I received word this morning that the rumor is that Bank of America has stopped accepting high balance conforming loan amounts over $625,000 on Tuesday, July 12.  We are assuming that this is to ensure they are able to close all the loans over this amount no later then September 30, 2011 when the high balance conforming rate will drop.  Again, this is only a rumor and I would highly suggest that if you have a client that is prequalified with Bank of America that this holds true.  I am not surprised by their move and I believe we will begin … (2 comments)

So do you wait to see IF they will release a new homebuyer tax credit before buying a new home.  Effective October 4, 2010, FHA will lower their upfront mortgage insurance premium to 1.00% from 2.25%.  Sounds great right?  Well, not so fast.   They will be increasing the monthly insurance premium depending on your loan to value.   See the chart below:
 

 So if you have been sitting on the fence hoping the tax credit may be extended, you might want to think twice.   The increase in the monthly premium will increase your monthly payment and your ability to qualify.

Prior to 2003, underwriters were required to dot all the "I"s and cross their "T"s.  Then all hell broke loose - where anyone who could fog a mirror, was able to get a mortgage.
Well, the pendulum has swung back the other way.  Fannie, Freddie, FHA and even VA have issued more stringent rules and regulation updates in the last 24 months.  The last big shake up like this was in the early 80s, with the savings & loan crisis!

Finally, Fannie has coherent rules for foreclosures, short sales, deed-in-lieu events...if a borrower avoids a full foreclosure, it's easier to get a mortgage the next time. October 1, it will get tougher if a borrower was full foreclosure - 7 years (vs. 5 yrs) or 3 years - extenuating circumstances (vs. 2 yrs). Who do you know that might qualify under the old rules?
