florida: Tampa MLS Real Estate Activity For Week Ending 3/2/07 - 03/03/07 05:55 PM
One week’s activity doesn’t make a trend. But looking back at the last month or so, the state of residential real estate in Tampa has remained fairly stable with respect to supply and demand.

The number of active listings in the City of Tampa has not changed much over the last 7 days, nor has the number of pending listings, or listings under contract to be sold.

With respect to buyer activity, 157 listings have gone under contract in the last week alone. Here are some statistics on what the happy sellers have to offer:

Not much to report this Friday regarding any changes in the state of the Tampa residential real estate market. The number of listings available for sale in Tampa increased slightly, along with an increase of the number of properties under contract pending a closing. Simply stated, demand has kept pace with supply over the last 7 days.
However there is mostly an optimistic view from individuals in the business currently. I have spoken with lenders, Realtors, title agents and home inspectors over the last few days and all are reporting an increase in activity and all had a relatively positive … (0 comments)

florida: Tampa Homes For Sale Inventory Swells Yet Again - 02/09/07 08:18 AM
As it usually does this time of year, the number of homes for sale in Tampa is on the rise. However, the difference between the number of homes on the market, and the number of homes under contract continues to swell as well. Many homes are being listed for sale currently as we begin to enter the busy spring and summer seasons in which home buyers are more active.

The chart above clearly shows the trend of increasing supply (listings) and the trend of demand (pendings) remaining relatively flat.

After a few weeks of double digit gains, the supply of residential properties for sale in Tampa remained stable this week. As of this morning there are 7748 active properties listed for sale in the City of Tampa. Demand has not changed much with respect to the amount of homes under contract as this number has remained stable as well.

The trend of increasing supply of Tampa homes for sale continues as we enter the second half of January, 2007. After the inventory of homes for sale stabilized somewhat in October of 2006, the sellers are making a substantial push, widening the gap between homes under contract and homes looking for a buyer.

The Wall Street Journal is reporting that speculative buying played a major role in the recent run-up of real estate prices in Florida, especially southwest Florida. Ya think?

Marketing a listing on the web continues to become more involved as new listing systems are debuted and begin competing for home buyers’ eyes. The latest to debut is the “Point 2 NLS“, or national listing service. Point2 is company that specializes in websites for real estate agents. The company offers a free standard website for agents and listings entered on the Point2 sites are shared across a number of other home search sites.

December was the best month for home sales in Tampa since August. Home sales in Tampa reached 836 units in December of ‘06, up from 723 in the previous month. Home sales peaked in August for the second half of 2006 at 899.
Data used is from the Mid-Florida Regional MLS and includes all property types in the City of Tampa.

florida: Tampa Bay Condos Attract Buyers By Using An Inexorable Force - 12/27/06 05:25 PM

As I was heading to a pre-closing inspection of a new townhome this morning I happened upon the sign in the photo above. What could this possibly mean? Who was responsible and why did they need to post this sign here?

I find that many condo buyers, whether they are first timers or not, often do not understand the differences in condominium ownership as compared to fee simple ownership. The two types are quite different and prospective buyers of condominiums should fully understand the issues involved in ownership.

The word condominium is a combination of Latin words meaning together (con) property (dominium). As we approach the end of the 2006 and with the holiday season upon us, the supply and demand of residential real estate in Tampa remains flat. The number of active listings as well as the number of pending listings has not changed much since mid-October when these numbers began to flatten out.
New listings, of course, had been on the rise steadily through the first 3 quarters of the year, while the number of listings with buyers under contract has fallen steadily since mid-April. As far as supply and demand goes, conditions are pretty stable.

In our current buyers’ market we know that price reductions are common and most buyers don’t expect to offer or purchase a home at the full list price. The University of Florida’s Center For Real Estate Studies’ 4th quarter survey of the real estate market is now available online. This survey had 183 respondents (brokers, appraisers, lenders, developers) and the summary is one of ongoing pessimism for Florida residential properties.
One notable statistic is that the amount of respondents who believe single family home prices will continue a decline has risen to 47%, up from 24% back in July. And 81% of respondents feel that single family home prices will either decline or at least lag the rate of inflation.

I recently had a prospective client ask me to list his home for sale. During our initial conversation he noted that his mother had recently passed away in the home and that she was discovered by a visiting relative.
Sellers are required to disclose anything that will materially affect the value of the real property. So is this something he needs to disclose? For the third quarter of 2006, sales of existing single family homes were down by 34% as compared to Q3 of 2005. Furthermore, the median price statewide remained about the same as it was for the third quarter of 2005.
However, the median price of a Florida condo did decline by 3% with sales down by 41% for Q3. florida: Tampa Listings Inventory Remains Flat - 11/17/06 11:13 AM
The amount of available residential listings in Tampa continues to remain steady, a trend that began back in early October of 2006. Since April, the listings inventory had been on a fairly rapid climb, while the number of listings going under contract had been falling.
These numbers began to stabilize in early October and have remained fairly flat since then. There was a slight downward tick in the number of listings available in Tampa as compared to a week ago.
As of this morning there are 7547 residential properties listed in Tampa with another 1682 listings under contract and pending closing.
