troy michigan real estate: Attention Home Buyers! It Pays to be Nice. - 07/17/10 04:39 AM
I am an associate broker/attorney with RE/MAX Showcase Homes in Birmingham, Michigan. I frequently represent home buyers in southeast Michigan. I am a firm believer that smart buyers who really want a particular home should never make ridiculous offers and here's why. Unless the home you are interested in is bank owned, the seller has personal feelings attached to it. The seller may have raised a family there and/or taken great pride in upgrading and maintaining the home. The home may still have the growth chart on a door frame showing how tall Joey was when he was 3 years old on up. The … (12 comments)

troy michigan real estate: FHA Appaiser Does Hatchet Job and Kills Transaction - 01/22/10 09:28 AM
Well, the horror stories I have been hearing are now up front and center. I have been working with an FHA buyer.  We looked at about 15 homes in the area he is interested in. He made two full priced offers on two properties and he did not get them because he was not "highest and best". On the third property, priced lower than the other two with more square footage, he offered below list price with seller concessions. His offer was accepted. The FHA appraiser just came back with an appraisal at 62% of the sale price. The FHA appaiser … (8 comments)

troy michigan real estate: How to Pay Off Your Troy Michigan Real Estate Mortgage Early - 01/18/10 01:48 AM
Few things sound better than paying off a thirty-year Troy Michigan real estate mortgage early.  Not only will you be free of mortgage payments, you could also save thousands of dollars in interest payments over the life of the loan.  Here are four ideas to help you pay off your mortgage early:
Apply any windfall monies you receive to your mortgage balance.  Be sure to indicate that this is an extra payment and should be applied exclusively to your principle. Make bi-weekly mortgage payments.  Making exactly one-half payment every two weeks will add up to a total of twenty-six half payments … (0 comments)

troy michigan real estate: Troy Michigan Real Estate Home Owners: Stay Safe When Working With Electricity - 01/11/10 02:35 AM
If you own Troy Michigan real estate, chances are you’ll have to work with electricity in your home at least once.  You might have to replace a broken ceiling fan or install a garbage disposal.  Always keep these things in mind when with working with electricity:
Turn off the power at the main panel box.  If you only flip off the switch, you’re in danger of receiving an electrical shock that could prove fatal. Use a voltmeter to test the wires after you shut off the power. Thoroughly read all the instructions, including the safety information, that come with the item … (2 comments)

troy michigan real estate: Do You Want Honest Feedback or Not? I do! - 01/01/10 01:21 AM
I have been working with a home buyer in Southeast Michigan and we have seen 25 homes in his price range. We have written a few offers but nothing accepted yet. I showed the buyer a few more homes yesterday all within a 1 mile radius. We will write an offer on the one that is the least expensive and in the best condition. The online requests for feedback came and I gave it to the two realtors whose listings have been excluded by my buyer. "Considering the condition of the home, it is overpriced." The agent responded with, essentially, an … (5 comments)

troy michigan real estate: It's Time For Realtors to Stand Firm on Not Doing Open Houses - 12/26/09 01:19 AM
Every year I order the results of the National Association of Realtors (NAR) Survey of Home Buyers and Sellers. I am particularly interested in How the Buyer Found His or Her Home in the last year because that determines where my marketing efforts will go to sell the homes that I list. Because the numbers pertaining to open houses are so dismal, it is no longer a category in the survey results. I do understand that open houses were more successful before personal computers and the internet but now, approximately 90 percent of buyers begin their home search on the internet. … (220 comments)

troy michigan real estate: Troy Michigan Real Estate: Why FSBO Isn’t the Way to Go When Selling Your Home - 12/08/09 02:04 AM
If you own Troy Michigan real estate and are thinking of selling, whether you have a single-family home or condo, For Sale by Owner (FSBO) sales aren't near as successful as those sold by real estate agents. In fact, by 2006, the average price for a FSBO home was at least $50,000 less than agent-run sales.
Why is that? Are agents, including Troy Michigan real estate agents, just naturally better at it? Although I'd love to say yes, the reality is that there are just some things FSBOs don't know. Because they don't know it, they make mistakes. Some of the … (0 comments)

troy michigan real estate: Thank You Birmingham For First Night - 01/01/09 11:51 AM

Every New Years Eve, our family attends Birmingham's First Night, an alcohal free event sponsored by The Cultural Council of Birmingham /Bloomfield. The evening features live entertainment and crafts geared toward families. This year's performances were well worthwhile. The magic by Jason Hudy featured a levitating illusion that wowed the crowd. Puppeteer Brad Lowe was first provided an explanation of how marionettes are made. He then performed a soundtracked show about a fisherman who caught a magic fish that he let go. When the fisherman's wife learned about this, she nagged the fisherman to return to the fish and ask to have her wishes granted which, … (2 comments)

troy michigan real estate: 2008-Another Bad Year For The For Sale By Owner (FSBO) Seller - 12/28/08 03:38 AM
The National Association of Realtors (NAR) has recently published its 2008 Profile of Home Buyers and Sellers which is based on a survey of approximately 10,000 people who bought homes between July 2007 and July 2008. During this period of time, the average for sale by owner (FSBO) home seller did poorly. According to the data, FSBO sellers only had a 7% chance of selling to someone that they did not already know. To make matters worse, that FSBO home seller sold the home for 29% less than he or she would have had they used the services of a realtor … (0 comments)

troy michigan real estate: The Catch With Bank Owned Homes - 10/02/08 09:19 AM
Today I began working with a new buyer who wants to start by looking at bank owned homes because, naturally, she wants to get a "good deal". We looked at three homes and they were complete disasters. One had terrible structural problems. The other two had water and mold problems. None of these homes are financeable due to their condition. In other words, unless the buyer is paying cash, she will not be able to get a mortgage loan. Now, some will say, "well, there is a program with the bank where I can get money for the repairs." O.K. then. … (5 comments)
