Wake Forest NC is a small town right outside of Raleigh NC with a rich, historic background! Many people to this day still confuse the town of Wake Forest with where the Wake Forest University is located. Unfortunately, that is not the case. The University moved to its current location in Winston-Salem, NC back in 1956 but that’s another blog post altogether.

Wake Forest NC Tree Seedling Giveaway - March 3 Starting at 8:00am! - 02/29/12 05:50 AM
The Wake Forest Urban Forestry Advisory Board (UFAB) will have its 6th annual tree seedling giveaway on Saturday,March 3, from 8am - 1pm (or until they run out of seedlings) at Centennial Plaza at 301 S. Brooks Street in historic downtown Wake Forest NC.

There was incredibly activity in the Wake Forest NC Real Estate Market last week! It seems the Spring Market is most definitely knocking on our door. No pun intended - okay, well maybe a little pun! ;)
There were 22 shiny new listings added to the Homes for Sale inventory last week and NONE of them were short sales! The price range for new listings ranges from $84,000 - $684,900 with a variety that includes townhomes, starter homes and luxury homes. The breakdown of the new listings last week is:

Both buyers and sellers of Real Estate have closing costs associated with the transfer of real estate. "Moving Midway" Presented by the Wake Forest Historical Museum - 02/25/12 12:57 PM
The Wake Forest Historical Museum will be presenting the documentary film "Moving Midway" tomorrow, February 26 at 3:00pm. This film documents the moving of the 1848 home, called Midway Plantation, and it's outbuildings 3 miles to save it from encroaching comercial developlment and to preserve it's rich history.
The viewing of this documentary is FREE to all members and residents of Wake Forest NC. Refreshments will be served and if you need more information you can contact Carol Pelosi.

I actually wrote this post quite a few years ago but the same thing happened yesterday. I had a buyer in my car and we passed a FSBO. My buyer wanted the information about the home so we stopped and called. Even though what happened below was 2 years ago - the SAME thing happened yesterday. Answer: "If you are in Wake Forest you are in the WRONG PLACE!" I posted almost a year ago about the misconception that the Wake Forest University is located in Wake Forest NC. Now, we all know that one person can't change the thinking of the masses but I thought it was worth getting the information out again.

Clearly the market has become more active since the same time period last year in Percentage of List Price received, Pending Sales, both Average and Median Sales Prices are up and another great indicator of a rebounding market is the number of closed sales.
January 2012 had a +85.7% increase in Homes that Closed compared with January 2011. It is important to keep in mid that the Days on Market though has increased. Both the Median Sales Price and the Average Sales Price for Wake Forest NC Real Estate increased since the same time period last year. The Median Sales Price increased by +23.7% and the Average Sales Price increased by +7.8%. It is good to see both number moving in the positive direction - my only concern would be for them to increase TOO quickly!

Do you know the difference between the Average Sales Price and the Median Sales Price? Many people get the two confused and more often than not believe the two are interchangeable and that is the furthest from the truth.
The Median Sales Price is when one is given a group of sales prices it will be the one in the middle. That means that 50% of homes sold for more and 50% of homes sold for less. On most Listings Appointments I bring up the Absorption Rate of Wake Forest NC and I am more often than not met with a glazed over look like I am talking jibberish. Wake Forest NC has a vast variety of homes for sale from Townhomes to Estate Homes! There are different styles, sizes, and neighborhood locations available but two price points have consistently remained the most robust and those are the $200,000 - $299,999 and $300,000 - $399,999 price range.
There were 697 Active Listings on the Market in Wake Forest NC in January of 2012 which is down -29% when compared with January 2011. Of those total Active Listings in January 2012 close to half of them (46%) were within the $200,000 - $400,000 price point.
