real estate: Real Estate Versus Other Investments - 07/15/07 11:58 AM

Statistics, News Flashes and blah blah blah......................
The Real Estate market is up!
The Real Estate Market is down!
We're in for a bubble crash!
All phrases we have heard as of the past year about the real estate industry and what is going on. And to be honest, typically by analysts that are not in the industry, don't have a full understanding of real estate and manipulate numbers to make a point and stir the pot!
Unfortunatly, their false pretenses and perceptions become the reality view of many...Accepting points of views and jaded figures as truth.
I'm still a firm believer that real estate is one … (2 comments)

real estate: You're now in the TOW ZONE! - 05/21/07 07:08 PM

How's the parking in your neighborhood?
Some people don't think about it, but the parking situation around a person's home has made some decide to MOVE OUT!
Parking can be a huge issue amongst law officials and local residents. Be sure to look at the signs around the neighborhood that you are considering moving into! Will the signs be conducive to your lifestyle? Some people have multiple viechles and don't want to mess around with the hassle.
It just goes to show you that looking the qualities you are seeking may be found inside the great home, but outside nuances can impact a … (4 comments)

real estate: Why I promote competitors in my own market... - 04/06/07 11:06 AM

Like Tony would say, "They'rrrrrreeeeee Grrrrrrrrrrrrrrreaaaaatttttt!"
Many would think I'm crazy. The purpose of business is to be profitable, right? But I think we have a larger obligation than simply looking at the dollars and cents at the bottom line. In the Real Estate and Lending business, there are clearly good apples and bad apples. Maybe one could say that is the case in any industry, but here is the difference....Real Estate is the largest decision that the average consumer will make in America. We have the power and choice to make it a pleasurable experience or a really bad nightmare! With that … (7 comments)

real estate: You want to be my agent and you don't even own a home? - 03/17/07 09:53 PM

This topic has me scratching my head with a weird look on my face when it comes up...
I find it interesting that many agents I come across are in the business of selling real estate and yet they don't even own their own home! If I were a potential client and you didn't own your own home, I would be asking myself a few of these questions in the back of my mind...
Why not?
Does this person not believe in the market themselves?
Does this person really understand the financial commitment of owning a home?
There are many people out there that find it … (14 comments)

real estate: The Power of a Great Appraiser - 03/15/07 10:08 AM

I believe one of the most important people in the transaction to me as a Mortgage Broker is the Appraiser. But not just any old Appraiser, "A Great One!" There are times when I don't even meet a client and the Appraiser is the first person that a client meets. The interaction and personality of your Appraiser with the client can truly set the tone for your client of how well the transaction is going to go. When my Appraiser, Scotty Riemens visits a home, he is friendly and offers suggestions of things to look out for, such as the wood pile that was recently on the … (5 comments)

real estate: But They've Been Scrubbed! - 01/24/07 11:41 AM

I was wondering what my topic of the day would be for a blog, then I got a call and the perfect topic came up. A lead generation source called me up just a few minutes ago and was offering, yet again....to buy mortgage leads from "reputable sources."
This telemarketer had a slightly better pitch than the rest of them though. Within 15 seconds of such phone calls, I quickly respond with, "Sorry, I don't buy leads!" Many simply say, "OK!"
But this telemarketer didn't give up so quickly and stated....
BUT THEYRE SCRUBBED!
Ok, I've heard the term before. It gets thrown around loosly. … (6 comments)

real estate: Be a Chameleon! - 09/20/06 06:17 PM

Do you know what chameleons do better than almost any other creature out there? Their bodies change colors and adapt to it's environment. So I ask this to all of you Real Estate professionals out there. How often and well do you adapt to change and your environment? I have found that no 2 clients are alike and each has different needs, wants and desires. If you don't provide it to them, then they will go elsewhere  and find it for themselves!

real estate: Professional Problem Solver - 09/20/06 05:33 PM

I think I'm going to change my job description from Mortgage Broker to Professional Problem Solver. The longer I'm in this business, the more I realize that it goes far beyond interest rates, loan products, documents and all that jazz. If I boiled it down to it's basic element, I think the job description would be Problem Solver. There are so many people that contribute to a single transaction that can spin a transaction in the wrong direction. What do I encourage more of you to do? Become "Problem Solvers", not "Problem Creators", it's much more productive!

real estate: The Often Overlooked Factor! - 09/19/06 12:06 PM

I have learned over the course of time that there is an often overlooked factor in Real Estate transactions and many of the things we do on a daily basis. What is it? The "gut factor!" The gut factor is what your inside tells you is a good or bad situation to be in. I often tell my potential clients to "feel people and the situation out." Many of us have an amazing "sense of knowing" if we are doing something that we should or should not be doing. For example:
Purchasing a home,selling a home,refinancing a home, dealing with a particular … (2 comments)

real estate: The Baby Boomers are Coming! The Baby Boomers are Coming! - 09/19/06 11:19 AM

I have noticed a strong trend lately. The Baby Boomers of California are now becoming "Empty Nesters." The kids are out of the house, they don't need all of that space and they are sitting on a property in the Bay area, Los Angeles, Orange County or San Diego and they are getting ready to retire soon. The only problem....Almost all of their net worth is tied up in their homes! So, downsizing will be taking place soon. Moving to areas such as Northern California and my hometown of Chico, where they can live in a great community, have twice the … (6 comments)

real estate: Where in the world is Chico? - 09/17/06 12:03 PM

Are you looking for a great place to live? I'll tell you about  a hidden gem in California, but don't tell too many people! Chico is located 90 miles north of Sacramento, California and home to 105,000 Chicoans. Boasting a "home town college feel to it", Chico is the home to California State University,Chico and a variety of amazing things. Chico is one of the only places I have lived in the world where residents take a strong pride in their community and speak so gracefully about it. So what makes Chico so unique? Here's a few things:
Bidwell Park (This is where the original Robin … (11 comments)

real estate: Cutting Commissions - 09/14/06 08:59 PM

Here is a thought for everyone, "how much value do you see in what you do for others?" I think that it is human nature for clients to want to save money. But, if you see the value in the services you provide for your clients, there is no need to go down that avenue too often. Personally, I know the value that I provide to my clients and more often than not, they see it throughout the entire purchase or refinance process. From a sellers perspective, how comfortable will you feel with an agent that was willing to cut their commission … (3 comments)
