A GENERAL CONTRACTOR OR HOME IMPROVEMENT COMPANY DOES NOT A PLUMBER OR ELECTRICIAN MAKE.
Jay points to a common problem.  Home owners often hire general contractors to make home improvements.  These general contractors may not have licensed plumbers, electricians on staff to perform plumbing or electrical services.  Or, the general contractor may perform these services when they should be sub-contracting out to a licensed plumber or electrican.
Worse yet, many states/counties permit a home owner to be the general contractor and obtain a permit.

By limited expertise, I mean outside those duties that fall within our real estate license to practice real estate sales or real estate brokerage. 
It's so easy to simply say, "That's outside my expertise, but I'll have a qualified person contact you with the information".
Cindy is right about agents giving detailed information about the future benefits for military or veteran buyers or sellers.

Early Spring in Woodstock, Georgia! - It's Spring in Loudoun County, Virginia too! - 02/28/12 05:50 AM

Nothing unusual.  It's spring.  Folks come out to buy homes in the spring just as the flowers come out in the spring.
Come fall when the flowers are spent for the year, so too will be the real estate market.
I've watched it for over 25 years and it's very predictable, albeit in different degrees over the years. 
Even in a bad year for real estate sales, the spring shows renewed activity and the fall shows a reduction.

A "Pending Sale" is no more than wishful thinking or a false impression of success. 
Publishing pending sales without publishing the % that are likely to closed the following month, or the past performance in closing of pendings, reduces that statistic to no more than public relations, an NAR specialty.
Far too many of the "Pending" statistics include Short Sale contracts BEFORE the seller's lender has approved the sale. 
New home sales in my area are hot, hot, hot.  The new home stats do not include pendings or short sales.  They enter the system only when they are listed and when they close.

Our buyers are smart buyers. There should be no secrets involved in purchasing a home. That's the way things used to be before buyer's agency. In the "old" days, all real estate agents "worked" for the seller under a sub-agency arrangement. There is a dearth of commentary on the Internet about the FHA publication notice in the Federal Register.

This is obscure because outdoor kitchens have never been popular here.  Outdoor cooking, OTOH, always has been.
·     Outdoor Fireplaces
Replaced by outdoor grills.
·     Sunrooms
Still VERY popular in my area and often a standard feature in new homes.
·     2-story Family rooms
I don't know a single builder who doesn't include this in their floor plan options.  There must be a reason why.

GIFT MONEY, SOMETIME THEY'RE GETTING THAT CART BEFORE THE HORSE!!
George writes a very helpful article about give money.  It brings back memories of the old "gift letter". 
Those gift funds often proved a tad illusive once the donor was advised that the funds had to be verified.  Folks were quick to say "I'll help you buy a house".  Then when it was time for the money to be verified, "WHAT??  YOU WANT MY BANK STATEMENTS TO SHOW THAT I HAVE THE MONEY??"OR,"WHAT?  YOU WANT ME TO SIGN WHAT??"

THE MORE THEY CHANGE, THE MORE THEY REMAIN THE SAME.
Kevin gives us a very cogent examination of HARP.
The HARP program may help a few home owners.  It's better than some.  However, the problem with this is the same that has been the problem with all of the government's housing fixes.
It EXCLUDES far more home owners in distress than it INCLUDES.

SURE IT'S PRICED RIGHT FOR THE AREA, SIZE, COMMUNITY, but, but, but,
No Refrigerator?No Dishwashr?No Problem.  The popular loan types do not require those appliances in a home. 
However, if the financing is FHA (most loans in my area today), or VA.   You've got to get an appraisal.
No toilet in a bathroom?No Sink in the kitchen?No Range or Cook Top??
Big Problem.

"Honey, the agent was right, it needs a lot of work."
"It does Dear and the price isn't low enough for this condition."
That is a nuance that is quite out of the understanding of most buyers.  Fact is, they see what they see.  I suspect that sales are lost when that clause is in the listing report. 
"Price for Condition" and you'll have a larger buying pool.
Trying to "explain" or "justify" a price just calls attention to a barrier to sale, condition.

The last time I wrote an offer over list was about 2006. 
My practice is to help buyers understand that the MLS Listing Report is the SELLER'S OFFERto prospective buyers.  The SELLER is saying to buyers,  "Here is the description (listing report) of my home for sale at $XXXXXX."
It is then up to the BUYER to accept (full price), counter (above or below list price) or reject (move on and not do anything).

How to I answer that question??  That is the real question.  Depends on where I am and to what area the questioner is referring. 
If they're in Loudoun County, VA, I can say, the market is STABLE.
There's a lot to be said for that word, STABLE!!

This post brought back memories of a relocating home buyer from PHOENIX.  His request was that I find them some homes to preview on their home buying trip with a Spanish style, stucco construction and a tile roof. 
Now, if anyone knows homes in my area, they know that the most likely place to find a home that met his description was in PHOENIX.

I don't know.  Haven't a clue.  Clearly constructed of local rocks which abound in the LoudounCounty countryside.  ANY IDEAS???It appears to be constructed into a mound of earth which would indicate some type of shelter.
The openings resemble cooking fireplaces in early American homes.  In fact, this may be anoutdoor kitchen of the type used back in the 1700s and 1800s.
Where is it??  Off St. Claire Road, off Route 15 about 10 miles north of downtown Leesburg, VA.

LOCAL MLS LISTING REPORTS OFTEN SERVE TO CONFUSE CONSUMERS (and a few agents).
MLS Terminology is important.  However, it is often confusing at best and misleading to consumers.
An interesting article posted by Eric Hempler, examines the MLS term "In Foreclosure" showing that it may mean different things to different MLS members and produces misleading stats.

The home inspection case presented below by James Quarello, home inspector extraordinaire, brings up more questions than answers. 
This is one of many times in real estate transactions when one wants to just shake your head in disbelief.
"WHAT WERE THEY THINKING???"
Clearly the home owner had no cognizance of or interest in maintenance of the heating system located in the attic. 
Speaking of "red flags", this makes one wonder about the maintenance record for all systems in that house.

"Don't take referrals" is a tad simplistic.
I decline far more referrals than I accept. The reasons vary but some have been
1. Referring agent wants a very high referral fee, I've been quoted as high as 50%. Geez, what's left for the agent doing the work and taking the risk?
2. Buyers want a friend, relative, self, etc. to also receive a referral fee. Geez, what's left for the agent doing the work and taking the risk??
3. The referring agent is trying to sell a consumer with whom they do not have a relationship, but a mere inquiry. … (26 comments)

Interest Rates?  Is that the question???? 
The "What is your interest rate?" is what sends far too many consumers to Internet lenders who clearly misrepresent the cost of a mortgage.
What about the cost of that interest rate.  I've known few consumers who had the ability to shop for mortgage plans who didn't focus on "What are your rates?"
I have also known few consumers who understood how points, lender fees, terms, interest deduction, etc. affect the interest rate.

FREE AND CLEAR???  That won't fuel the economy of the United States. 
Besides, most folks who are "free and clear" did not pay cash for that property.
The word that is so misleading when discussing the matter of upside home owners is "AFFORD".
It is meaningless.  The operative word should be "QUALIFIED".  When the loan officer/lender tells a prospective home buyer that they are QUALIFIED, that should have meaning.
Sadly, often it didn't.
If consumers are supposed to QUALIFY and APPROVE themselves, why do we have credit reports, loan applications, DTI ratios, underwriters, etc., etc.

WHEN NEGOTIATIONS FAIL, IT'S USUALLY MORE THAN PRICE!
If the parties are not too far apart, considering the asking price, there can be many reasons.
Perhaps the buyer isn't strong enough to overcome a less than list price.Perhaps the seller is focusing on their net proceeds and not the market.Perhaps the buyer is focused on "a deal".  Perhaps the home doesn't show as well as similarly priced properties.
It's usually more than just price.

It would appear that the consumer has opted for a neutral palette for wall colors.  Makes good sense.  The consumer is interested in a fresh coat of paint, clean walls without the inevitable smudges and mars caused by simply living in the house.Kathy Riggle has graciously posted a list of the 25 most popular Sherwin Williams paint colors.  Thanks to Debbie Gartner for the reblog.

That is a classic. 
It's amazing how the true Victorian, 100 years old plus offers the perfect slate for a remodel that will just knock your socks off.
Those high ceilings (keep the tin seilings) came BACK in style in the 1990s except that they were called "volume ceilings".  However, the room sizes diminished to keep prices down.
Those huge kitchens are everyone's dream but hard to find in homes constructed after 1980.  Builders answered consumer demand for large kitchen with "bump-outs" and charged accordingly for the upgrade.
