Why NOT Do A Final Walk-Through? 
Seems to me that, if an action is important enough to be included in the Contract of Sale, it's important enough to be performed and taken seriously by buyers, sellers and the agents involved. 

HAVE A LIST OF THINGS TO TEST OR OBSERVE.
We have a real estate board approved form that lists all items that should be examined or tested.

I WANT TO SELL MY HOME NOW, not after I have spent weeks or months and $Hundreds or $Thousands of $Dollars getting it ready.
My home is ready to sell now.  Granted, it may not sell for top $dollar, but it WILL SELL in it's present condition if it's priced right for location, price and CONDITION.
Sure, it may make things easier for the listing agent if the home has recently been redecorated.
Sure, it may give some business to a staging company to come in, advise and prepare my home to sell for top dollar.

HOW TO DEAL WITH LISTING PUFFERY.
Amy describes what we see in so many listings, PUFFERY.  The photos don't always tell the story.  Being the trusting souls that we are, even the most experienced (jaded) real estate agent tends to believe what our fellow agents write in MLS Listing Reports.  Why would they lie when we're going to see the property???
I have concluded that these AGENT REMARKS are not intended for agents at all.  The listing agents know that the IDX only shows PUBLIC REMARKS and they rely on direct contacts from consumers to sell their listings.
