Via Paula Swayne Realtor- Land Park, East Sac & Curtis Park Homes Specialist (Windermere Dunnigan Realtors, Sacramento (916) 425-9715): You are down to two days before recording and the buyer of your listing decides that he wants $200 for a new fan...even though the old one works. You are out with friends and one of them doesn't include tip in their portion of the bill. You are threatened with a lawsuit if you don't delete a post. A friend borrows your car and returns it cluttered and out of gas. All of these things are more than frustrating. They are downright unfair. (2 comments)
Anger management - 03/30/09 10:33 PM
This is just a small glimpse at what agents see when showing lender owned or short sale properties. Via Jack Feldmann (Clayton Inspection Service, Inc.): I inspected a house today that must have had a few stories to tell (if it could talk). Lots of holes in walls and doors. A lot of broken glass in the back patio (broken bottles and dishes). But going into the kitchen stopped me in my tracks. The top of the cooktop was smashed to pieces. Now I have seen glass top cooktops that have had a tool dropped on them, and they pretty much just crack. (4 comments)
The annual spring Sun City Grand community-wide yard sale will be held on April 4, from 7am to noon at the Sonoran Plaza parking lot, 19753 N. Remington Drive, in Surprise, Arizona. Come search out the special treasures and bargains that you won't find in the mall. Looking for some great "stuff" to sell on ebay? Items on sale range from antiques, golf clubs, household items to zebras, everything from A to Z. Since this is one of the only venues in which Sun City Grand residents can have a garage or estate sale, over 200 residents will bring their wares and will be setting up booths at the annual sale. I have been showing lender owned properties to a client for almost a month. She wants to purchase an inexpensive bank owned home for her son. Until a few weeks ago, approximately 32% of the homes listed in Surprise were either in foreclosure or a short sale. On March 5, 2009, Business Week announced that Surprise Arizona was in the top ten zip codes with improved home sales. To be exact, Surprise was in the 8th position nation wide. My buyer has placed several full-price offers on lender owned properties. Her offers were either rejected or countered to best offer. Needless to say that my buyer became distressed when she could (6 comments)
I got an Active Rain referral today. It's been just about one year since I joined Active Rain, this is my second Active Rain referral. How did I do it? Simple. A few days ago, Katerina Gasset wrote a post entitled Your Active Rain Profile Link Tutorial in 3 Easy To Follow Steps! I just took the time to follow Katerina's 3 step tutorial. By the way, it is very fast and extremely easy. Today I received a telephone call from an Indiana Realtor. She was looking for someone to work with her long time client who is moving to Sun City Grand. I asked the (82 comments)
While taking pictures of my newest listing in Sun City Grand, my client took this picture of me. Interesting prospective when seeing myself in a bath tub with a tripod and camera. This Sun City Grand golf course home has incredible golf course views - even from the bathtub.
This week I received a Lifetime Membership award in the Presidents Round-table from the West Maricopa County Regional Association of REALTORS® (WeMAR). I received the lifetime award for three years of consistent top-producing sales volume. I also was awarded the 2008 Presidents Round-table award for Sales Excellence. WeMAR has over 2,000 active Realtor® members. Both awards were made possible by my 2008 sales volume, which is a direct result of my wonderful clients, who have continuously referred friends, family and acquaintances to me. I obtained my real estate license on December 15, 2004. My production levels has increased each year since. After the awards ceremony I was asked how did you (14 comments)

Arizona cactus blooms are spectacular this time of year. Sun City Grand residents and guests are frequently seen taking pictures of the colorful cactus flowers.
These pictures were taken in my neighbor's home in Sun City Grand. The cactus blooms were large and bountiful. The buds will probably open in a few days. Quite frequently photographers are seen with their tripods trying to capture the moment for posterity.

A few days ago I was asked when did the market start to slip in a specific west valley retirement community. It was relatively easy for me to immediately respond since I watch the market on a daily basis. In my market area, the first "tremor" occurred in June 2005, then the second "tremor" occurred in March 2007. I have been charting the daily Absorption Rate for real estate in Sun City Grand, Sun City West and Sun City Arizona daily since early 2005. Since the Absorption Rate is a snapshot in time, just watching it for a short period will not give you (9 comments)

Via Jim Frimmer, San Diego Mission Valley Realtor (Century 21 Award): The Stimulus Bill signed by President Obama recently provides a tax credit incentive for certain home buyers. If you're wanting to buy a home in San Diego County, I can help you work through the oftentimes burdensome buying process that both California and the federal government forces upon us, including the tax credit. Here are the highlights of the $8,000 tax credit from the Stimulus Bill: If the home you are buying is your first home, you are eligible for an $8,000 tax credit. Sun City Grand is an age restricted (45+) community located in Surprise, Arizona. There are approximately 9,800 homes in this upscale community with its 4 championship golf courses.
