realtors: Are you asking for the Business? Increase sales by 20% or more! Just ask! - 09/15/07 02:08 PM
ASK FOR THE BUSINESS!!!
Every sales person would increase their sales 20 percent or more if they would just ask more often. So why don't they ask more often?
Most would say that the majority of sales personnel do not ask for the business because they are afraid of rejection. They do not want to hear the word no and be seen as a failure. The truth is that sales people are not afraid of failure-they are afraid of success. We know this because if they do not ask, then they are assured of failure.  How can you get any business when you … (11 comments)

realtors: Credit Crisis Cripples Markets - Safeguard Your Clients Today - 08/20/07 08:53 AM
  Credit Crisis Cripples Markets
Safeguard Your Clients Today
Just about 2 weeks ago, American Home Mortgage and its wholesale counterpart, American Brokers Conduit, became the latest casualties of the credit crisis. Last year, this company closed over $58 billion in home loans. Despite being, by all accounts, a well-run business, market conditions forced them to file for bankruptcy, leaving nearly $800 million in loans unable to close. Tens of thousands of borrowers have now been left without financing as a result of companies like this going under.
Clearly, with over 100 national lenders having now closed shop in the last eight months, … (0 comments)

realtors: Guideline Changes - Mortgage LO's and Realtors -->Please Read - I really think you will like this! - 08/16/07 07:23 PM
As we all know the guidelines in the mortgage industry are changing rapidly and we need to all stay on top of these changes as they can effect our closings and we don't want any surprises before closing or at the closing table.
I think you will find these guidelines to your liking. With all the negative stuff in the mortgage market this should be something to lighten up your take. Keep in mind these guidelines may have changed since I have gotten them and are not guaranteed accurate.

realtors: The cost of a night out at the ball park! Wow call a cop, I think I was robbed! Yankees Stadium Night Out - 08/01/07 09:08 AM
Last night was a great night to take in a ball game and what better place than Yankee Stadium? Maybe not....
My cousin called me Monday night and had tickets to last nights Yankees vs White Sox game, these tickets were no ordinary tickets, they were 5 rows behind home plate with a field level view and and up close and personal with the action. On a night where we were looking a possible tri-fecta in MLB history with A-Rod Going for Career Homer 500, Bonds Looking To Tie the all time Home Run Record and Tom Glavine Going For Career 300th … (6 comments)

realtors: Another Lender on it's way out? American Home Mortgage - 07/30/07 04:21 PM
Is American Home Mortgage Next?
I have been following this company for a few years, why?  Because I worked for them for over 3 years and I really loved the company, they were great to work for and had some excellent products. AHM had some outstanding technology and marketing systems. In a nutshell I thought AHM had it all.... I would have not left if it were not for the promises made by Wells Fargo to get me to join their company, they blew so much smoke it was not funny, after a few months of courtship and promises (unfilled) of the Great Name Wells … (5 comments)

realtors: Orbitz ---- Don't Trust them! Beware Of Orbitz and their False Advertising! - 07/15/07 02:42 PM
I wanted to share the nightmare I had with Orbitz this past week. I am on vacation in Florida and this all started last Tuesday night when as usual I check into a hotel at Bradley airport where I ALWAYS take advantage of their "Park and Fly" program. The "Park and Fly" makes it very easy to travel since I almost always take the first flight out in the morning, my wife and I check into the hotel the night before, get a wake up call, have a continental breakfast and they provide a shuttle to the airport all included for … (11 comments)

realtors: Mortgage rates - 07/02/07 08:04 AM
This week brings us the release of very few economic reports for the markets to digest. There are only three monthly reports scheduled for release that are likely to affect mortgage rates, but one of them is arguably the most influential single piece of data that we see each month. This is a shortened trading week with the markets closed Wednesday and an early bond market close Tuesday in observance of the Independence Day holiday. The first of the week's three reports is of fairly high importance to the bond market. The Institute of Supply Management (ISM) will release their manufacturing … (0 comments)

realtors: Bond Market /Rates - 06/29/07 10:30 AM
Friday's bond market has opened in positive territory following the release of weaker than expected economic news. The stock markets are currently showing gains with the Dow up 68 points and the Nasdaq up 13 points. The bond market is currently up 6/32, which should improve this morning's mortgage rates slightly. There were two reports released this morning. The first was the release of May's Personal Income and Outlays data. It showed that consumer income and spending both rose less than expected last month. Income rose 0.4% while spending rose 0.5%. Both were 0.2% below expectations, which is good news for the … (0 comments)

realtors: VA LAONS , Are your customers eligible? If so this is a great program with up to 100% Financing and No MI - 06/25/07 10:24 AM
VA Loans
VA guaranteed loans are made by lenders and guaranteed by the U.S. Department of Veteran Affairs (VA) to eligible veterans for the purchase of a home. The guaranty means the lender is protected against loss if you fail to repay the loan. In most cases, no down payment is required on a VA guaranteed loan and the borrower usually receives a lower interest rate than is ordinarily available with other loans.
Other benefits of a VA loan include:
Negotiable interest rate. 100% FinancingClosing costs comparable - and sometimes lower - than other financing types. No private mortgage insurance requirement. Right to … (3 comments)

realtors: Hang on for the roller coaster ride! What will rates do next week? - 06/22/07 09:07 PM
This weeks mortgage roller coaster ride ends with rates down slightly before the end of the day today but what's in store for next week? After watching cnn and msnbc  after the close of the market today there was mixed views. Most of the concerns were over the sub prime market that continues to crumble.
Here is an online article I read and it gave a good idea of what has happened this week and maybe what we can expect. I say hold on tight for another week of ups and downs.

realtors: Market Rate Watch - 06/21/07 11:51 AM
Thursday's bond market has opened in negative territory again despite stock market losses. The Dow is currently down 32 points while the Nasdaq has slipped 3 points. The bond market is currently down 5/32, which will likely push this morning's mortgage rates higher by approximately .250 of a discount point. Part of this increase comes as a result of weakness in bonds late yesterday. The Conference Board posted May's Leading Economic Indicators (LEI) late this morning, showing an increase of 0.3%. This was a little higher than forecasts, meaning that it predicts economic activity will be stronger than expected over the next … (1 comments)

realtors: Credit Repair Agencies - Increase your FICO Scores for better rates. - 06/18/07 12:21 PM
I wanted to do a little research and see if anyone here has used a "credit repair agency" in the past and if so what kind of results your experienced?
I was introduced to a guy last week Mark Dorman with Credit Restore Team and he really seemed to have a handle on the business. I took a look at how he does his business and was very impressed. The company seems to have a great tracking system to help keep you in the loop of what is happening throughout the process, you log in and you know what stage the customer … (4 comments)

realtors: What's Really Behind Higher Bond Yields - 06/17/07 09:31 PM
What's Really Behind Higher Bond Yields
Here's something you probably won't hear in the media: Last week's big surge in bond yields had nothing to do with inflation. Instead, it's the private equity boom that's fueling the rise in yields. Strange? Well, let me explain.
The perfect environment for private equity folks is low yields and low P/E ratios. As borrowing costs rise, the number of private equity deals naturally slows down. Although I don't believe that merger mania is over just yet, future deals will be more carefully scrutinized due to higher borrowing costs. Also, since Congress is talking about … (4 comments)

realtors: Great visual to help your clients understand homes still appreciating! - 06/17/07 09:19 PM
Great visual to help your clients understand homes still appreciating!  Now is a great time to be a home buyer. While homes may not be appreciating as much as over the past few years it's still a great investment. I don't see this news being told by the media, maybe they should start spreading the GOOD NEWS about home ownership?

realtors: It's a great time to buy a home! - 06/17/07 09:07 AM
Buyers this is a great market to buy a home!
People read and hear nothing but negative press on the housing market like; "Home Sales Are Slumping", "The Housing Market Is Slowing Down" which should be followed by " And It's A Great Time To Buy a Home!" How come we are not hearing or seeing that tag line?  You have to consider the sources, the news media are full of journalists not experts, they report statistics but are in no way experts in everything they report especially the housing market. As a professional Realtor you know your market inside and out and if … (0 comments)
