That, housing and consumer confidence are what the Wall Street Journal yesterday considered to be the bright spots in the U.S. economy.
 
SO WHAT IS NEW ABOUT THAT????
 
Not a thing.  Housing has been the economic engine that drives our economy for as long as I can remember or at least as long as I've had an interest in watching the economic condition in the country.

Chaos is the opposite of opportunity. 
Chaos wastes time and saps energy.
Chaos is the result of too much power or influence in the hands of those with little to no experience. 
Chaos is simply evidence of poor management.
Accepting chaos as inevitable is only a way of avoiding responsibility to manage events.
Just ask yourself, which would you prefer - a smooth transaction or one with one problem after another (chaos)????

ARE YOU LICENSED??? 
I've learned to ask that question when I get a call from someone looking for "a lot of investment properties".  
Don't know why they're calling me.  They want to know "what I have".
This just isn't a market for bottom fishing for portfolios of investment or distressed properties.  I think they're lost.
The conversation ends when I ask "Are you licensed?"
They're "finders".  I suppose if they luck onto an agent with a few distrssed properties, they'll get busy trolling for buyers.

THIS ADVICE FOR NEW AGENTS ONLY!  Most productive and experienced agents have developed a style of communication with buyers and sellers that works for them.   
When I say "give the buyers or sellers "something to chew on", I mean PRESENT THE CONTRACT OFFER OR COUNTER OFFER in person, in writing and always, always first prepare a NET SHEET for that buyer or seller. 
FACT:  A buyer or seller doesn't know what they don't know.
FACT:  A buyer or seller will always focus on the price included in an offer to buy or sell.

Good ole Jim. . .  Cramer, that is, said on the Today Show again, and CNBC, that folks should not buy real estate because "If you buy real estate today, you will lose money".
I'm surprised that his statement got the attention it gets because, of course, there is more to his statement that that one sentence.  If he meant that if you buy today and try to sell quickly, you WILL lose money and, of course, that is absolutely right.  Let's get some perspective.

This is a post I probably don't really want featured.  I'm inspired to write about one of the ugly sides of our business when the relationship between lenders and real estate agents is less than "arms length".  The question is "Should buyer's agents accept buyer referrals from loan officers?"  I say NO.

200 Year Old Fences Still Work in the Loudoun County Countryside.  You can learn a lot about an area just by looking at the fences in the country side.  On a tour of homes yesterday, I was detoured through the countryside from Aldie to Purcellville.  A bridge wasout and that caused a detour of an extra 15 miles or so.  I can thank the downed bridge for taking me through an area of Northern Virginia that I hadn't visited for some time.  What struck me the most was the fences and how they frame the homes, the fields and the roads.One … (11 comments)
