June 11, 2012 is the date FHA Up Front Mortgage Insurance Premiums (UFMIP) will be lowered for some borrowers applying for FHA Streamline Refinance Loans. ct fha mortgages: FHA Mortgage Rule Changes To Take Effect - CT FHA Mortgage Specialist - 03/29/10 12:48 PM
The Federal Housing Administration (FHA) announced new measures that will go into effect for borrowers next Monday, April 5.
Here's what they mean:
1) The upfront Mortgage Insurance Premium (MIP) will go from 1.75% to 2.25%.
2) Even though FHA's official FICO score minimum is less, borrowers need a score of 620 or higher to have a realistic chance of getting an FHA loan with a minimum 3.5% down payment.
3) The maximum seller contribution has been reduced from 6% to 3%. So FHA borrowers will now have to look better on paper and pay a little more upfront MIP.

As a reminder there are still many unanswered questions as they pertain to the new FHA Condominium Approval guidelines (ML09-46B and 09-46A).  HUD has not been forthcoming with guidance.  We continue to press them for answers.  Everyone must be patient.  This is not something that can be rushed.   We are all learning as we encounter  new questions each day.   None of us are experts at it because we cannot get the proper guidance from HUD.  I don't believe HUD  thought this through completely prior to implementing the changes (shocking, I know).   This is extremely frustrating but we will work through the … (0 comments)
