This is feedback I just received on a listing in a neighborhood where the other houses are keeping values from reaching their market potential! We have the cutest house in there, and one of the cutest houses in this area. And the seller knows that what he gets for this house will be dictated in large part by the rest of the neighborhood. Yet another reason to work closely with a buyer agent before purchasing new construction...get an agent who knows that builder and what their neighborhoods do over time. Might be something in the way of a familiar pattern that can save you from feedback

Dear Mr/Ms Seller- I have discovered that many of my competitors are parading the fact that they sell so many of their own listings...doubling up or double dipping or dual agency. And they like to point out that I avoid it like the plague. Allow me to explain my position. I feel that when you select me as your listing agent, I become YOUR representation. I am responsible for your best interests-I negotiate for you, I am loyal and obedient to you, and I am accountable to you. YES-I market your home. I market the devil out of it! I want buyer calls coming

sellers: What I Wish Some Sellers and Buyers Knew... - 11/20/06 11:14 AM
That pesky code of ethics! I wish I could tell some sellers how their agents are working (or not working) to their detriment! I wish that seller knew that his agent took 9 hours to call me back when I submitted the offer-just to let me know it was received-and that she didn't give me ANY response or acknowledgement of any kind for another 20 hours...did you know, Mr and Mrs Seller, that we just about went on to house #2 because we were out of time for waiting? I wish that seller knew that his agent never returned my call to set

sellers: Helping sellers understand showing activity- - 10/31/06 11:21 AM
Yet another thing that's part of our jobs and part of our daily lives, but we (real estate professionals) don't always properly explain what it means when a property is shown! Know your averages. Last time I checked (anyone, feel free to correct me if you have the current numbers), buyers looked at an average of 10 homes before selecting one. SO....if your house has had 10 showings, by averages it's been compared to 100 homes. Now, if you have no offers from those 10 showings, you've lost out to a lot of your competition. (remember, we're talking averages and ballparks-i know

So I represented some buyers in a purchase a few years back, a home in one of Charlotte's toniest neighborhoods. You know the kind-where the homeowners often trade homes without them ever hitting the open market-and where the busybodies know EVERYTHING. It had a basement. A rarity in the Charlotte area. Unfinished, it was serving as a workshop, and was a walk-out to the backyard. We were in the middle of a 4-year drought. (do you see where we're going here?) sellers: Another spin on seller feedback-helping sellers understand web traffic - 10/27/06 06:22 PM
With all of my web endeavours and the various statistics I can gather on my listings, sellers want to know how their house is stacking up online. An excellent question. Especially when they get a landslide of web traffic and still no showings or offers. When you're in a buyers' market (as we have been since April 2001), it's critical to let sellers know if they are being seen anywhere-because physical showings don't always tell the story. My stats show me: How many page views the listing has (in the long list of 'criteria met')How many times the listing was viewed in full

sellers: Builder Problems? - 10/12/06 06:48 AM
Allow me to set the stage... I live in a neighborhood where the builder is just finishing up (11 lots to go), have lived here for a little over 2 years (one of the first families to purchase here), and also work in here (two listings currently). Last night when I came home, two houses had 'Don't Buy Here' signs in their yards. I stopped to get the story, they're both unhappy about warranty claims and resolution. Now, if you're unhappy with the builder-take it up with the builder-NOT with the neighbors and the potential buyers in our neighborhood. I contacted the builder,
