I don't know if things are different in other parts of the country, my particular specialty is real estate in and around Charlotte NC. But around here, part of the due diligence on purchasing a home is in obtaining a new survey. We're old school here in North Carolina. Our surveyors operate on the old method of metes and bounds. And you need a new survey to know where your corners lie (you may want a fence at some point, a storage shed, a pool, etc). I write this, hoping that many of you out there who slam real estate teams, will see it and understand perhaps that all are not created the same.
Several comments I've read lately on other blog posts indicate that mega-producers let things 'slip through the cracks' and 'hire $10 per hour assistants to do the leg work', etc.  Implying that teams are bad.

Why, oh why, do the powers that be always think the answer to growth is a building moratorium?  The county manager for Cabarrus County (that's Concord, Harrisburg, Kannapolis NC) is apparently panicking at the current rate of growth and wants a moratorium to slow it down. 
Granted-this area is undergoing dramatic change.  The new Concord Convention Center opened last week, new subdivisions are multiplying like rabbits, new retail is opening everywhere, schools are bursting at the seams.   And you know, the sacred cow of property tax isn't even something that's been a problem here.  Sure, we're low compared to most of the country … (2 comments)

Please hear me out before you slam me.
There are several agents in our marketplace who purport to be Exclusive Buyer Agents.  They refuse to take listings at all, period, end of discussion.  Their reasoning for this is that it's better for buyers if you're completely, totally focused on one end of the business.
I disagree.
Now, I'm not saying that buyers don't need representation.  You do, absolutely, need specific, dedicated representation on your behalf.

So what does this REALLY mean, when an agent says this?
Short version:  Go to Hell!  Not all situations qualify for this translation.  This one is reserved for the sellers who call you and want you to sell their house for a crazy low commission or fee-not to list with you, mind you-but just for you to earn if you go find a buyer for them.  I'll give you an example:A seller emailed me last week and asked if I would sell his home.
Sure!  I know the neighborhood and the pricing and the builder, ready to roll.

So can someone tell me when, precisely, it became okay for a listing agent to try and cut me out of a deal?  I know, it happens all the time, but it ROYALLY ticks me off.

Here we go again...one of our local county commissioners, the esteemed Coy Privette, has introduced a resolution that the official language of Cabarrus County NC (that's Concord, Harrisburg, Kannapolis, Mt Pleasant, Midland) be designated as English.
For all practical purposes, it means that all government documents, meetings, minutes, policies, etc be in English and English only. 
Mr Privette's position is that putting this resolution into place sends a message that our Hispanic residents (because let's be honest, this isn't directed at anyone else) that they need to learn English to be welcome in Cabarrus County.  Similar legislation is being proposed all over … (11 comments)

This is feedback I just received on a listing in a neighborhood where the other houses are keeping values from reaching their market potential!  We have the cutest house in there, and one of the cutest houses in this area.  And the seller knows that what he gets for this house will be dictated in large part by the rest of the neighborhood.
Yet another reason to work closely with a buyer agent before purchasing new construction...get an agent who knows that builder and what their neighborhoods do over time.  Might be something in the way of a familiar pattern that can save you from feedback … (2 comments)

Once again I find myself prepared for a listing appointment wherein the seller will have to bring a lot of $$$ to the closing table in order to sell the house.
This happens more than you might think...say you buy a house for $145m.  Then decide to do some upgrades, so you want a home equity line for $20m.  Your bank calls out an appraiser who says it's worth $172m.  Hooray, you think, I got a great deal on my house!

Let me preface this by explaining that my mother is the youngest of 8 kids, there are 18 grands and all of our spouses and respective kids.  It's a large group and rather noisy at any function!

I love that show, on Fine Living, it's pretty fascinating to see how different the inventory is from area to area in the same price break. 
But even though this show seems to help somewhat in adjusting expectations for some people (at least I hope it does), there are a lot of misconceptions about the Charlotte NC market (including Concord, Harrisburg, Ballantyne, Lake Norman, etc).

237 single family homes sold (a decrease of 2% vs same period 2005)
Average 82 days on market (vs 95 same period 2005)
Average sale price of $188,460 (an increase of 10.4%)
Average list price of $191,188 (ratio of list price to sales price tighter at 98.5% (97.5% in Nov 2005))
