I recently saw a facebook post by Karen Deis where someone had just closed their last loan in their pipeline and was looking at the glass half-empty.  She enlisted the help of other loan officers who offered tons of suggestions and tips.  She had a HUGE response with some great advice!
So that had me thinking,  what information or tips would you offer to a Realtor to get more business if they had just closed their last transaction in their pipleline? Not only would this help many of you out there to may be even get 1 more transaction a year … (0 comments)

What happens if your buyer goes on maternaty leave before you close your transaction? 
As of today, on FHA, a borrower’s regular, stable income may be considered as acceptable income when a maternity leave occurs. The employer must state in writing on their letterhead that the borrower’s employment and wages will not be adversely affected and will be available when the borrower returns to work. The borrower must state in writing his or her intent to return to work.

Believe me when I say this, your lender hates asking you repeatedly for documentation.  However, in these times, investors have really tightened up.  The days of just having a pulse and getting a loan are over.  Most lenders are also verifying your tax returns directly with the IRS prior to closing the loan.  So as a loan officer I feel it is important for me to get as much information up front as possible.  This allows me to possibly prevent any surprises at time of underwriting which typically takes 2-3 weeks into the transaction.  A loan officer should ask you for the … (2 comments)

As I sit here at my home office desk, I am watching a swarm of bees working so diligently and unaffected by their surroundings.  Just focused on the task at hand.  Then it had me reflect back on myself  (while obviously not focusing on my task at hand) and remembering how at the beginning of the year I said, "This year is the year I'm going to follow my business plan".

Do you have a home computer, a laptop, an office computer, flash drives, cell phone, and back-up external hard drives?  Most people have at least two or more of these.   In today's world, technology is definitely the wave of the future.  If you have visited a doctor's office or dentist office, paper files are no longer used.   This is great, right?
