50,000 points! What a great way to end 2008.  I joined Active Rain in March 2008.  It was a long Active Rain road from Surprise, Arizona but I did it.  I subsribed to blogs, and made comments as time permitted.  I try to post once a week but have enjoyed reading postings from all of the bloggers that I subscibe to.  I learned about your families, business prospects, your political and religious beliefs and business ideas.  I've read your jokes, your positive words of encouragement and enjoyed your photography.  I feel enriched and blessed to have met you though this median.

Arizona License Law January 1, 2009 - 12/30/08 09:31 AM

In two days the new law will be in effect.  Don't wait until January 1, 2009. Which one you ask, the license plate law - A.R.S. 28-2354(B)  The new law requires that all vehicles traveling on Arizona roads MUST clearly display the state in which the car is licensed in. I was showing property yesterday and saw at least 1/3 of the cars on the road had the state covered.  It is unfortunate that many license plate holders cover the name of the state.  I saw alumni license plate holders, sports oriented license plate holders, dealership license plate holders, 800 numbers license plate holders … (5 comments)

The market has sure changed since I started selling real estate 4 years ago.  These ten points are accurate! 
I especially agree with number 9.  Buyers can qualify one day, and not qualify the next.  I seems that underwriting guidelines change case by case and on the fly.

Metro Valley Light Rail System is Ready to ROCK AND ROLL! - 12/26/08 05:59 PM
I had the opportunity today to observe the Arizona Maricopa County Valley Metro Light Rail system as they practiced the routes.  The Metro ROCKS! I can't wait to board it and ride it to Mesa.  I'll just park my car, get a good book out and hold on enjoying the ride!

FINALLY!  This is LONG awaited Metro Light Rail for all of the Arizona "Valley of the Sun Residents and Visitors"!  The Light Rail extention to the West Valley projected to extend to 79th Avenue and McDowell with an estimated completion date in the year 2019. The Northeast extension will run along SR-51 north to Paradise Valley mall area with projected completion in the year 2025. The Light Rail Glendale extension will travel to downtown Glendale with projected completion date of 2017.

This is Shareek, my little Pekingese. He was rescued from a shelter from a client of mine. My client could not take care of Shareek, so I brought him home. He gets along well with my dog (a spaniel) but hates people and  most other dogs. I was busy getting presents wrapped today and found him tangled within a bow and a ribbon.

Greeting Buyers During the Winter Holidays - 12/24/08 07:58 AM
Whether celebrating Christmas, Hanukah, Kwanzaa or Festivus, the smell of the winter holiday is in the air - everywhere!
I showed seven homes to prospective Sun City Grand buyers yesterday, three homes were occupied.  When I made the appointments, all three sellers asked me if they needed to leave while I showed their homes.  It was not necessary, it's too cold.  Yes, it was in the 60's today - certainly different from Chicago, Minnesota or Washington State but still cold for most people who live here year round.

I was just speechless last week when I received the telephone call. After 9 MONTHS - It's an Active Rain baby!  It's a baby of a listing! My FIRST Active Rain Referral! 
The referring agent found me on active rain.  I asked the referring agent how I was selected.  She said, first of all I have a CRS and I am an active rain member.
Active member?  What does it mean to be an active member of Active Rain?  Posting on a regular basis.  Commenting to posts.  Aligning yourself with other active rain members.   And most of all, positive non critical posts that provide value to the reader.

  Ohana in Hawaiian means family.  I took this picture at Trail Ridge Golf Course this morning in Sun City West. The ducks swam in unison with another, as though they were one big happy family. Makes me wonder if we can all get along as one big family.

I was driving home from Sun City West into Sun City Grand this evening using the west entrance from Grand Avenue. The sight of this dark cloud caught my attention. I as well as others pulled to the wayside to take a picture of the ominous cloud in the far distance.

This is a great FREE way to say thank you to our military.  Just go to this website,  (http://www.letssaythanks.com/), select a thank you card, Xerox will print it and it will be sent to a soldier that is currently serving in Iraq.  You can't determine exactly who will receive it, but it will go to a member of the armed services.

I live and work in the West Valley adult (45+) community of Sun City Grand.  There are just a few homes in Sun City Grand with walled backyards that do not require a monthly maintenance fee.  I live in such an area.  I built my home in this location instead of on the golf course because I like the privacy.  I guess it‘s also a cultural thing, being that I am from Hawaii and most of the homes in Hawaii have walls or fences.
