Since last week at this time the number of Tampa homes for sale has crept slightly upwards while the number of homes under contract remains stable and flat. This is a snapshot view of the market. Data used is from the Mid-Florida Regional MLS for city = Tampa. All brokers/agents included. But hey, 141 lucky Tampa home sellers did find a buyer to agree to terms with them. The Multiple Listing Service, or “MLS” contains a wealth of data that reflects the current Tampa real estate market conditions. As members, we can set up what is known as a “hotsheet”. While doing some research recently I did a MLS search where the property type = “Single Family Home”. In the results was a condominium. Whomever entered the data for the property had submitted it as a single family home. So anyone looking for a condo, whether an it’s an agent on the MLS or a prospective buyer on Realtor.com, would miss out on that particular condo. A few months ago we posted the first of what will be an occasional look at what's going on in the Channelside District with respect to the many new condos and lofts for sale. At that time there were 115 active listings of residential condos and lofts on the Mid-Florida Regional MLS. Some of the new buildings are now almost completed and the closings are beginning. Looking to buy residential real estate in Tampa? Well, you’ve got more choices than ever! The number of brokered listings of properties in Tampa continues to rise, pushing 8400 as of this morning. That’s right. There are 8398 active listings in the City of Tampa today, over 1000 more than we saw at the beginning of this year. What about sales? Well, in the first 15 days of March 2006, there were 524 units sold in Tampa. We’ve seen 242 properties sold, same period, this year. But 154 properties did go under contract in the past 7 days. As much I keep expecting to see more sales activity for homes in the City of Tampa, it just ain’t happening. At least it’s not being reflected in the number of pending listings on the MLS. Pending listings are those that are under contract, or those that have found someone who wants them at an agreed upon price. It doesn’t mean it’s a done deal or “sold”, but it’s a start. There is certainly more buyer activity in the way of e-mail inquiries, phone calls, showings, etc., but those buyers are still taking their time for the most part. And

The number of homes listed for sale in Tampa crept slightly upwards this week, while the number of pending contracts followed suit. Not much to report this Friday regarding any changes in the state of the Tampa residential real estate market. The number of listings available for sale in Tampa increased slightly, along with an increase of the number of properties under contract pending a closing. However, the difference between the number of homes on the market, and the number of homes under contract continues to swell as well. The Wall Street Journal is reporting that speculative buying played a major role in the recent run-up of real estate prices in Florida, especially southwest Florida. Ya think? Marketing a listing on the web continues to become more involved as new listing systems are debuted and begin competing for home buyers’ eyes. The latest to debut is the “Point 2 NLS“, or national listing service. Point2 is company that specializes in websites for real estate agents. The company offers a free standard website for agents and listings entered on the Point2 sites are shared across a number of other home search sites. December was the best month for home sales in Tampa since August. Home sales in Tampa reached 836 units in December of ‘06, up from 723 in the previous month. Home sales peaked in August for the second half of 2006 at 899. Data used is from the Mid-Florida Regional MLS and includes all property types in the City of Tampa. As I was heading to a pre-closing inspection of a new townhome this morning I happened upon the sign in the photo above. What could this possibly mean? Who was responsible and why did they need to post this sign here? So off I went to get the definition of “suck”.
