First Time and Repeat Home Buyer Tax Credit 
 Deadline:  April 30, 2010
Time is quickly approaching for the 2010 Homebuyer Tax Credit to expire!  In order to qualify for the Homebuyer Tax Credit you must have a a binding, signed contract by April 30, 2010 which then must have the purchase completed by June 30, 2010.
There are two different credits available - you do not have to be a first time homebuyer to qualify!!

Mortgage Note?  Promissory Note?  What's the difference?  Check out my good friend Nevin Williams' post for the clear definitions of a Note and what it means in the real estate transaction!  
While you're at it take a peek at the latest interest rates.  Mortgage rates are fantastic at this point so why wait?  With mortgage rates this low and, if you are a first time homebuyer, add in the $8,000 Tax Credit, you are able to buy more home for your money than most any other time in recent history!

The following graph breaks down the number of ACTIVE listings on the market in Wake Forest NC for August 2009.  The price points are broken down and as you can see Wake Forest NC has a healthly selection of homes in the Price Point of $200,000 - $300,000!

With all the buzz about the $8,000 Tax Credit and the limited time left to take advantage I thought I would also remind you of the USDA Loan Program!
The USDA Loan Program allows 100% Financing for qualifying properties!  Yes, 100% Financing!  Much of the Wake Forest NC area falls within the boundaries to qualify for this exceptional program.  In addition, almost all of Franklin County which has Youngsville and Franklinton qualify.

Nevin Williams has done it yet again!  In a clear and concise post he has managed to highlight the benefits of homeownership, emphasize the $8,000 Tax Credit (only available for a short time), explain the method for tax deduction for the TI portion of your PITI (if you don't get that JUST READ his post) and, of course, make me laugh!

I have had several phone calls and emails regarding the tax credit so I thought this post might serve to answer a few of the FAQs!
