virginia real estate: BUYING A "FOR SALE BY OWNER" IN VIRGINIA. DOES A CONSUMER NEED A BUYER'S AGENT? - 12/25/08 08:55 AM
NORTHERN VIRGINIA BUYERS NEED TO KNOW THE FACTS WHEN BUYING REAL ESTATE. Inspired by Scott Daniels' post about a consumer who purchased a FSBO without using the services of a buyer's agent. FACT: Virginia is a "caveat emptor" state. "Let the buyer beware", the ancient axiom that dictates that the consumer must protect themselves against being cheated. WHAT SHOULD SELLERS TELL BUYERS ABOUT THE PROPERTY? Virginia is a caveat emptor (buyer beware) state. This means it is up to the buyer to inspect the property carefully to determine if it is suitable for his needs. The seller is under no duty

The Importance of Home Maintenance, Issue # 2, On Site Sewage Systems. Areas in MD and Northern VA with large areas with septic systems. Generally, septic drain fields require about 1/4 acre of land. In addition to that, the septic tank and drain field will have to be a minimum distance from the house, usually about 50 feet. If there is a well, it will also have to be a minimum distance from the septic system. So, for home buyers seeking lots on which to build homes, unless the lot is within the city or town public sewer system, the lot

virginia real estate: WHAT'S HAPPENING TO THE MARKETS? TELL US SOMETHING GOOD!! - 01/18/08 04:40 PM
Good Grief!! Listening to the news just isn't any fun any more. That said, I'm going to stick my neck out and venture a look at the economy. This isn't my forte, so be gentle. Stocks are down - that's bad.Bonds are up - that's bad.Real estate is down - that's bad.Insurance is down - that's bad. The stock market is in the tank and if anyone believes it isn't going to get worse, well, they must be bridge shopping. Worse, the bond market is now also in the tank. Seems that the underwriters that insure these babies while they're

virginia real estate: MARYLAND AND VIRGINIA REAL ESTATE, INVESTOR CALLS INCREASING - 10/13/07 11:17 AM
Prices are down about 5-10% in our market. A few pockets are showing price increases, but on very reduced number of sales. A market with a 2.5% increase in prices year to year, but with only 75% of the number of sales, is not necessarily a healthy market. The national and local news reports about foreclosures in Maryland and Virginia are encouraging investor buyers back into the market. These homes need to sell and investors are usually the buyers with cash to make repairs and get the homes back on the market for home owner occupant buyers. Home owner occupants can benefit greatly by

virginia real estate: GET YOUR BUYER OUT TO BUY A NEW HOME TOMORROW - 24 HOURS OF OPPORTUNITY REMAIN - 09/15/07 05:18 PM
THE K-HOVANIAN 72 HOUR SALE IS FOR REAL. I'm sure many ActiveRain folks heard radio ads or saw TV ads, mostly interviews with Ara Hovanian over the past couple of days about the "72 Hour Sale" of K-Hovanian homes. THIS THING IS FOR REAL. Why are they doing it" Who knows? Who cares? I'm not looking for ulterior motives. I'm just getting a good home at a very good price for some very good buyers. I sold one today in Loudoun County and I have one very happy couple. Since I follow this builder's location and prices in my area, I could

virginia real estate: REAL ESTATE SECRETS THE AGENT MAY NOT TELL YOU - 09/06/07 03:20 PM
WHAT A REAL ESTATE PROFESSIONAL MAY NOT TELL YOU CAN BE DANGEROUS TO YOUR HOME BUYING HEALTH.Sound serious?? We hope so. The important thing is for us to get your attention before you hit the road with a real estate agent that may not be working in your best interest. Consider the following:Secret: Dark roofs often do not last as long as light colored roofs. Further, light roofs reduce air conditioning costs by reflecting sunlight. Your home inspector will estimate the remaining expected life of the roof as a part of the home inspection. Secret: Attics were meant for ventilation. If you

virginia real estate: WHAT'S THE MATTER WITH THE MORTGAGE MARKET? - VIEWS OF A CONTRARIAN - CHAPTER 4 - 09/02/07 04:03 PM
THE CONTINUING SAGA OF THE REAL ESTATE AND MORTGAGE INDUSTRY IS CAPTIVATING. If you're new to ActiveRain or just getting back from vacation, we've had some very lively and enlightening conversations about these matters. We watch the pathetic efforts of the government to stop the hemorage in the GDP and then we watch the spin and blame game from all sides. It's better than watching Jack Bauer try to stop a terrorists when every other person in the country appears to be one. Whom can we trust to tell us the real truth? The Fed?, the President?, the Congressional oversight committee

virginia real estate: BUY A NEW HOME AND WE'LL BUY YOUR OLD ONE, Sound Too Good To Be True? - 07/04/07 01:03 PM
WHAT'S A CONTINGENCY REMOVAL GUARANTY? An Active Rain member asked "Why do buying contingencies not work there? I wrote that they "seldom work here" but didn't say why. You've seen the advertisements in the local newspapers on the real estate pages on Friday or Saturday""We'll Buy Your Home If We Can't Sell It"or"Buy A New Home From Dream Builders And We'll Buy Your Old Home, GUARANTEED"That's what we call a "Contingency Removal Guarantee". The process is simple. 1. You sign a contract with the builder for new construction. 2. You give the builder a 5-10% deposit, which is non-refundable, as are most new home

virginia real estate: SOLD HOME PRICE COMPARISON FOR HOMES IN NORTHERN VIRGINIA FOR 2006 - 2007 - 04/30/07 01:52 PM
RELOCATING TO NORTHERN VIRGINIA? It's often difficult for relocating home buyers to "picture" the different residential areas of Northern Virginia. Important price differences are influenced primarily by commuting distance to Washington, D.C., the High Tech area in Loudoun County; Military bases in Quantico, Ft. Belvoir, Dahlgren, transportation alternatives and popularity of public schools. The above map represents the market area for HOMEFINDERS.COM brokerage helping home buyers in Northern Virginia real estate. SOLD prices for the years 2006 to 2007 show that there is little price change in this very stable real estate market. Click links below for individual county maps and demographic information. virginia real estate: REAL ESTATE NEWS FOR MARYLAND AND NORTHERN VIRGINIA - 03/05/07 06:24 AM
COMPARISON OF SINGLE FAMILY DETACHED HOMES SOLD IN MD AND VA IN 2007 AND 2006Some RAINERS will think that the information below falls under the category of "useless information". However, I firmly believe that "the facts will set you free". With facts under our hats, we can plan and prepare for the real estate market whether it's going up or down. We've been reading a lot of information from NAR and various economists, real estate writers and reporters who look at the big picture. I believe in drilling down to the little picture, individual data that, when compiled, give us the

virginia real estate: SELLING REAL ESTATE IS LIKE PERFORMING AT THE IMPROV ! - 01/20/07 02:50 PM
HOW WE ANSWER A BUYER'S QUESTIONS MAY DETERMINE WHETHER OR NOT WE SELL THAT HOUSE, or ANY HOUSE.You've been out with a nice family for the past 3 weeks, every Saturday and Sunday from mid-morning until dark. The buyers are hard working, need to buy a home and you've reached a point where there is nothing left to see in their price range. You and the buyers are now touring their favorite house for the second time. Mom and Dad love the house. The children love the house and have already selected their bedrooms, always a good sign. The house meets all of their
