real estate agents: My First Foray Into The World Of Real Estate - 04/30/14 07:42 AM

Nick's First Real Estate Adventure Is Priceless.  Recommended reading for sure!!
Who among us did not have a few "FIRST TIME ADVENTURES IN REAL ESTATE"??  I know I did.
My first Contract of Sale, goodness what a mess, full of White-Out, a definite NO-NO.
My first Settlement Meeting.  HA!  Remember when the Settlement Attorneys wrote the HUD-1 in pencil with erasers until they got them right???
Pre-Approve a home buyer??  HA!  It took a good 2-3 weeks for a loan officer to get a copy of a credit report.  In fact, for a couple of years in the early to mid … (6 comments)

real estate agents: Are you an "Agent"? Or, are you a Broker? Or, are you both?? - 12/08/13 02:15 AM
Agent?  Broker?  To consumers, it's a difference with no meaning.  To licensees, in most states, it has real meaning.
I don't really care what home buyers call me, as long as they call.
Unless or until consumers attend real estate school, the matter of what we are is all inside jargon.
I have had quite a few customers and clients (See?  I now the difference.) ask "what's the difference?"  I tell them and they respect the title Broker probably for the first time.  Knowing that we must have additional education, training and experience to simply qualify for the broker's test does … (17 comments)

real estate agents: REAL ESTATE CUSTOMS IN SOME AREAS ARE OFTEN "JUST DIFFERENT". - 08/08/13 09:46 PM
REAL ESTATE CUSTOMS IN SOME AREAS ARE . . . . Well, they're just different.
Inspired by an interesting post today by James Dray, One sell lost.
James' post reminded me of many of the men and women I met while growing up.  The location was North Carolina where I spent summers at my grandparents' farm, but could have been almost any rural area in the country.
From time to time we encounter a real estate practitioner who "Marches To The Beat Of A Different Drum".
I chuckled when I read James Drey's post about a listing agent who … (11 comments)

CHARLIE DRESDEN - SKIING CHAMPION - FISHERMAN - PHOTOGRAPHY - Just your average real estate broker!  HA!
Who says real estate agents and brokers are all work and no play??
The life of most real estate agents and brokers is not easy.  Running a real estate business is hard work.  Only folks who are willing and able to work hard are likely to succeed.
That personality type is also typical of folks who PLAY HARD.  It's that competitive spirit, the drive to succeed and the enjoyment of winning that drives many of us.
Charlie is a wonderful example of a champion … (8 comments)

real estate agents: THE REAL ESTATE INDUSTRY OFFERS STRUCTURE AND OPPORTUNITY FOR A "START-UP BUSINESS" OWNER. - 09/07/10 12:17 AM
THE REAL ESTATE INDUSTRY OFFERS STRUCTURE AND OPPORTUNITY.
A thought provoking post this morning by Leslie Ebersole addresses a subject near and often not so dear to many real estate agents and brokers, entry level standards and opportunity.  At least that is what it said to me.  See:  If This Was Easy, Our Wives Could Do It
Leslie compares the opportunities for women offered by the real estate industry to other industries.  I believe that the real estate industry excels in opportunity for women.
Further, I don't see the "paying money to get to do the job" as a barrier.  The capital necessary … (59 comments)

real estate agents: WHAT IS YOUR REAL ESTATE "PERSONALITY". ARE YOU AGGRESSIVE? or, ARE YOU QUIET AND CONFIDENT?? - 08/31/10 07:37 AM
A REAL ESTATE AGENT'S PERSONALITY WILL BE REVEALED WHEN THEY ARE WORKING WITH BUYERS AND SELLERS.
Take a look at the two Skeet shooters below.  They seem to be doing the same thing, shooting at a target.  However, if you look closely, you'll see that their shooting style is quite different.
The gentleman on the left is exhibiting a "quiet shooting style" with a relaxed stance, a soft gun handling style.  This style shooter will often "call" for the bird with a low "PULL" call.
The gentleman on the right is exhibiting an "agressive shooting style" with a crouched approach, … (71 comments)

real estate agents: You Are A Hardworking Real Estate Agent, Broker, REALTORS But Folks Get Upset, Irritated With You. - 07/14/10 03:15 AM
ANDREW WRITES:   "Real estate buyers, sellers have sharp teeth."
HOW DO WE VIEW BUYERS AND SELLERS??  Are they customers, clients, prospects, names on a list, folks who pay our commissions or folks who take our time?  How the consumer views us is probably a reflection of how we as individual agents view them.
Considering our ability to make or break a real estate transaction, consumers have a right to be cautious.
And, well they should!!!  They entrust us, often strangers, with their home, their equity, their cash, their security, their life style and so much more to us and they expect a lot and … (4 comments)

real estate agents: LENN'S COLD HEARTED ADVICE TO FOLKS CONSIDERING ENTERING THE REAL ESTATE BUSINESS or HIRING A NEW LICENSEE. - 05/29/10 11:57 PM
LENN'S COLD HEARTED ADVICE TO FOLKS CONSIDERING ENTERING THE REAL ESTATE BUSINESS or HIRING A NEW LICENSEE.
"I WANT TO HELP PEOPLE".
If that is the motivation for going to real estate school, getting a license and then practicing real estate brokerage, please don't even think about it because, sooner or later, when something goes wrong with a transaction or buyer or seller, the first words will be,
"BUT I JUST WANTED TO HELP".
Which, of course, doesn't help at all.
We see many ActiveRain posts about why a person would want to enter the real estate business.  Many are well founded … (157 comments)

real estate agents: HIDDEN CLUES IN ACTIVERAIN POSTS OFTEN SAY MORE THAN THE WRITER PROBABLY INTENDED. - 12/22/09 10:10 PM

A PRICELESS GEM AMONG MANY COLORFUL BEADS on ACTIVERAIN.
C-Tann-Starr writes about - - - C writes about almost anything from the "wee ones" in her household, to the many attractions in her beloved NY and occasionally even about real estate matters.
BTW, "C" is for Carolyn.
Today I found a jewel among the plain old beads I read on ActiveRain.
Writing about - actually, I'm never really quite sure about what, I noticed the sentence below that exhibited a standard of service that warmed my heart. .
"We will chat about my situational Santa ethics later. The fact of the matter is … (84 comments)

real estate agents: JUST WHAT IS IT THAT REAL ESTATE LICENSEES DO?? Part I. - 11/16/09 07:52 AM
JUST WHAT IS IT THAT REAL ESTATE LICENSEES DO??  Part I.
"YOUR MISSION, SHOULD YOU CHOOSE TO ACCEPT IT . . . "  is to manage the orderly transfer of real property from a seller to a buyer.  The average consumer doesn't understand a fraction of what we do to help them accomplish their goal.
SELLERS.  Home sellers are presented a simple-to-complex marketing plan by listing agents prior to listing the property for sale.  The listing agent promises to perform a series of showing, advertising activities geared to receiving contract offers.
BUYERS.  Buyers are assisted in their home search by agent(s) who … (84 comments)

real estate agents: SATISFIED WITH "LETTING THINGS HAPPEN"? . . . BEING SATISFIED MEANS BEING LEFT BEHIND. - 11/10/09 10:17 PM
JUST BE SATISFIED??
I read a blog post this a.m. written by a thoughtful ActiveRain member that sent a mixed message to me.
Adrienne Deans relates her experiences with leaving one brokerage for another in her question to grow her business and reach a higher level of achievement.  Sadly, her former broker's message to her was that she should "be satisfied" with her present position and that she should simply "let things happen naturally".
Sorry to disappoint, but, in the real estate business, things don't "happen naturally".
HAVE A PLAN AND FOLLOW IT.  Things are made to happen by real estate practitioners … (102 comments)

REALTORS, LENDERS and OTHER ACTIVERAIN MEMBERS. . . WHO ARE WE AND WHY ARE WE HERE?  PROFILE OF A CROSS SECTION OF FOLKS IN THE REAL ESTATE INDUSTRY.
THINGS THAT ARE PRICELESS ON ACTIVERAIN.  Inspired by Mike Jones and the photos posted by ActiveRain members by request of Mike Jones in his article, 1980 Business Card Photo Challenge... Who's Brave Enough?
"Who am I and what am I doing here?"  Admiral James Stockdale, 1992.
THINGS THAT ARE PRICELESS.  That quote is one of the more enjoyable memories of the Ross Perot presidential campaign.   For folks too young to remember, or care, Admiral Stockdale … (27 comments)

real estate agents: EVOLVE OR BECOME EXTINCT - DON'T BE A TROGLODYTE. THE REAL ESTATE INDUSTRY IS EVOLVING, ARE YOU?? - 10/06/09 10:30 AM
EVOLVE OR BECOME EXTINCT - DON'T BE A TROGLODYTE.  THE REAL ESTATE INDUSTRY IS EVOLVING, ARE YOU??
The only place one can see the mighty Cave Beast is on a remote wall in some cave in Western France.  Or, on the wall over Lenn's computer.  This painting is a daily reminder to me that - - I evolve or I become extinct.

THE BUSINESS IS CHANGING.  ARE YOU?  Fortunately, we as practitioners of real estate sales, mortgage lending, home inspection or closing officers are sentient beings and not Paleolithic animal art.  We are in business as individuals who have the capacity … (82 comments)

real estate agents: THERE IS DIGNITY IN ALL HONEST WORK. - 06/05/09 11:16 PM
Inspired by Carol Culkins spirited defense of agents who, in this difficult time for real estate practitioners, take jobs at Starbucks or waiting tables that some would consider demeaning.
There is dignity in all work.  Let's make one thing perfectly clear, there is no job that is demeaning.
Further, I don't recall any criticism of agents who take jobs part or full time for necessary income.  What I do recall are comments questioning the easy licensing as a real estate agent and the fierce recruiting for these agents by brokers who benefit financially from the sales these novice agents who may bring in … (160 comments)

real estate agents: PLANNING FOR 2009. AGENTS AND BROKERS, THE TIME IS NOW. OR, BE LEFT IN THE DUST. - 09/28/08 07:58 AM
AS TIME GOES ON, I BELIEVE THAT THE INTERNET WILL PLAY AN EVER LARGER ROLE IN THE BUSINESS PLANS FOR SUCCESSFUL REAL ESTATE AGENTS AND REAL ESTATE BROKERS.
WHAT DO YOU HAVE PLANNED FOR 2009?
In 1994, my then broker asked "What's new with you Lenn?"  I said "I'm thinking of going on the Internet."  He responded with, "What's the Internet?"
In June 1995, the original version of Homefinders.com went live.
In 1995, I told folks that the Internet would change the world.  No one believed me and thought I had taken leave of my senses.
By December 1995, the Internet was my sole source for … (131 comments)

real estate agents: WHY WE NEED MORE REAL ESTATE AGENTS IN POLITICS - 01/08/08 04:12 AM
NO!  REAL ESTATE AGENTS ARE NOT LIKE WASHINGTON POLITICIANS.  HOWEVER, SOME PARTS OF OUR JOB DESCRIPTION IS SIMILARWashington Politicians must campaign for the opportunity to represent citizens.  Washington Politicians have to sell themselves to the voters.Real estate agents campaign for the opportunity to represent buyers or sellers.  Real estate agents also must sell ourselves to our clients.  THAT'S ABOUT WHERE THE SIMILARITIES ENDWashington Politicians receive free contributions of huge amounts of money to finance their campaigns.Real estate agents finance their campaigns from savings, income stream, loans and their credit cards.Washington Politicians are paid an annual income whether or not they sponsor worthwhile legislation.Washington Politicians remain in office whether or not … (23 comments)

THE GOVERNMENT KILLED THE AIRLINE INDUSTRY AND NOW THEY'RE TRYING TO KILL THE REAL ESTATE INDUSTRY, all in the name of "competition" for the consumer by changing our brokerage models from one of "Agent Centric" to one of "Information Centric".
