You are down to two days before recording and the buyer of your listing decides that he wants $200 for a new fan...even though the old one works.  You are out with friends and one of them doesn't include tip in their portion of the bill.  You are threatened with a lawsuit if you don't delete a post.  A friend borrows your car and returns it cluttered and out of gas.

I inspected a house today that must have had a few stories to tell (if it could talk). Lots of holes in walls and doors. A lot of broken glass in the back patio (broken bottles and dishes).
But going into the kitchen stopped me in my tracks. The top of the cooktop was smashed to pieces. Now I have seen glass top cooktops that have had a tool dropped on them, and they pretty much just crack. … (4 comments)

I have been showing lender owned properties to a client for almost a month.  She wants to purchase an inexpensive bank owned home for her son. 
Until a few weeks ago, approximately 32% of the homes listed in Surprise were either in foreclosure or a short sale.  On March 5, 2009, Business Week announced that Surprise Arizona  was in the top ten zip codes with improved home sales.  To be exact, Surprise was in the 8th position nation wide.

Arizona cactus blooms are spectacular this time of year. Sun City Grand residents and guests are frequently seen taking pictures of the colorful cactus flowers.

 
These pictures were taken in my neighbor's home in Sun City Grand. The cactus blooms were large and bountiful.  The buds will probably open in a few days. Quite frequently photographers are seen with their tripods trying to capture the moment for posterity.

A few days ago I was asked when did the market start to slip in a specific west valley retirement community.  It was relatively easy for me to immediately respond since I watch the market on a daily basis. In my market area, the first "tremor" occurred in June 2005, then the second "tremor" occurred in March 2007. 
I have been charting the daily Absorption Rate for real estate in Sun City Grand, Sun City West and Sun City Arizona daily since early 2005.  Since the Absorption Rate is a snapshot in time, just watching it for a short period will not give you … (9 comments)

Tennis Grand Slam champion Billie Jean King will be hosting a national diabetes awareness photo exhibit entitled Be the Face of ChangeTM in Sun City Grand on March 13th.  The purpose of the event is to reveal one Sun City Grand resident who was chosen for a national campaign to raise Diabetes awareness.
