TRY AS WE MAY TO GIVE SOME LIFE TO IT, THE REAL ESTATE MARKET IN MANY AREAS ACROSS THE COUNTRY IS MORIBUND.
Inspired by George Souto's  post exploring the eal estate recovery. 
Rates were comparable in about 2004,2005,2005 and home prices were about 30-40% higher.  Consumers couldn't wait to take advantage of the low interest rates.  They didn't care what the price of the home was, they outbid each other with abandon.  What they saw was 15% a year appreciation and a way to leverage their way into a home they'd never been able to buy … (12 comments)

WHAT THE AMERICAN HOME BUYING CONSUMER NEEDS IS HYPER-LOCAL INFORMATION!
HOW IS THE REAL ESTATE MARKET?  An interesting article this a.m. by Max Boehmer comparing the Case Shiller and the Federal Home Finance Agency focuses on the problem many of us have on a daily basis:  Is that statement fact or opinion.  Of course, when an index or statistical report is published in the national media, it will convey a sense of "authority".   However, those authorities may be quite misleading when an agent gets the question "HOW IS THE REAL ESTATE MARKET?"

My mind pondered this perpetual (at least for the past 4 years) question for answers.

A.  Depends on whom you ask. 
Ask real estate agents, brokers, or lenders and their answer will be a firm and resounding. . . .   "MAYBE".

I seem to recall reading somewhere about 3 months ago that the administration was forecasting growth in of the U.S. economy of 4%.  Since that time, I've read the same predictions from several "authoritive sources".  Whenever I see such a prediction, I can merely say to myself. .  how???

FACT:  Home prices are not likely to increase significantly for many years.

FACT:  The percentage of Americans renting is growing.

Charles MacDonald proposes logical reasons why we're seeing multiple offers for the first time in some years.  Charles' reasons are logical and, no doubt, well though out by experienced observations. 
But, is it really that simple?  Noooooo!!!

REAL ESTATE AGENTS AND BROKERS NEED TO GET A GRIP ON REALITY AND LEARN THE FACTS ABOUT THE HOUSING INDUSTRY IS IN RECESSION.  BY ALL LOCAL AND NATIONAL NEWS REPORTS, IT IS REAL. 
A recent opinion based survey conducted by INMAN on December 1st shows that I am not alone in my opinion that the recovery from this housing industry recession may take several years.

The stock market ain't pretty this a.m, BUT, I hear some good news. 
Heard on CNBC this a.m.:  Shipping rates have fallen by as much as 40%.  Why is that good news?  It says to me that the U.S. economy is still the market to which the world looks for business.  When the U.S. market slows, the world responds. 
This week, I heard a spokesman for a foreign government state that the United States is in decline and will soon not be important to the world financial or business markets.  I cringed when I heard it.  I didn't believe it, but … (51 comments)
