Resale homes are different.  They are priced based on little that is fixed and generallybegin with comparable sales, competition, what the seller wants to net, etc.
Seems to me that when a resale listing is entered in the MLS, the List Price is really an OFFER from the owner/seller to all prospective home buyers.

DON'T IGNORE THE PORTFOLIO LENDERS!
Bill Kamboukos has given us a good description of jumbo loans in Arizona.
There is one other source for Jumbo loans and I seek loan officers with lenders that offer PORTFOLIO LOANS.
Buyers will have a slightly higher interest rate, but often the PORTFOLIO LOAN is a good loan and a good marketing tool for real estate agents.

Code Violation! Owner Faces $250 per Day fines for allowing Vacant Lot to be used as a Dump - 04/27/12 04:27 AM
WHO VIOLATED THE CODE???  The lot owner or the person doing the dumping????

ALLOWED???  ALLOWED???  When did the owner of the lot give permission for anyone to dump trash on their property??? 
If the counties can install cameras to catch speeders, why can't they install cameras to capture the license number of the drivers and catch dumpsters????
Mmmmmm.  That would surprise some folks.
Also, the contents of the trash would also give some clues.
Going after the lot owner is the easy way. 
Perhaps an electronic "fence" would help.  Works for quadrupeds.  Why not for the two-legged animals????

"RENT vs. BUY"?? usually focuses on the monthly payment.  If so, it doesn't work. 
I PREFER TO CONCENTRATE ON THE LONG TERM BENEFITS OF HOME OWNERSHIP.
A post by Rick Reed quoting from a TV show on CNBC raised more questions than answers . . . . .

YES!  I AM A CYNIC!! 
Technology will, sooner or later, make this Good Semaritan's good works obsolete.
I fully expect to see parking meters that automatically send out fines to owners of vehicles parked the second a meter goes "red".
No ticket required.  No meter-maid or police officer writing tickets and sticking them under the windshield wiper.  Just an automatic ticket generated by small cameras installed at a strategic location to photograph the license plate.  It works for speed cameras.  No reason it won't work for parking tickets. 
I sure hope I'm wrong.

"There are few epoch epiphanies."
Not I.  It seems I have a new epiphany each time I attend any CE class.  There are more new regs, processes, forms, etc. than a normal human can understand without a relevant background and significant additional training.  I'm bleary eyed from reading, reading, reading.  
I often attend a CE class 2-3 times just to make sure I have a grasp on the information. 
Frankly, it's becoming exhausting.  I'm experienced and I have a foundation of brokerage knowledge with which to view the dramatic changes.

I found this post by Thomas Santore very interesting. 
In just 5 points, he has exhibited a level of expertise with vacant land sales that set him apart from the average residential real estate agent or broker.
One thing I learned many years ago is that, if you don't speak with language (land sales, commercial, multi-family), refer the customer out to a fellow agent who has knowledge in that field of real estate brokerage.
Referring good business is good business.

I have picked up some interesting tips from Broker Bryant over the years. 
The tip I picked up in his post below this a.m. is the concept of "Buyer incentive to a Seller".
Generally, a buyer will offer over list price.  Or, not ask for concessions, etc.  
However, the concept of buyers offering incentives to Short Sale Seller is something that should be considered.
With many sellers in negative equity and no money for "life after short sale", Buyer incentives offered to a Seller should considered, buyer willing and able of course.

HA!  There are so many loopholes in these new "regs" that anelephant could leap through them. 
Show me a normal transaction where the seller didn't respond to an offer to buy within 30 days and I'll show you a home that didn't sell.
This is just more smoke and mirrors designed by entities who have no real estate transaction experience.  
The frustration imposed on consumers and listing agents and buyer's agents resembles the infamous "water torture" process.

"Well, they never use it so it comes as is". 
What does that mean??  Seems to mean, "They never use it.  So you, the buyers, shouldn't use it either."  Further, when you sell, you should advise future buyers that they "shouldn't use it either".When a home inspector uses the word "UNSAFE", it's is a call to action for agents to proceed with extreme caution.
Further, the word "UNSAFE" raises the property defect to the level of "MATERIAL".

Over the years, I've obtained and let lapse many designations.  The only title that has any meaning to me is BROKER.
Further, I believe that transaction experience is the best training for any agent.
I can't count the agents with a string of designations after their name who provide very poor client service.

This type of "PUSH marketing" has been a source of annoyance since it became popular with some agents back in the mid-late 1990s.

The very word "FORECLOSURE" is magic to many home buyers.
The word "foreclosure" is far too often interpreted by prospective home buyers as "a deal", which anyone looking for one (a deal) will believe.

Bank owned properties for sale can, indeed, be a "deal".  However, the value of the "deal" depends on how much sweat equity a home buyer is willing to invest.
These homes are generally priced for condition.  As sweat equity is invested and condition imporves, value increases.

The past winter is the 3rd year in a row that I did not lose electricity in stormy weathr.  Loudoun County and the State of Virginia have vigorous programs ongoing to remove hazardous tree limbs from overhead power lines. 
The reason is evident as I drive the Loudoun County roads.

I got a survey request from the Federal Reserve Bank of Richmond in my morning mail.  They probably obtained the mail list from the Virginia Board of Realtors since that's where the survey was announced.  The Virginia Board of Realtors distributes interesting news via e-mail. 
I found the questions interesting and make the selections from multiple choice list as requested.

GET REAL WITH YOUR PRICING INDEED. 
Perhaps a few owners will once they understand the market.
Then there are owners who, even though they have the financial ability to close, will NOT price to market because they can't accept the fact that they are going to "lose money".
I met with an owner last evening who "can't sell for. . . . ."   Fact is, they "could" but won't.  
Sadly, their present listing is at least $65K over market. 
Not going to sell and if it did, it wouldn't appraise.

Sadly, Fannie Mae has fallen into the "Poll Trap".
Polls do not make for sound consumer financial decisions.  Wasn't that the force behind the McMansions??  "Keeping up with the Joneses" was deadly.
We already have national government policy by poll.
I'd hate to see consumers make financial decisions by polls.

Except perhaps. . . . .  Why are 95% of new home buyers in my area going directly to the builder???
About 3 weeks ago, I toured a new model from a favorite builder and there were over 200 consumer groups, singles, couples touring the model that Saturday.
I spoke with the builders representative the next day.  Only 7 of those touring the model home in Saturday were accompanied by agents.  One was with me. 
Why?  Why?  Why??

BROKER PARTY TO THE CONTRACT????

1.  Neither a buyer nor seller can make a broker a party to a contract.
2.  Our contract already includes INSTRUCTION TO TITLE COMPANY to pay brokers pursuant to the agreements between the parties and their respective brokers.
3.  In many states, a lien cannot be "placed" on a real estate title without a prior judicial order.
This is just so much stuff and nonsense.

Let the family pet do his job and don't present a threat to the house or family.  Strangers entering a home for sale may be considered a THREAT to many dogs.

Because I can qualify for price, I don't require a "pre-qualification by a loan officer" before taking a out to see a few homes for sale.
That said,  I will want a "credit review" sooner rather than later.

I have never, for the life of me, witnessed a serious home buyer influenced by staging.  Over-done staging is often a barrier for buyers.

It's a lot more complicated than a simple financial comparison.
Think about the RENT WHAT, WHY RENT, RENT WHERE, and so much more.
My experience is that the final costs of home ownership is little known by prospective home buyers.  They have no experience with a leaking roof, a refrigerator that suddenly isn't cold, water penetration in the basement, etc.
YET THEY BUY.  Why???
1.  The love of HOME is, IMO, the #1 motivator for first time home buyers.  Memories of the family home is a strong motivator.

How would you have answered that 10 years ago, 5 years ago, TODAY???
I hate to be the Grinch here but, when the question of future value comes up with agents, buyers, sellers, etc., agents need to exercise extreme caution.
In 2005-2006, the best answer would have been, "Your guess is as good as mine."
The RISK associated with giving opinions about future value is extreme. 
Buyers, sellers and especially first time home buyers often considers us "experts", especially when so many agents make that claim in their advertising.

249 days on the market.  About 4.5 months from contract to close.  Those are real.  This is what buyers and selling agents need to anticipate.
We usually see, "Short Sale closes in 30 days".  Does anyone believe those claims???

Home for sale advertisements in the MLS have the required data such as Rooms, Utilities, Price, etc., but rarely is there adequate disclosure about home owner repairs, home owner remodeling details, foundation modifications, major repairs of defects, etc. that may cause a buyer to experience severe financial loss after closing.
