THIS ADVICE FOR NEW AGENTS ONLY!  Most productive and experienced agents have developed a style of communication with buyers and sellers that works for them.   
When I say "give the buyers or sellers "something to chew on", I mean PRESENT THE CONTRACT OFFER OR COUNTER OFFER in person, in writing and always, always first prepare a NET SHEET for that buyer or seller. 
FACT:  A buyer or seller doesn't know what they don't know.
FACT:  A buyer or seller will always focus on the price included in an offer to buy or sell.

I'm such a cinic.I'm so jaded.I'm so paranoid.
I expected the least and a more commercial complicated advertiser centric page.

There is more focus on the actual posts we add there and a new view of the photos, with a selection of photo.

Single Family Homes in Leesburg SOLD for 98% of the list price in January 2012.When the Seller's Subsidy is factored into the SOLD price, homes sold for 97% of the list price.
The lowest priced sale was for $220,000 - a 49 year old Rambler on 1/3 acre, a home owner sale (not short sale or foreclosure).
The highest priced sale was for $1,450,000 - a 6 year old Colonial luxury home on 1/4 acre in a water oriented golf course community (not short sale or foreclosure).

SCHOOL CALENDAR FOR LOUDOUN COUNTY VIRGINIA PUBLIC SCHOOLS.
PUBLIC SCHOOLS IN SOME AREAS ARE ALREADY OPEN AND CHILDREN ARE IN ATTENDANCE.  Loudoun County attendance schedules are determined by law and have traditionally had opening day the day following Labor Day, first Monday of September.  This year, due to a waiver, schools will open on August 29, 2011.  This early opening schedule permits for an earlier last day of school.

LOUDOUN COUNTY AND VIRGINIA DEPARTMENT OF TRANSPORTATION ANNOUNCEMENT ON BRIDGES The Virginia Department Of Transportation has recently inspected bridges in Loudoun County and made the public announcement that the bridges are safe.  Bridge over Goose Creek on Dulles Greenway
Nine bridges in Loudoun County are defined as "structurally deficient", but according to VDOT, the bridges that are open are safe for driving.  Five of the nine defined a structurally deficient have been determined to be "functionally obsolete", defined by AAA as requiring significant maintenance and repair to remain in service.

200 Year Old Fences Still Work in the Loudoun County Countryside.  You can learn a lot about an area just by looking at the fences in the country side.  On a tour of homes yesterday, I was detoured through the countryside from Aldie to Purcellville.  A bridge wasout and that caused a detour of an extra 15 miles or so.  I can thank the downed bridge for taking me through an area of Northern Virginia that I hadn't visited for some time.  What struck me the most was the fences and how they frame the homes, the fields and the roads.One … (11 comments)

SELLING NEW HOMES SHOULD BE FUNI love selling new homes.  I've loved to sell new homes since I've been selling real estate.  Back in the hard times of late 1980s to about 1994, new home sales accounted for about 50% of my sales.  I helped buyer get rid of the condos and town homes with no equity and sold them new homes financed through their savings.  Their existing homes had no equity and we just "made them go away" to assumption buyer sales advertised in the Washington Post.  As long as the buyers were working with me as their agent on … (13 comments)
