buyer advice: Before You Sign That Buyer Agency Agreement...... - 02/06/11 07:46 PM
As a Realtor® there are several "duties" that I owe to my buyer clients by entering into a Buyer Agency Agreement.  Did you know, as a Buyer that you have specific duties as well? In North Carolina if a Buyer enters into a Buyer Agency Agreement a Buyers duties are:
Work exclusively with Firm for the term of the Agreement Pay Firm, directly or indirectly, the compensation agreed upon in the Agreement Comply with reasonable requests by the Firm to supply any pertinent financial or personal information needed to fulfill the term of the Agreement Be available for reasonable periods … (42 comments)

buyer advice: Observations From The Road - A Realtor® Turned Buyer: Outdoor Flyers - 11/14/10 08:38 AM
This past week was filled with family, fun and sun!  And a little house-hunting.  Okay, a LOT of house hunting!  It was wonderful to take off my Realtor® hat and not answer the phone (I did occasionally), not answer the emails (unless they were critical) and to just enjoy my family and time away from home. It's always interesting to see what is going on real estate wise in other parts of the country, different terms that are used and how homes are advertised.  This trip was no exception and the lessons learned were invaluable.  Through a series of posts I … (69 comments)

buyer advice: Four Walls and A Roof Do Not Make A Home - 10/24/10 11:36 PM
Four Walls and A Roof Do Not Make A Home I meet all kinds of buyers every day.  And, I do mean, ALL kinds.  I meet first time homebuyers, seasoned buyers looking to move up or even downsize, young couples, families, and every type in between.  Regardless, all of them have one thing in common when they come to me, they want to buy a house, of course.  More often than not the buyer will present me with a laundry list of wants/needs.  Actually, I am starting to think that there is a script that they all read; I know the … (26 comments)

buyer advice: Who Wants A PopTart? They're Quick and Easy but Really Not Satisfying! - 10/08/10 04:31 PM
Do you know what a PopTart is?  Besides the yummy, sugar-filled breakfast treat it is also the nickname given to Real Estate agents that "pop up" and run out the door at the drop of a hat when a buyer or seller calls.
If that is what you are seeking in a Real Estate agent then I am not be the one for you. I love it when I receive emails and phone calls from people that are interested in moving to the area or need help in selling their current home - That's a given.  I take my job … (24 comments)

buyer advice: Just Because It's A Buyer's Market Doesn't Mean You Can Wait! - 10/08/10 03:35 PM
Just Because It's A Buyers Market Doesn't Mean You Can Wait!
A Buyer's Market doesn't just mean there are a ton of houses for sale at great prices.  It also means that there are other buyers out there that are taking advantage of this historic time! If you are SERIOUS about buying a home right now then get your ducks in a row and get off that fence!  I have witnessed on several occasions now a buyer that finds the right property at the right price - woo hoo!  It's magic!  Well, not quite.  The buyer will hesitate to put … (4 comments)

buyer advice: Does Size Really Matter? - 10/03/10 04:12 PM
Does Size Really Matter? One of the most important factors, it seems, for home buyers is the square footage of a home.  I have had buyers say they want a 2200 square foot house and they won't even consider previewing a home that has only 2100 square feet.  That's when I have to step in and advise them on the unreliability of calculating square feet.  You see, you can have 10 different people measure a home and you will come up with 11 different measurements! In the State of North Carolina Realtors® are not required by Real Estate License Law or … (22 comments)

buyer advice: Is This A Bad Neighborhood? - 08/17/10 06:52 PM
Is This A Bad Neighborhood? There is almost NO other question I hate worse than this one from a Buyer.  I don't know what YOUR definition of "bad" is as it is all relative.  What is not desirable to you may be perfectly acceptable to another.  We all see things differently. When I represent a buyer it is my obligation to show them EVERY home that meets their needs.  If you are moving to Wake Forest NC and you give me criteria to work within when researching homes for you then you can rest assured that I will let you know … (111 comments)

buyer advice: Real estate sales is a service business. So please understand when we ask you to schedule our time in advance. - 08/15/10 11:46 PM
I have been pondering a post of my own recently to address just this!  Fortunately, a wonderful colleague in Georgia has already said it so succinctly!
Thanks, Richard, for this very enlightening post for both buyers and sellers.  I would LOVE to be able to help each and everyone at a moments notice but it just isn't possible.  In this world of instant gratification it can be hard to live up to expectations - I do my best!

buyer advice: Buying A Home With Restrictive Covenants? Do Your Research First! - 08/15/10 09:25 AM
Many homes for sale in Wake Forest NC are located within subdivisions that have Restrictive Covenants and are subject to regulation by the Owner's Association.  For that very reason, it is CRITICAL that you review the Restrictive Covenants and Bylaws PRIOR to signing an Offer To Purchase Contract.
It is your Real Estate Agents responsibility (Buyer's Agent) to provide you with the covenants prior to signing the Offer To Purchase.  After reviewing you will not only need to sign the Offer To Purchase, provided you accept the Restrictive Covenants, but also the Owners Association Disclosure and Addendum if the purchase is … (12 comments)

buyer advice: Buyers: What Your Realtor Needs From You - 08/02/10 08:56 PM
A colleague of mine posted this simple yet brilliant list of "must do's" for every buyer out there.  I have to agree on all points but it is especially true that if a home is on the market now, meets your needs and is priced incredibly well it won't last long at all!   So, please, be sure to check your emails and return my calls - if it sells, it sells..... Thanks Holly for allowing us to reblog this great post!

ALL Homes For Sale in Wake Forest NC Have Home Warranties in August 2010! - Ask Me!
I have been fortunate to call Wake Forest my home for many years!  I blog about it non-stop, I get out and meet the business owners and residents.  It is wonderful to walk downtown and wave to all the people that I know.  It can be like that for you, too!

buyer advice: I Am A Local Real Estate Expert - Zillow Is Not - 07/31/10 12:06 PM
I Am A Local Real Estate Expert - Zillow is Not Whether you are thinking of buying a home or possibly selling your home you more than likely have stumbled upon Zillow and thought you hit the mother-load of real estate information!  It's a fancy site with Zestimates, has homes marked on a map that are either currently listed or have recently sold, and you can spy on your best friends home on the other side of town to see what it's worth and that's cool, right?  Wrong!  Well, if spying on your neighbor is cool to you then that's your … (221 comments)

buyer advice: What Role Does Earnest Money Play in Purchasing a Home? - 07/17/10 07:28 PM
What Role Does Earnest Money Play in Purchasing a Home?
Earnest Money - EMD - Deposit - whichever term is used in your locale it is extremely important to know what it is, what it is used for and what the appropriate amount is.  I have an unfortunate example that can answer those points and show the necessity of Earnest Money.
I have a buyer couple from out of state.  They are the nicest, most hard-working, upstanding people that you would ever want to be around.  They placed their property for sale in the "other" state with Agent X so that … (19 comments)

buyer advice: I Have a Crystal Ball and I Can Price Your Home Over The Phone - $5.99 per Minute & Standard Rates Apply - 07/02/10 12:44 PM
So, you're thinking of selling your home in Wake Forest NC!  It's a crazy market right now so, first of all, I applaud you for your understanding that many homes aren't getting SOLD as quickly as they used to.  That's not to say that there are some homes that no sooner hit the market and they are pending but there is a reason for that.  They are PRICED appropriately for TODAY'S real estate market! I received a call the other day from a potential home seller in Wake Forest NC.  It certainly illuminated a light bulb for me!  They had called … (27 comments)
