SAD BUT TRUE.  FLOODING HAPPENS EVERY SINGLE YEAR IN THE UNITED STATES, BUT YOU JUST NEVER GET USED TO IT.
I am grateful that the only "water intrusion" I have to be concerned about is the water that would overflow in my sump pump if the electricity went out and the "back up battery" was dead at the same time. 
How would I deal with the below.  I honestly do not know.

"Let's make this a "WIN-WIN" situation."
"Take it from me, my client is well qualified."

When we hear such speechifying, a red flag goes up and I immediately think, either they have little to offer OR the client is not well qualified. 
One thing is for sure, the real estate consumer does not want "WIN-WIN".  They want ADVOCACY.
Russell Lewis relates an experience wherein a buyer's agent utters that meaningless jargon, "WIN-WIN.

HOMEOWNER CREATED DECKS, FINISHED BASEMENTS, FINISHED ATTICS AND OTHER MINE FIELDS.   AGENTS NEED TO PRACTICE SAFE BROKERAGE PRACTICES.
Those ((&^%&*(  decks.  So often, with a non-permitted deck, the buyer accepts and the seller sells a house with a DANGEROUS deck or other feature. 
Clearly many buyers work with agents who don't understand the RISK to the agent to be in the LOOP in the event a future tragedy occurs and everyone involved in a transaction is sued, that would include the agents.

Mike Wong describes what can happen when real estate brokers or agents defy the good business practices of co-operation in real estate transactions.
Agents who refuse to co-op or cooperate often lose both sides, have more ethics complaints than others, have more license complaints than others and surely don't get my business.

THE CONSUMER HAS MORE GRAVITAS THAN MANY AGENTS.

Why be surprised?  Folks are far more likely to CLICK on a title that is descriptive of their search.
Google calls that "relevance".
I see many ActiveRain posts that will have a "catchy" title but not at all descriptive of the content.  That is not likely to get many clicks since it may not be relevant to much of anything.

FEMA, GOVERNMENT INCOMPETENCE AT IT'S MOST DESTRUCTIVE TO AMERICAN HOME OWNERS.
Deb writes about the Flood Zone Grid and how it has no brain.  I've seen that.  I sold a home that was in close proximity to a creek 75 feet below a home which was built on the high ground next to the area where the creek was located. 
The FEMA or the EPA grid doesn't lookin 3 dimension, only 2 dimension.  It can see water, but not sea level, only distance.  It can see distance but now depth.

OF COURSE BRAD IS RIGHT.
Brad understands that all a buyer or seller really wants to see on the Internet or other media (sorry agents) is information about homes for sale and photos of homes for sale. 
Sending them to your card takes them to the last thing they want to see a real estate agent. 
If I were a listing agent, I'd have a QR sticker on the yard sign or brochure that takes folks to the listing info with interior photos.
Since I don't have listings, I send folks to my IDX site. 
Of course, I could be wrong.

James Quarello relates a home inspection experience that should be fair warning to real estate agents who are satisfied to let the termite inspector do his routine inspection without the buyer's agent present.
YOU NEVER KNOW WHAT THE TERMITE INSPECTOR (or, home inspector) WILL FIND.
From experience, I know that an agent can better handle a serious termite infestation matter (or home inspection matter) if they are ON THE SCENE when the defect or infestation is discovered by the expert inspector.

It appears to me, and I preview many builders, that while the square feet may be lower, the cost of "green" is adding to the cost providing no benefit to the bottom line.
Oh I know that folks will say that "green" doesn't cost any more.  HA!
Obama says that his "investments" into the greening of America will save or create jobs too.. . . . and it you believe that. . . .

Reality indeed.  I have met few buyers or sellers who are not burdened with preconceived notions and unrealistic expectations about the purchase or sale of a home.
Agents who can prepare buyers or sellers with the likelihood of such experiences will not hear:
"No one showed up for the appointment.  Where do I complain?"
What you will hear is:
"Lenn, you warned me that this could happen.  So, I'm not surprised."
It's nice to expect the best, but even better to be prepared for the worst.

Inspired by a thoughtful article by J. Philip Faranda about Zillow, The Ultimate Answer to the Zillow Zestimate, my experience with "the Z factor" is quite different.

Yes indeed.  You're either going to mulch, mulch, mulch or WATER, WATER, WATER.
I prefer to mulch.  I have a good 6 inches of cover on that hill in the front of my home.  Thank goodness, the shrubs and evergreens have survived for 5 years now and no longer require watering.  Probably because of the moisture retention qualities of that mulch, mulch, mulch.

I agree completely.  If I were a home buyer, I'd want to be courted before giving my blood type too.
Show me the dang house before asking for my blood type. 
The question I have had for a few years now is "why do so many agents resist showing homes??"

The corruption in government today is so widespread it has caught the Congress and the public totally by surprise and unprepared. 
Bad decisions and incompetence in government are givens.  Deeply entrenched corruption is a shock to us all and takes some time so sink in and for Congressional representatives and governors to find their voice.

A forward looking article by Conrad Allen describes housing as it has always been.  Sadly, things are not as they have been and probably will not be for decades, if ever.
The article below ignores the millions of home owners who now own but can't sell and the millions who will have to sell and will lose their shirts.
