Attention home sellers. If you really want to sell your house, let Realtors working with buyers show it. I was recently working with a home buyer that needed a home as soon as possible. She really wanted to see a particular house but the sellers would not cooperate with reasonable showing requests. Instead, through their Realtor, stated "we will only allow showings this Sunday from 2:00 pm to 3:00 pm. The buyer was not available at that time and gave up on seeing the house. I showed her a few more houses in the next couple of days without any issues

I am a firm believer that smart buyers who really want a particular home should never make ridiculous offers and here's why. Well, the horror stories I have been hearing are now up front and center. I have been working with an FHA buyer. We looked at about 15 homes in the area he is interested in. He made two full priced offers on two properties and he did not get them because he was not "highest and best". On the third property, priced lower than the other two with more square footage, he offered below list price with seller concessions. His offer was accepted. I have been working with a home buyer in Southeast Michigan and we have seen 25 homes in his price range. We have written a few offers but nothing accepted yet. I showed the buyer a few more homes yesterday all within a 1 mile radius. We will write an offer on the one that is the least expensive and in the best condition. Every year I order the results of the National Association of Realtors (NAR) Survey of Home Buyers and Sellers. I am particularly interested in How the Buyer Found His or Her Home in the last year because that determines where my marketing efforts will go to sell the homes that I list. Because the numbers pertaining to open houses are so dismal, it is no longer a category in the survey results. I do understand that open houses were more successful before personal computers and the internet but now, approximately 90 percent of buyers begin their home search on the internet.

It is time to vent. I am a RE/MAX Associate Broker/Attorney representing home buyers and sellers in Oakland County Southeast Michigan. I have a short sale listing where the seller has already submitted the hardship package to the bank. We have recently had a flood of offers and I immediately submitted them to the bank. I then called three times during the week that followed and finally, after one week spoke to a "loss mitigator" who I could barely understand due to a heavy foreign accent. I suspect this bank is outsourcing this task to India. That said, they have ordered

November 2008 home sales figures for Oakland County Michigan, as compared to November 2007, give cause for cautious optimism. For the county, sales are up 32% and listings are down by 18%. However, sale prices continue to drop. In Troy, Michigan median sale prices were down by 15% and in Royal Oak and Ferndale, prices tumbled by 21% and 41%, respectively. On the other hand, Birmingham and Bloomfield Hills saw inreases of 13% and 61%. So long as we don't see an increase in bank owned homes on the market we should start to see some stabilization of the housing market. If
