Thanks, Missy Caulk! Missy posted about vflyer a few days ago and I signed up and built some flyers to put on craigslist. WOW oh WOW is all I can say! I got a legitimate buyer prospect who is looking to buy a home in Charlotte NC, inside of two hours after posting the vflyers. Maybe it's just luck, or maybe my listings stood out from the crowd with this cool tool. Missy, thanks for sharing this idea and encouraging me to put it to work for myself. =) It's great to have another marketing idea in the toolbox to share with

This is feedback I just received on a listing in a neighborhood where the other houses are keeping values from reaching their market potential! We have the cutest house in there, and one of the cutest houses in this area. And the seller knows that what he gets for this house will be dictated in large part by the rest of the neighborhood. Yet another reason to work closely with a buyer agent before purchasing new construction...get an agent who knows that builder and what their neighborhoods do over time. Might be something in the way of a familiar pattern that can save you from feedback

In reading Leanne's post earlier, I got to thinking about the proverbial blind pig. In our industry, this correlates to new agents. Green agents. Rookie agents. Lazy agents. Part time agents. Undedicated agents. You get the picture. Blind pig isn't necessarily a derogatory term-it's a phase we all go through in becoming established professionals. Some folks come out of this phase to root for truffles and others are quite content to wander along seeking the occasional acorn. But when you're a listing agent, you have to work for the blind pigs. So I was out all day with buyers from New Hampshire, a lovely couple with the BEST sense of humor (we laughed and joked and needled each other all day). And if you're an agent with chops in the Bedford NH market, let me hear from you! Anyhoo, we're looking at properties from about $800m to $1.4mm. So you'd expect to see nothing but the best, right? (let me qualify that remark-our average house price here hovers in the $200m range so this is definitely a top drawer price). We saw... listings: Helping sellers understand showing activity- - 10/31/06 11:21 AM
Yet another thing that's part of our jobs and part of our daily lives, but we (real estate professionals) don't always properly explain what it means when a property is shown! Know your averages. Last time I checked (anyone, feel free to correct me if you have the current numbers), buyers looked at an average of 10 homes before selecting one. SO....if your house has had 10 showings, by averages it's been compared to 100 homes. Now, if you have no offers from those 10 showings, you've lost out to a lot of your competition. (remember, we're talking averages and ballparks-i know

listings: Another spin on seller feedback-helping sellers understand web traffic - 10/27/06 06:22 PM
With all of my web endeavours and the various statistics I can gather on my listings, sellers want to know how their house is stacking up online. An excellent question. Especially when they get a landslide of web traffic and still no showings or offers. When you're in a buyers' market (as we have been since April 2001), it's critical to let sellers know if they are being seen anywhere-because physical showings don't always tell the story. My stats show me: How many page views the listing has (in the long list of 'criteria met')How many times the listing was viewed in full
