mls: Listings Lost In MLS Misinformation - 04/16/07 04:23 PM
While doing some research recently I did a MLS search where the property type = “Single Family Home”. In the results was a condominium. Whomever entered the data for the property had submitted it as a single family home.
So anyone looking for a condo, whether an it’s an agent on the MLS or a prospective buyer on Realtor.com, would miss out on that particular condo. It was lost in the virtual world of MLS misinformation.

Marketing a listing on the web continues to become more involved as new listing systems are debuted and begin competing for home buyers’ eyes. The latest to debut is the “Point 2 NLS“, or national listing service. Point2 is company that specializes in websites for real estate agents. The company offers a free standard website for agents and listings entered on the Point2 sites are shared across a number of other home search sites.
My brokerage firm, Keller Williams Realty, recently debuted the new “KWLS” or Keller Williams Listing Service for Keller Williams agents. KW plans to use this listing data … (34 comments)

This morning’s e-mail had this question from a visitor to one of our websites:
The contract with my realtor expires on Jan 20. I’m looking for another realty company; why should I choose Keller Williams?….
These inquiries always make me suspect and so I go to The Realtor Code of Ethics to make sure I handle this appropriately. So a quick scan of The Code leads me to an adequate answer:

mls: No More Buyers, No More Sellers Of Tampa Homes - 12/15/06 08:54 AM
 
As we approach the end of the 2006 and with the holiday season upon us, the supply and demand of residential real estate in Tampa remains flat. The number of active listings as well as the number of pending listings has not changed much since mid-October when these numbers began to flatten out.
New listings, of course, had been on the rise steadily through the first 3 quarters of the year, while the number of listings with buyers under contract has fallen steadily since mid-April. As far as supply and demand goes, conditions are pretty stable.

mls: Big Discounts On Luxury Homes In Tampa - 12/12/06 11:57 AM
In our current buyers’ market we know that price reductions are common and most buyers don’t expect to offer or purchase a home at the full list price. Very few homes are selling at 100% of list price. Buyers sense no competing bids and are thus inclined to come in with a very low opening offer. Some buyers are finding motivated sellers and these buyers are getting big price reductions and many of the homes are some of the higher priced.

mls: How Ethical Are “Junk” Listings? - 12/11/06 10:28 AM
Now that just about every real estate broker and agent has a website, there are many “virtual” listings out there that are no longer on the market but have not been removed or updated as sold, leased, withdrawn, expired, etc. Many of these listings I imagine are left out there as lead-generators. “Oh, I’m sorry, that one is no longer available but we’ve got plenty of others to sell you.”
These “junk listings” can provide many leads for agents but, it’s a bait and switch tactic that does a disservice to the consumer as well as other agents. I get … (5 comments)
