AGENTS:  TAKE THE BLINDERS OFF and listen to what the caller is saying.  It might save you a lot of time.
Caller:  "I'm a first time home buyer."
Translation:  "I'M LOOKING FOR SOME FREE MONEY."
"Agent:   Where are you interested in buying a home?  Do you know what price range you're qualified to buy?
Translation:  "DO YOU REALIZE THAT YOU WILL HAVE TO BUY A HOME TO GET FREE MONEY?"
I have found that determining their motivation up front may save the prospective buyers and the hapless agent a lot of time.

first time home buyers: ARE THEY FIRST TIME HOME BUYERS? Or, ARE THEY FIRST TIME HOME LOOKERS??? - 02/20/10 07:06 AM
HOW MANY ARE FIRST TIME BUYERS AND HOW MANY ARE FIRST TIME LOOKERS???
More hypotheticals from the NAR.  2010 is the year of the First Time Home Buyer???  The same prediction could have been written last year or the year before.
Inspired by a post by Joe & Lynn Schnurr
Folks who believe that they can predict the future and present a rosy picture for the real estate market will likely be disappointed.
Seems to me that they were wrong last year and the year before.  Where are the market facts that make 2010 any different???   What do the prognosticators understand … (33 comments)

first time home buyers: FINDING DIAMONDS IN THE SAND. OR, FINDING READY BUYERS IN THE CROWDS OF FENCE SITTERS. - 04/17/08 07:45 AM
WHO IS BUYING A HOME TODAY?  There are several types of home buyers actively looking for real estate today.  Knowing who they are will help agents target their time and advertising money to viable market areas.  IT ISN'T THE 1980S ANY MORE.  The days of personal promotion for agents are over.  Just touting your own personal experience isn't going to impress home buyers who have the benefit of a wealth of real estate information at their fingertips, thanks to the Internet.  Many home buyers today believe that they have all of the information they need from the thousands of "how to … (25 comments)

first time home buyers: HOW TO HANDLE THE "AGENT TELEPHONE INTERVIEW" - 01/04/07 10:07 AM
THE AGENT TELEPHONE INTERVIEW - SETTING THE STAGE FOR A BUYER / AGENT RELATIONSHIP
How you handle prospective home buyers who are "interviewing agents" by phone can set the stage for a relationship between a buyer and an agent.  Buyers mistakenly believe that they can tell a good agent through a telephone interview.  This impression has been conveyed as a result of buyers reading real estate advice columnists.  Fact is, buyers don't know how to interview agents.  They just think they do.  The advice columnists often tell them to "interview three buyer's agents".  I often think, "Why three?  Why not two … (25 comments)
