harrisburg nc real estate: I Love Racists! - 10/08/07 07:59 PM
Well, not in THAT way. I love them in a round-about way.....because today I benefited from the stupidity and ignorance of a classic racist! So anyhoo, my husband and I put in an offer on a house for investment a couple of weeks ago. It was priced right and in good condition-so of course it went into multiple offers (yes, people, multiple offers still happens-quit watching the national news!). We lost. I don't overbid my gut (note to investors and investor wanna-bes: do not overbid your gut.). Oh well, on to the next house! I should note that this house is in my

harrisburg nc real estate: The Happy Ending. - 05/25/07 08:43 AM
How do you get there? A correctly priced listing.Which is also correctly staged and prepared for showings. And the sellers make the home available for all showings. So we get an offer. It's a reasonable start and is a complete offer (no blanks, no missing addenda, no missing disclosures, includes lender information and a copy of the earnest money check). My sellers are accessible, so I can present the offer and we discuss our counteroffer. The buyer's agent is also accessible, so I can present the counteroffer. The buyer accepts the counteroffer. The sellers sign the documents promptly. The buyer signs the documents promptly. The check is deposited promptly (and

harrisburg nc real estate: How MY Real Estate TEAM Works - 02/06/07 05:34 AM
I write this, hoping that many of you out there who slam real estate teams, will see it and understand perhaps that all are not created the same. Several comments I've read lately on other blog posts indicate that mega-producers let things 'slip through the cracks' and 'hire $10 per hour assistants to do the leg work', etc. Implying that teams are bad. For you consumers out there who hate the jargon we get into in real estate...single agents are just that-single agents, who do everything themselves. Work buyers and sellers, handle contracts, do marketing, print brochures, etc. Teams are usually one rainmaker/team

harrisburg nc real estate: Creative Problem Solving - 01/30/07 07:37 PM
At least, that's what I'll call it to give another agent the benefit of the doubt! Get this. I have a listing that is scheduled to close tomorrow (it's a 20-some-odd year old house), and the buyers had their final walk-through tonight. I get a call from the buyers' agent that there are holes in the bathtub in the master (which is downstairs), and the buyers are off to Home Depot to find out how much it's going to cost to replace it. And they expect the sellers to cough up the money tomorrow at closing. I call him back (this was all left

harrisburg nc real estate: Moratorium, schmoratorium! - 01/21/07 07:50 PM
Why, oh why, do the powers that be always think the answer to growth is a building moratorium? The county manager for Cabarrus County (that's Concord, Harrisburg, Kannapolis NC) is apparently panicking at the current rate of growth and wants a moratorium to slow it down. Granted-this area is undergoing dramatic change. The new Concord Convention Center opened last week, new subdivisions are multiplying like rabbits, new retail is opening everywhere, schools are bursting at the seams. And you know, the sacred cow of property tax isn't even something that's been a problem here. Sure, we're low compared to most of the country

harrisburg nc real estate: "I'll Keep It In Mind" - 01/16/07 03:59 PM
So what does this REALLY mean, when an agent says this? Short version: Go to Hell! Not all situations qualify for this translation. This one is reserved for the sellers who call you and want you to sell their house for a crazy low commission or fee-not to list with you, mind you-but just for you to earn if you go find a buyer for them. I'll give you an example:A seller emailed me last week and asked if I would sell his home. Sure! I know the neighborhood and the pricing and the builder, ready to roll. But...he only wants to pay me

harrisburg nc real estate: Proposed Legislation for English-Only - 01/14/07 01:31 PM
Here we go again...one of our local county commissioners, the esteemed Coy Privette, has introduced a resolution that the official language of Cabarrus County NC (that's Concord, Harrisburg, Kannapolis, Mt Pleasant, Midland) be designated as English. For all practical purposes, it means that all government documents, meetings, minutes, policies, etc be in English and English only. Mr Privette's position is that putting this resolution into place sends a message that our Hispanic residents (because let's be honest, this isn't directed at anyone else) that they need to learn English to be welcome in Cabarrus County. Similar legislation is being proposed all over

harrisburg nc real estate: I Think I'm Going to Run for Mayor! - 01/13/07 01:21 PM
I've always been somewhat interested in politics-and the older I get, the more focused I get locally. You can have the drama in DC, thank you very much! Because we have plenty here in our small town of Harrisburg NC. Just north of Charlotte NC. You probably last heard of Harrisburg when the first edition of Big Brother hit CBS....there was a lot of information on the AP about the battles between our hard-core Southern Baptist mayor and the openly gay resident of town on Big Brother. Yes, we're very proud that THAT is how you know where we are! But I digress. There

harrisburg nc real estate: Are You Shopping For An Agent, Investors? - 01/12/07 02:16 PM
I just finished an initial consultation with a group of prospective investor clients (they've moved from suspect to prospect), who are entertaining the possibility of creating a portfolio of properties in the Charlotte NC area. They currently live and work in New York City, but the cost of housing up there is prohibitive to younger investors with limited liquidity! So we started off by talking about the area. What each section of town is doing. How single family compares to condo-townhouse property in this area of the country. School districts. Appreciation. Public transportation options. Property tax rates. Commuting times. Infrastructure. These are all

harrisburg nc real estate: Do You Ever Second-Guess Yourself? - 12/30/06 12:19 PM
I do once in a while. Part of me isn't quite used to this balanced market idea-I'm entirely too used to the buyers' market we've been experiencing for several years! I run comps like a fiend, do a lot of statistical analysis to know the overall market, and still wish I had a crystal ball! Now, I do know that a properly priced, properly staged property in a desirable area will sell promptly. But this knowledge in the back of my head didn't prepare for putting a house on the market late Thursday night-on a main road-in need of exterior paint, but otherwise pretty

harrisburg nc real estate: At the family reunion today... - 12/26/06 08:35 PM
There was a surprising amount of real estate talk! Let me preface this by explaining that my mother is the youngest of 8 kids, there are 18 grands and all of our spouses and respective kids. It's a large group and rather noisy at any function! So my dad and I are residential broker/owners, my cousin is a local builder, and another cousin is a real estate assistant. The cousin who is an assistant is new to the assistant world. She's a CPA by training and has been doing the books for a local real estate office until recently, when a RE/MAX agent in her

harrisburg nc real estate: What you get for the money, in Charlotte NC - 12/20/06 09:15 AM
I love that show, on Fine Living, it's pretty fascinating to see how different the inventory is from area to area in the same price break. But even though this show seems to help somewhat in adjusting expectations for some people (at least I hope it does), there are a lot of misconceptions about the Charlotte NC market (including Concord, Harrisburg, Ballantyne, Lake Norman, etc). In just about every major news story about hot markets in real estate, Charlotte shows up as being a great value. Which it is, and I'm glad to talk with folks about what your money buys here-we

harrisburg nc real estate: If YOU Want to Give Away The Farm, That's YOUR Call! - 12/19/06 07:41 PM
But don't expect me to work for free along with you! Please humor me in this rant-I have a couple of points to make, actually. I received an offer on one of my listings 10 days ago (hooray!), very LOOOOOOOOOOW but hey-that's the game some buyers choose to play. Bear in mind that this house is less than a year old, in beautiful condition, priced accurately in a good neighborhood/good town/good school district, etc. Has had excellent traffic. We negotiated over this ridiculously long 10 day period (around here things are usually hammered out within 24 hours unless banks or relo are involved), the sellers
