Angry?
I was talking to a buddy of mine this weekend and we were discussing an angry guy.  Someone asked the question...."why is he so angry"?  The response was...."don't worry about it.  No matter what, this guy is always angry"
I have learned that in order to improve yourself, you must first look in the mirror and be honest with yourself.  I have to admit, that I too used to be that angry man.  My anger was a result of frustration.  No matter what, I seemed to be frustrated on all sides.  The more I … (9 comments)

advice: Are you a VULTURE or a SPARROW. - 09/25/08 02:45 AM

Are You a VULTURE or a SPARROW?
One of the things that we all have to do from time to time is to be honest with ourselves.  We have to look in the mirror and determine if like what we see.
I always contend that we become similar to the people that we associate with.  If you associate with vultures, YOU are probably a vulture.  Vultures seldom attack healthy animals, but may kill the wounded or sick. They gorge themselves when prey is abundant, till they are full.  They they sit, sleepy or half torpid, to digest their food.
IS THIS HOW … (12 comments)

advice: Your Realtor Went On Vacation & Can't Be Reached? WTFO? - 09/15/08 07:08 AM
TRUE STORY

I received an offer on a home listed for sale in Burlington County, New Jersey.  The potential buyers wanted a quick 3 week closing.  The sellers were not going to be able to comply with the proposed closing date, but wanted to see if they could come to a mutual agreement.

Here's where the problem started.  Phone call, no response.  Email, no response.  Phone call, no response,......you get the picture.
A week later, I find out that there was no response because the Realtor was on vacation
VACATION?????
How do you go on vacation and not … (14 comments)

advice: If Convicted Felons Can't Vote, Why Should They Be Allowed To Buy Real Estate?? - 08/28/08 02:24 AM
Allow Me To Digress for a moment.
It recently came to my attention that in some states convicted felons are not allowed to vote.  Voting is a civil right and you forfeit certain rights, temporarily anyway, when convicted of a serious crime.  Some state disenfranchise convicted felons.  This means that they are not allowed to vote even after they have finished serving their sentence.  Now I understand that there is some case law that supports this (I am not a lawyer, nor do i play one on TV). But somehow, this doesn't seem fair to me.
So why are these same convicted … (9 comments)

advice: My Weekend Off - 08/25/08 03:07 AM
Hello All,
This past weekends was one of those weekends that I took off.  I mentioned in one of my prior posts that I do not work 24 hours a day  (http://activerain.com/blogsview/601325/Are-You-Available-24).
Saturday, I went the wedding of my first cousin Candace D. Pryor.  Candace married Mark Frederick Brown.  The service was held at the Holy Trinity Lutheran Church in East Orange, N.J. and the reception was held at the Newark Club (http://www.newarkclub.com/).  The wedding was even presented in the New York Times. http://www.nytimes.com/2008/08/24/fashion/weddings/24PRYOR.html.
The Newark Club was a beautiful venue.  It is located on the 22nd floor of One Newark … (4 comments)

Find An Ally - No matter how good you are, you can't be in all places at all times.  Find someone who you trust.  This person should share your goals, values and dreams for the future.  Now I am not suggesting a formal partnership.  Rather, someone who will be there to step into your shoes when you are not available (i.e. … (14 comments)

I thought I would give some advice to the New Real Estate Agents.  As I started writing, I realized that there was too much to write in one post.  So, this is  Part 1 of a series titled The Benefit Of My Wisdom
I hope you pick up at least one valuable point that will help you with your business
Two of my main philosophies are:

Give With A Leading Hand - Joe Stumpf

advice: How Do You Write Your Agent Bio? Put Your Best Foot Forward & Write Something Unique (Lose the Boilerplate!) - 08/16/08 12:26 AM
Newbies & Seasoned agents.  Here is some excellent advice from Mary Pope-handy.  Go to her home page and read her bio.  See what you think.  I think she has done an excellent job.
Today I got a postcard from an agent who's relatively new to the business. It appears that she studied a number of other agent's biographies and "about me" pages to figure out what to write about herself, because she copied at least part of the  description word for word. I'd seen it many times before, so could not resist the thought of Googling it.Here's a snippet of what … (3 comments)

advice: Wise Men (Women) Versus Fools: "Here's Your Sign" - 08/15/08 04:55 AM

One of my favorite comedy routines is Bill Engvalls "Here's Your Sign".  Engvall describes people who ask questions to which the answers should be obvious, and in the process, Engvall declares these people to be stupid.  Engvall then metaphorically gives these people a sign declaring their stupidity to the general public.
Any Realtor (Newbie or Seasoned) has at one time or another run into someone who is deserving of a "Sign".  Then I started thinking about the quote "A Wise Man Can Learn From A Fool"
So the next time you run into a "Fool", use the experience to y … (10 comments)
