According to a survey of the BOR in Margaret's area, the (North Shore Barrington Association of Realtors) posted a survey that was done by Home Gain that asked participants how they chose their agents. Mike Wong describes what can happen when real estate brokers or agents defy the good business practices of co-operation in real estate transactions. Agents who refuse to co-op or cooperate often lose both sides, have more ethics complaints than others, have more license complaints than others and surely don't get my business. REFERRALS ARE MONEY IN THE BANK. 95% of my business is by referral, mostly outgoing. THE CONSUMER HAS MORE GRAVITAS THAN MANY AGENTS. Andrea wrote: "I also found that people wanted to know about permits and driveways. Folks are far more likely to CLICK on a title that is descriptive of their search. Google calls that "relevance". I see many ActiveRain posts that will have a "catchy" title but not at all descriptive of the content. That is not likely to get many clicks since it may not be relevant to much of anything. FEMA, GOVERNMENT INCOMPETENCE AT IT'S MOST DESTRUCTIVE TO AMERICAN HOME OWNERS. Deb writes about the Flood Zone Grid and how it has no brain. I've seen that. I sold a home that was in close proximity to a creek 75 feet below a home which was built on the high ground next to the area where the creek was located. The FEMA or the EPA grid doesn't lookin 3 dimension, only 2 dimension. It can see water, but not sea level, only distance. It can see distance but now depth. It's a farce. OF COURSE BRAD IS RIGHT. Brad understands that all a buyer or seller really wants to see on the Internet or other media (sorry agents) is information about homes for sale and photos of homes for sale. Sending them to your card takes them to the last thing they want to see a real estate agent. If I were a listing agent, I'd have a QR sticker on the yard sign or brochure that takes folks to the listing info with interior photos. Since I don't have listings, I send folks to my IDX site. Of course, I could be wrong.

IT'S ALL DEMOGRAPHIC??? NONSENSE. THE STATISTICS THAT FOCUS ON DEMOGRAPHICS RATHER THAN THE ECONOMICS OF THE MORIBUND REAL ESTATE INDUSTRY DO SO AT THE PERIL OF THE CONSUMER. This report from NAR is a total obfuscation of the real real estate industry. As they have done throughout the mortgage mess, they rely on demographics to obscure economics of the real estate markets that we face today. One critical fact that is totally ignored is that about 15 million consumers of real estate are OUT OF THE MARKET due to their loss of credit. One thing that wasn't helpful in the Matt Cutts video where he advises BRANDING your URL. My question to that advice has always been HOW AND AT WHAT COST???? The average real estate agent, real estate broker, loan officer, home inspector, etc. doesn't have the venture capital or public offering or investment capital to BRAND a new domain name (URL). I recently offered a number of real estate related (mostly) URLs or domain names for sale and suggested that, IMO, selecting a keyword rich domain name is the first step in SEO when building a new web site. SEE: YOU'RE LAUNCHING A NEW WEB SITE. THAT'S EXCITING. WHERE TO BEGIN?? SEO BEGINS WITH A GREAT DOMAIN NAME! That ActiveRain post generated a good bit of disagreement from a couple of SEO companies on ActiveRain. Gayle writes thoughtfully about navigating through a contract of sale, but, IMO, gets off tract (what does the contract say) when it gets to the HOME INSPECTION NOTICE. Gayle wrote: "I personally feel that if a buyer has really lowballed a price on a purchase and the owner has accepted it and then there are many small items along with more serious issues that come up in the inspection, then, to me, it's not fair to ask for most of them to be done at the expense of the seller." ITS SPRING IN LOVETTSVILLE in LOUDOUN COUNTY VIRGINIA. The grass is "greening up". The trees are "greening up". It's time to really enjoy spring 2011. In about a week, the grass will need it's first cut of the season. I was attentive this year and gave it a good nutritious spring breakfast. I'm rewarded with a green lawn. So, homes are getting smaller. Indeed they are, but not so much. It appears to me, and I preview many builders, that while the square feet may be lower, the cost of "green" is adding to the cost providing no benefit to the bottom line. Oh I know that folks will say that "green" doesn't cost any more. HA! Obama says that his "investments" into the greening of America will save or create jobs too.. . . . and it you believe that. . . . Shucks. I'm still fighting OSB. BINGO! Reality indeed. I have met few buyers or sellers who are not burdened with preconceived notions and unrealistic expectations about the purchase or sale of a home. Agents who can prepare buyers or sellers with the likelihood of such experiences will not hear: "No one showed up for the appointment. Where do I complain?" What you will hear is: "Lenn, you warned me that this could happen. So, I'm not surprised." It's nice to expect the best, but even better to be prepared for the worst. Home sellers should take a lesson from new home builders. They have hours and the model is open during those hours and the home is available at specific hours. No appt. needed. I TEST IT REGULARLY and am just as disappointed today as when they first went online. Sometimes I'm quite outraged, as when a Zillow representative suggested that licensed real estate agents had a "fiduciary duty" to consumers to include Zillow in their marketing. I prefer to mulch. I have a good 6 inches of cover on that hill in the front of my home. Thank goodness, the shrubs and evergreens have survived for 5 years now and no longer require watering. Probably because of the moisture retention qualities of that mulch, mulch, mulch. Other chores included fertilizing and weed control on the back acre of grass, fertilizing all shrubs and plants (whew), general clean up and (21 comments)
