real estate: SOME ADVICE FOR NEW AGENTS - GIVE THE BUYERS OR SELLERS SOMETHING TO "CHEW ON". - 03/24/12 06:47 AM
THIS ADVICE FOR NEW AGENTS ONLY! Most productive and experienced agents have developed a style of communication with buyers and sellers that works for them. When I say "give the buyers or sellers "something to chew on", I mean PRESENT THE CONTRACT OFFER OR COUNTER OFFER in person, in writing and always, always first prepare a NET SHEET for that buyer or seller. FACT: A buyer or seller doesn't know what they don't know. FACT: A buyer or seller will always focus on the price included in an offer to buy or sell. FACT: The most important piece of information about

real estate: SELLING REAL ESTATE IS LIKE PERFORMING AT THE IMPROV! - 10/23/08 03:04 PM
REPUBLISHED BY LENN. An interesting post today by Angela Lucaj , "Acting Classes?". reminded me of something I wrote back on January 1, 2007. Enjoy. * * * * * HOW WE ANSWER A BUYER'S QUESTIONS MAY DETERMINE WHETHER OR NOT WE SELL THAT HOUSE, or ANY HOUSE.You've been out with a nice family for the past 3 weeks, every Saturday and Sunday from mid-morning until dark. The buyers are hard working, need to buy a home and you've reached a point where there is nothing left to see in their price range. You and the buyers are now touring their favorite house for

real estate: I DON'T DO RENTALS. YOU CAN'T MAKE ME. YOU CAN'T SHAME ME INTO HANDLING RENTALS! - 10/10/08 09:27 AM
INSPIRED BY A POST THIS A.M. REPRIMANDING AGENTS FOR NOT TAKING A RENTAL REFERRAL. NO APOLIGIES: I am a real estate broker/owner of a "for profit" company. I am not a public service organization with a government grant. I have many years of experience. I prioritize my business focus based on the market and profitibility. There is no profit in rentals. Rentals are a "LOSS LEADER" offered by listing companies. The problem is not that most agents who have any experience or business do not want to handle rentals. The problem is that they are asked to handle rentals. By

real estate: LENN HAD AN EPIPHANY TODAY, ALL WE HAVE TO DO IS GET RID OF CHICKEN LITTLE - 11/07/07 06:55 PM
IT'S NOVEMBER, TRADITIONALLY ONE OF THE WORST MONTHS FOR REAL ESTATE SALES. We all know that to be fact. Over the years, many sellers take their home off market and wait for the Spring "home buying season". Listing agents would often recommend taking a home off market because with the holidays coming, they knew that access might be difficult with sellers (and agents) busy shopping, decorating, traveling, entertaining, hosting house guests, and the many exciting things that many folks do in the weeks between mid-November and the first week in January. Thanksgiving is the start of the slow season for real

real estate: DISINTERMEDIATION IN THE REAL ESTATE INDUSTRY. BE CAREFUL WHAT YOU ASK FOR - 10/24/07 05:33 PM
WHAT IS THE FUTURE OF THE REAL ESTATE BROKERAGE MODEL, Agent Centric or Information Centric? H A R D C O R E R E A L E S T A T E T A L K - PART III recently wrote about the similarities between the decline of the airline industry and the efforts of the government to do the same thing to the real estate industry by forcing us, through government intervention, to change our real estate brokerages from "Agent Centric" models to "Information Centric" models. The comments to that post have my mind swirling with additional thoughts about

THE GOVERNMENT KILLED THE AIRLINE INDUSTRY AND NOW THEY'RE TRYING TO KILL THE REAL ESTATE INDUSTRY, all in the name of "competition" for the consumer by changing our brokerage models from one of "Agent Centric" to one of "Information Centric". Are we going to be in the business of real estate brokerage

real estate: NEW HOMES IN LOUDOUN COUNTY VIRGINIA, WHY I LOVE TO SELL THEM. - 09/28/07 03:13 PM
SHOWING NEW HOMES IS LIKE LISTENING TO A BEETHOVAN SYMPHONY. There is beauty in every stick, every brick and every room. Together they make a home. The structure of the home is beautiful long before the walls are added. The bricks and mortar add beauty and mass. The roof gives us protection and shelter. Sticks and bricks and stones are like the notes in a symphony. The wood frame of a house resemble the pipes of a Pipe Organ and they also make music. EVERY NEW HOME HAS IT'S OWN MELODY AND THEY PLAY TO HOME BUYERS AND THEIR AGENT. Building a new home is like writing

real estate: JIM CRAMER, REAL ESTATE, THE STOCK MARKET, and SOME PERSPECTIVE - 09/28/07 07:50 AM
Good ole Jim. . . Cramer, that is, said on the Today Show again, and CNBC, that folks should not buy real estate because "If you buy real estate today, you will lose money". I'm surprised that his statement got the attention it gets because, of course, there is more to his statement that that one sentence. If he meant that if you buy today and try to sell quickly, you WILL lose money and, of course, that is absolutely right. Let's get some perspective. Jim Cramer is in the BUSINESS of trading equities, not real estate. FACT: If you buy real estate today, you will lose

real estate: WHY I DON'T TAKE BUYER REFERRALS FROM LENDERS - A CONTRARY VIEW - 08/04/07 06:29 AM
WARNING: HARD CORE REAL ESTATE AHEAD This is a post I probably don't really want featured. I'm inspired to write about one of the ugly sides of our business when the relationship between lenders and real estate agents is less than "arms length". The question is "Should buyer's agents accept buyer referrals from loan officers?" I say NO. I DO NOT ACCEPT BUYER REFERRALS FROM LOAN OFFICERS. I do refer buyers to loan officers. If I am assisting a buyer with existing homes, they are probably going to meet their loan officer through me. In fact, I've referred a few buyers to ActiveRain member loan officers. One

real estate: Shhhhh. 200,000 POINTS IS NOT "HARD CORE" REAL ESTATE STUFF. NOT A PEEP FROM ME. - 07/14/07 08:52 PM
Randy Prothero asked me to talk about some of my experiences throughout my first 200,000 points on Active Rain. I'm happy to. Folks participate in Active Rain for many reasons. For me, it's all in a day's work.Points matter to me. The point system of Active Rain is sheer genius. For some of us, the thought of a reward at the end of a post is what made Pavlov famous. But, the thought of a Gold Star reward for a thoughtful, informative or entertaining post is like unwrapping a Godiva Gold Box. The comments from Active Rain friends is like dessert.

real estate: TOURING THE LOUDOUN COUNTY VIRGINIA COUNTRYSIDE - FENCE BY FENCE - 07/10/07 01:24 PM
200 Year Old Fences Still Work in the Loudoun County Countryside. You can learn a lot about an area just by looking at the fences in the country side. On a tour of homes yesterday, I was detoured through the countryside from Aldie to Purcellville. A bridge wasout and that caused a detour of an extra 15 miles or so. I can thank the downed bridge for taking me through an area of Northern Virginia that I hadn't visited for some time. What struck me the most was the fences and how they frame the homes, the fields and the roads. One

real estate: HEY, NEW HOME BUILDERS - DON'T MAKE AGENTS JUMP THROUGH HOOPS TO SELL YOUR HOMES - 06/19/07 06:31 PM
SELLING NEW HOMES SHOULD BE FUNI love selling new homes. I've loved to sell new homes since I've been selling real estate. Back in the hard times of late 1980s to about 1994, new home sales accounted for about 50% of my sales. I helped buyer get rid of the condos and town homes with no equity and sold them new homes financed through their savings. Their existing homes had no equity and we just "made them go away" to assumption buyer sales advertised in the Washington Post. As long as the buyers were working with me as their agent on

real estate: NEGOTIATING REAL ESTATE PURCHASE CONTRACTS - GET YOUR DUCKS IN A ROW BEFORE YOU WRITE, THEN WRITE IT. - 06/16/07 05:03 PM
OPPORTUNITIES ARE EVERYWHERE FOR SAVVY HOME BUYERS. GET YOUR DUCKS IN A ROW AND GO FOR IT. THE SELLER JUST MAY BE WAITING FOR YOUR OFFER.MAKE AN OFFER - HOMES ON THE MARKET FOR MORE THAN 90 DAYS OFTEN JUST NEED AN OFFER.Owners are reluctant to disclose their bottom line in the MLS. At the same time, buyers are often reluctant to go through the process of making a written offer when the amount they would pay for a home is significantly lower than the asking price. DON'T BE AFRAID TO MAKE OFFERS. If you find a home that is listed
