&lt;p&gt;DESCRIPTION: Model and toy train experts will be on hand with exhibits and informative demonstrations to entertain the whole family! The event includes operating train layouts in a variety of sizes and scales, how-to hobby demonstrations, tables upon tables of shopping at the hobby marketplace and much much more. Diehard train collectors and novice hobbyists will find it hard to resist the lure of the world&amp;rsquo;s greatest hobby!&lt;br&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Spend the day visiting operating train layouts provided by local toy train enthusiasts who represent a variety of scales and gauges. See huge operating railroads that are intricately detailed to familiar local scenes of the past and present or that exist only in the designer&amp;rsquo;s imagination. Get a chance to see the only hobby where you can be the city planner, structural engineer, and conductor all at the same time.&lt;br&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The show has informative demonstrations and clinics scheduled throughout the weekend. There will be seminars on topics like starting a layout, developing scenery, and maintenance. If there isn&amp;rsquo;t a seminar geared to your question, all you have to do is ask.&lt;br&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The hobby market offers thousands and thousands of model and toy trains from all the leading manufacturers. Young &amp;ldquo;conductors&amp;rdquo; will find Thomas the Tank Engine on sale, plus everything needed to start their very first layout. Shop for scenery supplies, hobby tools, and the latest how-to hobby videos and publications. There will also be a huge selection of train parts, train accessories, and die-cast vehicles. The show is being expanded by 10,000 square feet just for this event, meaning there will be more layouts - more selection - more trains - more to see!&lt;br&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Admission for Greenberg&amp;rsquo;s Train &amp;amp; Toy Show is $7 for adults and admission is good for both days.       <description>&lt;p&gt;&lt;strong&gt;How to Lock Your Car and Why &lt;/strong&gt;&lt;br&gt;I locked my car --- as I walked away I heard my car door unlock I went back and locked my car again three times. I looked around and there were two guys sitting in a car in the fire lane next to the store. When I looked straight at them they did not unlock my car again. &lt;br&gt;How to lock your car safely - &lt;br&gt;While traveling, my son stopped at a roadside park. He came out to his car less than 4-5 minutes later and found someone had gotten into his car, and stolen his cell phone, laptop computer, GPS navigator briefcase.....you name it... &lt;br&gt;&amp;nbsp;He called the police and since there were no signs of his car being broken into - the police told him that there is a device that robbers are using now to clone your security code when you lock your doors on your car using your key-chain locking device.. &lt;br&gt;They sit a distance away and watch for their next victim. They know you are going inside of the store, restaurant, or bathroom and have a few minutes to steal and run. The police officer said to manually lock your car door-by hitting the lock button inside the car, that way if there is someone sitting in a parking lot watching for their next victim it will not be you. &lt;br&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;When you hit the &lt;em&gt;lock button&lt;/em&gt; on your car upon exiting...it does not send the security code, but if you walk away and use the door lock on your &lt;em&gt;key chain &lt;/em&gt;- it sends the code through the airwaves where it can be stolen. Something totally new to us...and real. &lt;/span&gt;&lt;/strong&gt;&lt;br&gt;Be aware of this and please pass this note on...look how many times we all lock our doors with our &lt;em&gt;remote&lt;/em&gt;...just to be sure we remembered to lock them....and bingo someone has our code...and whatever was in the car...can be stolen.&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>I just dont understand buyers using multiple agents!!</title>
      <description>&lt;p&gt;Okay, so after only an hour of sleep due to thawing my frozen pipes with a hair dryer all night, I was contemplating cancelling a buyer showing.&amp;nbsp; The lead came in from Zillow a few days ago and I was all set to meet them today to show 3 homes in Drexel Hill, Pa.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Upon arriving at the first home I noticed their car in the driveway and approached so they knew I was there and ready to go.&amp;nbsp; I noticed they were reviewing a folder of information that looked very familiar.&amp;nbsp; After closer review, i realized it was folder from the top agent in my office.&amp;nbsp; I asked them how they knew him and they proceeded to tell me that he showed them 3 houses this morning.&amp;nbsp; Well, I was totally stunned and didnt really know how to react.&amp;nbsp; After carefully prying for more information, I was a little excited to know that they did not sign a buyer agency contract with anyone.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;However, as we toured the house it became very clear that one of them had already seen the house before. After a brief converstaion I learned that another agent had shown them the property a few days ago.&amp;nbsp; When I asked why they didnt contact her to show it again or use the agent from my office, they really didnt have a response.&amp;nbsp; After the other house and discussing some options I found out that they are using about 5 agents at least to show homes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I know I should have asked more questions to get to the real reason why this is happening but at this point I just wanted to go home and make sure I still had running water.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can anyone explain the benefit of using multiple agents or the reasoning behing this.&amp;nbsp; I feel as though they just look at us (agents) as door openers without any consideration for&amp;nbsp;our time and effort.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Snow and Ice removal in Horsham Township </title>

&lt;p&gt;The following are a few things that you can do to help ensure a safe and happy winter for yourself and Horsham Township. In order for the Highway Department to most effectively remove snow and ice from the streets, please keep in mind the following:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;Once snow accumulates two (2) inches or more and until the roadway is cleared by the Highway Department, no vehicle, trailer, boat or camper may be parked in the roadway. Violating this regulation could result in a fine. &lt;/li&gt;
&lt;li&gt;Keeping sidewalks safe is an important winter concern. Residents must clear snow, sleet and ice from sidewalks in front of their property no more than 24 hours after a storm. For stubborn icy spots, be sure to use ice control methods such as salt. Sidewalks should be swept free of salt remains after snow melts to prevent deterioration of the concrete. &lt;/li&gt;
&lt;li&gt;It is impossible for snowplows to avoid having snow placed at bottom of driveways. A helpful hint is to shovel snow in driveways to the right side of the driveway (as you face the road) and clear the area immediately to the left of your driveway. &lt;/li&gt;
&lt;li&gt;For your safety, please help the Horsham Fire Company by clearing snow away from the fire hydrants in front of your property. Also, please clear the snow from any storm sewer drain in front of your property to avoid flooding and ice conditions once the snow starts to melt. &lt;/li&gt;
&lt;li&gt;Trash cans and recycling containers may not be placed on the street. This inhibits the snow plows from doing their job. Please place your trash cans and recycling containers on the lawn or curb in front of your property. &lt;/li&gt;
&lt;li&gt;Remember it is illegal to shovel, blow or plow the snow from your driveway and/or sidewalk into the street. &lt;/li&gt;
&lt;li&gt;Be sure that your mail box is properly and securely installed to avoid damage from flying snow from snow plows. It is the Township's policy not to replace mailboxes that are damaged during the normal course of clearing a road. Only mail boxes that are hit directly by the snow plow will be considered for reimbursement. Reimbursement is limited to the cost of a standard mailbox. &lt;/li&gt;
&lt;li&gt;The Highway Department works extremely hard to make traveling on Township roads safe for everyone. In the event of a storm, snow will be plowed first on main streets, next on secondary streets, and finally on cul-de-sac and dead-end streets. Please be patient and allow ample time for them to arrive in your area. &lt;/li&gt;

      <description>&lt;p&gt;According to Trend MLS here are some stats for Whitpain Township which included Blue Bell in Montgomery County for the past few months:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In October 2008 there was 27 units listed for sale with an average list price of $691,693.&amp;nbsp; During the month there were 14 units under contract and another 10 that sold.&amp;nbsp; Average sale price for sold listings was $361, 052.&amp;nbsp; Days on market stood at 127.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Busy weekend but not productive enough.</title>
      <description>&lt;p&gt;As this weekend comes to a close I reflect on a semi productive week and weekend.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This weekend I was able to finalize by business plan and 411, get organzied for a few meetings this week, put in two offers that seem like they have a very good chance and organize my prospecting list.&amp;nbsp; At the top of my list was to get my database in order and send an email blast but never did that.&amp;nbsp; Another holdoff with no good excuse.&amp;nbsp; This weekend I was also able to preview 10 homes in my farm area of Saw Mill Valley in Horsham , PA and also reconnect with some old friends.&amp;nbsp; I will be blogging again about my farm area the more that I learn about it.&lt;/p&gt;
&lt;p&gt;While this was a good weekend I still feel guilty as I know there is a lot more I can be doing.&amp;nbsp; Why didnt I call more people, why didnt I have an open house.&amp;nbsp; Thankfully I am even running out of excuses to tell myself yet I am excited to get this week started and get into a groove of going back to the gym and a daily prospecting schedule..&lt;/p&gt;
&lt;p&gt;I guess the best I can ask for is do something better and more each and every day and to have patience and hopefully good things will come!&lt;/p&gt;

      <title>2009 Business Plan and 411 nearly done!</title>
      <description>&lt;p&gt;With only a few weeks left in the year I have been working fevershily to get my business in order and to start taking action.&amp;nbsp; For the past few weeks I have tweaking my business plan and learing how a 411 can enhance my business and help keep me motivated.&lt;/p&gt;
&lt;p&gt;For 2009 my goals are:&lt;/p&gt;
&lt;p&gt;8 Mill in Productions which equates to 33 transactions needing 88 listing appointments and 58 buyer appointments annually.&amp;nbsp; This seemed like an overwhelming number at first but not when broken down weekly.&amp;nbsp; It equates to roughly 3 appointments per week.&amp;nbsp; Sounds very manageable.&amp;nbsp; Now comes the part of putting the plan in place and determining the best way to get the appointments.&amp;nbsp; The days of staying at the office for 12 hours making calls and planning my next attack to reach my goals.&amp;nbsp;&lt;/p&gt;

      <title>Upper Dublin and Horsham Tax Update</title>
      <description>&lt;p&gt;&lt;strong&gt;Upper Dublin&lt;/strong&gt;&lt;strong&gt; taxes to go up 3.9 percent&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Upper Dublin Township's Board of Commissioners approved a $24.8 million budget for 2009 that includes a 3.9 percent increase in real estate taxes. The budget, which is approximately $164,320 less than the 2008 budget, will cut spending all-around while allowing the township to purchase a $600,000 fire truck. A home assessed at the township's average of $195,000 will have a tax bill of $33 more than under the 2008 budget. &lt;br&gt;&lt;em&gt;Source: The Ambler Gazette; 12/12/08&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Horsham residents continue to pay 1 mill in 2009&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The property tax rate for Horsham residents will remain at 1 mill in 2009, the same it has been since 2002. Township officials passed the new budget at $26 million, which includes a $12.8 million fund for operating expenses. Homeowners in Horsham with a property assessed at the township average of $178,000 will continue to pay $178 in taxes in 2009.&lt;/p&gt;
