I cannot imagine Thanksgiving is next week and it is time for all of us to take time to express our thankfulness to each one and other. A Heartbreaking story - Shaniya Davis but a wake up call to me and hopefully... to you!

I was on my way to closing when I first heard about the missing girl Shaniya Davis from the radio and I just felt maybe their parents were battling the custody of this 5 year old girl. Until I watch the news and read through the video and I found out the true story behind was way more complicated than I imagined. I was saddened and truly heartbreaking after I read more and especially when I saw the picture of Shaniya with her kidnapper in the motel. I could not forget her face since then. I could not imagine how this beautiful 5 year old girl could end her short, trageical life without truly tasted the beauty of live and someone ended her life and dumped her body in a rural area. I can pretend this was just another tradegy which I hear everyday and I can conitnue to mind my own business, showing houses and go to closing and turn my head away ...but not this time. I follow my heart and form a group to stop child trafficking in our country last night cause I really think we as a society need to face the problem and if we just pass the burden to the government and you will hear the same story again and again.

We had 200 volunteers to search for Shaniya's body and they did not say let the police do their job and we can sit back and just wait and see what happen. It is a wake up call for me personally and how about you?

I am not asking you stop working full time and I will still work full time, I will still take care my familiy and mind my own business but I will expect myself a little bit more...this time. You may think I am too navie and wasting my time and I do think I am wasting my time but I made a decision that I will use some of my time to Stop Children Trafficking and eventually maybe our effort and our voices can be heard by our government and they will do something seriously! But I know if we sit down and do nothing and this is not going to happen.

I don't know Shaniya Davis personally but I truly wish she will rest in peace and if you like to know more about the group and interested to help and please email me.

How can you take advantage the new tax credit before it is gone??

We all knew the $8000 first time home buyer credit was extended and if you are existing home owners and owned the house for the past 5 years, you are qualified for $6500 as long as you did not make more than $125K and $225 for joint filers.

So, let's find out how this new credit will affect you as a (1) Trade-up home buyers, (2) Downsized home buyers and (3) Real estate investors.

First, if you are waiting to trade up your existing homes and like to make a home purchase in order to take advantages the $6500 tax credit. You will need to consider how to do with your existing homes. Do you need to sell it or rent it out? Do you need the equity from your existing home in order to put at least 20% down so you don't need to pay the PMI (Private Mortgage Insurance). If so, you may want talk to several mortage brokers how you can draw the equity line from your primary residence so you don't need to sell the house but still able to put down 20% down. However, if you decide to sell and I will suggest you to have an entrusted real estate advisor to help you to do a Comp analysis and order an apprasial and wallk you through from staging and maketing cause the competition that the sellers faced today are way more complicated than 2 years ago. I already heard a couple stories that even the seller and buyers agreed on the final purchase price but the apprasial came back and short $20K and the seller had to reduce the price in order to close the property. So, right now is defintely a buyer's market and seller if you don't want to handle 2 properties and want to get rid the old house, had a realtor you can trust and sit down and explore all the options. I recommends some of my trade up home buyers to rent their house instead of selling right the way if the rent can cover the monthly payment. But everyone is different and so talked to your entrusted real estate advisor and see which investment strategies work the best for you and your family.

Secondly,for those planning to downsize their home and you will defintely want to get rid the big house cause you like to save everything from annaul property tax, home insurance, utilities and I will recommend you sell the big one cause if your goal is to simply to save as much as possible. You want to buy a smaller one and get the $6500 as a bonus from the government! Of course, if you don't want to sell your big house but you know you are planning to sell it eventually and you may want to retain a property managment company to handle all the tenant showing, screening, eviction...e.t.c in case you want to wait until the market picks up.

I will share with you next time how the (3) Real Estate Investors can take advantage the home buyers credit....

First time home buyers credit $8000 extended by Senate and new $6500 credit..

If you are currently homeowners and owned your homes at least 5 years would be eligible for tax credits up to $6500. The credit is good for purchase your principal homes costing $800K or less and would be phased out if you made more than $125K or $225K for joint filers.

Senate voted on Wendesday to extend First-time homebuyers tax credits of and expand the tax credit to includebuyers who already own homes.

In my opinion, the home buyers credit extend to existing home owners defintely a good idea cause the $8000 credits actually helped a lot of my first time home buyers to pay for their closing cost and to digest most the starter homes and foreclosured homes inventories priced under $250K in our area. But we have a high inventories which are priced $315K or up and so I can see once the $6500 credit approved by the house and will have a positive impact and to reduce those range. But you will need to meet the time limit and income limit in order to get the $6500.

To qualify for the tax credit, you will need to sign a purchase agreement by April 30, 2010, and close by June 30, 2010. Anyway, it defintely a good news to a lot of existing home buyers and I can see a lot of my buyers will able to take advantage the $6500 tax credit and is defintely one step forward to stabilize the existing housing market! I can see the housing recovery is right at the corner....

Anyway, it is not final until it is passed by the House but will defintely keep you update and talk more how you can take advantage the $6500 credit if you want to trade up your current homes.

Closing postphoned by H1N1 swine flu??

I had a closing last Friday and my buyers were able to get the loan processed and closed in 2.5 weeks! So, my buyer could close the house 2 weeks earlier than the scheduled closing. Anyway, when my buyer and I sat on the closing table and the closing attorney came in and told us the seller who already moved to another state forgot to sign the one of the documents and so we had to wait until Monday.

Today, I called the closing attorney office and want to find out if the seller signed the paper and Fedex to the closing attorney and the answer was the seller's son had H1N1 flu and cannot go out. My buyer need to wait a couple more days until the seller can go out and mail the paper back to the closing attorney. I know H1N1 is affecting all of us but this is the first time I felt the threat of H1N1.....

Hope all our fellow realtors eat well, stay healthy and prepare to fight the H1N1 attack....

North Carolina is the Best place in the U.S. for Corporate's New Data Center

According to a new report from Tishman Technologies by LocalTechwire - North Carolina is the best place in the U.S. for a company to locate a new data center.

The New York company notes that the U.S. is the second best country in the global market for data centers due to a variety of factors. Iceland is ranked first.

North Carolina - is ranked first ahead of Tennessee.

Ronald Bowman, Jr., author of "The Green Guide to Power: Thinking Outside the Grid" and "Business Continuity Planning: A Strategic Implementation Guide," wrote the report.

"There is an overwhelming shift in the business world today to build data centers in the most economically efficient locations in the world because the means and technology to do so exist now more than ever before, and the economic pressures to keep operating costs contained are formidable," Bowman pointed out.

"The amount and reliability of outside plant (OSP) infrastructure (power, water, and fiber) to support Mission Critical Facilities remains the main geographic determinant, however, specific user-generated drivers will vary somewhat for each individual owner."

Iceland ranked first due to low energy costs and free cooling, Bowman said.

The U.S. ranked second for low energy costs, favorable labor and fiber optics. North Carolina ranked No.1 among the nation.

-Stiefel laboratories was acquired by GlaxoSmithKline has announced it will shutter its 200-plus employee operation in Duluth, Ga and relocate to RTP next year and GSK employs about 4,000 people in its U.S. headquarters in Research Triangle Park.

- AAIPharma Inc a clinical research organization that was based in Wilmington, has changed its name to ZeeCRO and moved its corporate headquarters to Cary.

-Raleigh has the 28th lowest uninsured rate among the nation's 70 largest cities, according to new data from the U.S. Census Bureau with 16.73 percent of its population not covered by health insurance.

-North Carolina tied with Arizona and Washington as the sixth most popular states in the nation when it comes to where people want to live, according to a Harris Interactive poll.

-People in the Triangle made more money, with fewer living in poverty, last year despite the worst economic conditions in decades, according to data released Tuesday by the U.S. Census Bureau

I spent my whole morning to deposit lots of check for my company, my clients, the closing attorney and my investors and so I went to Captial Bank, Bank Of America. Wachovia, Suntrust Bank and I felt I can share my thought with you.

I can tell you I enjoyed the most when I went to Capital Bank cause they always had fresh cookies and coffee and tea or even hot chocolate ready for you. They also offer 4.01% on my checking account which you cannot bet their rates and their services.

Then, I had to deposit the earnest money check in the attorney trust account at Wachovia bank, which they still offer bottle of water and chips.

I drove to the Suntrust and then Bank of America...I had to tell you that I love Capital Bank the Best not because their cookies and coffee. It is the philosophy behind their business to treat you like their friends...always made you feel welcome!
